Getting into the development was a nightmare. Cars were backed up from the gate. Know one had a clue of what to do. There should be clear instructions on entering the development to prevent chaos.We arrived at 5:30 PM. They were still cleaning lady in the house.The walkway and steps were snow-covered and hard as ice. In our attempts to stay vertical while walking into the house, several people slipped on the ice and one fell. Thankfully, there were no injuries.Although the house was clean and spacious, and the beds were comfortable. We are upset to see that the Jacuzzi outside smelt like mold, and the water was cloudy. Needless to say, we didn’t use it, which was upsetting to the entire group.

Pros: lots to do nearby.Cons: The house itself needs some work. It would be a really great house if it were properly maintained, but there was paint peeling all around the windows, the kitchen sink faucet sprayed water all over the place. The exterior had gutters held on by tape and a lot more peeling. Some bedroom windows did not have curtains or blinds, so we had to get dressed in the bathroom.We were looking forward to using the hot tub and the fire place. Neither was in working order. The hot tub had dirty water in it that did not fully cover the jets, so water spewed when it was turned on. When we mentioned it, Danny, from guest services, told us the cleaner team said the hot tub was "clean and working fine". It wasn't. Also, the door code provided to us only worked on one of the door locks, and if someone had accidentally locked the door handle itself, we would have been locked out.We booked our stay several weeks before our trip and made it very clear we were bringing our two small dogs. We provided their vaccine records and paid for our stay. It wasn't until we were on the way to the house (about two hours before check-in) that someone called to tell us there was an additional pet fee that would be charged to the card on file.The line to scan into the community would get very backed up and take a long time just to get into the community. It was quite a hassle sometimes. The security required for entry to the community was difficult and time consuming.

Everything was great!Clean sheets and towels/washcloths prepared for everyone. Kitchen was stocked with kitchenware, cutlery, glassware etc. everything we needed. Tv's/wifi were easy to use. Hot tub was very relaxing along with the firepit. Tons of deer came right up to the house, great experiences! Can't wait to return!

We had a great weekend stay at the property. It was close to town and activities in the Delaware water gap. The hot tub and fire pit were great and there was lots of space for everyone to relax. Check in process took a bit of time but everything after that was smooth sailing.

We enjoyed our stay and would definitely return and recommend to others! The layout was exactly what we were hoping for to accommodate our family for a winter weekend getaway in the Poconos. We loved the large gathering spaces to watch tv, curl up by the fire, play games, eat and cook altogether. The rec space downstairs was great too for activities. There was even a high chair and pack and play provided. The sauna and hot tub were great to relax sore muscles after long days. There were plenty of beds and bathrooms. The third party management was a little difficult to get ahold of for forms to fill out for gated community but eventually resolved before our arrival. The hot water in master shower didn’t work but the other bathrooms were so nice and worked well that it wasn’t a huge problem for our stay. We liked that the house was fully stocked with thoughtful additions. We would recommend rugs by doors and salt on outside stairs for deck to help with snow and ice but driveway was well plowed. Thank you for a wonderful stay and hosting our family.

Nice place, absolutely insane check in process, non-responsive property owner

The place was nice, location was peaceful, check in was worse than TSA. The community asks for more personal information on all guests than they should have, there are extra forms they have you sign, a security check point you need to pass through to get in and you have to keep papers on you to get in or out of the community. Truly have never experienced anything like the over-the-top paranoid security of this community. On top of this, the property owner sent forms late and was completely unresponsive. They sent forms while we were traveling to the location and sent forms for our pet two days into the stay. It’s a nice place, but my advice would be to avoid the headache and stress and book elsewhere in the Poconos.

Disappointed

The house is great for a large party but poorly maintained and not clean. The most disappointing is the lack of communication from local host. We are leaving today and still have not heard from host (4 days). We had no heat in one room and no manuals on how to operate gas fireplaces or sauna so they did not get used. A QR code was supposed to be used but it did not work and there was a note on refrig, it was broken. We did try it.The stock kitchen had can openers that did not work, loose pot handles, and all pots that we used had to be rewashed and a broken kitchen chair. When we first arrived, the smoke alarm was chirping so we had to go get a new battery since I could get no response from host. It is a shame because again, the house is great for 12 people. Great space for large gatherings

There are not many places where my entire family can fit at the dinner table and be comfortable in a living room. This one definitely fits the bill. Very comfortable, never crowded.
