Rural charming cottage with caracter in the heart of Karsts vineyards

Decorated to reflect the rustic charm of a country-lifestyle, the house offers cosiness and plenty of comfort

The main building covering an area of 130 m2 is accessed through a green planted courtyard with an old stone well, a shady garden for leisure activities and a barbeque parties grill. The courtyard is encircled by a wall which makes it safe for children and pets.
The house has three bedrooms, two persons each; a living room on the upper storey where our guests can rest and watch TV. There is also a small study with a computer desk and a small library in the corner of the living room. Ground floor accommodates a dining room that also serves as a lounge and a fully equipped kitchen with a bred-baking stove and a masonry stove. There is a bathroom with shower and toilet on the ground floor and another toilet on the first floor. A sauna that may be either Finnish or steam is fitted on the ground floor. There are plenty of nicely arranged bike routes around. A natural science educational trail where you will be able to learn more about the nature of Karst and its phenomena loops around the village.

The house is located at an exceptional site for organizing shorter or longer excursions. At 30 minutes drive our guests will be able to visit: Lipica, Trieste, Koper, Gorica, Postojna. In one hour drive you can reach Ljubljana, Udine, Piran. In less than two hours you will be able to enjoy the beauties of Venice, of the So?a river, the Lake of Bled, large part of Istria...
At less than 20 km from the village you can enjoy the Sistiana beach resort, ride a horse or play golf (Lipica). Pedestrian and bike routes start from the village. In the vicinity, there are several world renowned caves (Postojna cave, Škocjan cave, Grotta Gigante). Adrenalin addicts may take pleasure in the beauties of the So?a river– rafting, canyoning, kayaking, parachuting, flying by plane or paragliding.

Wine lovers will find an exceptional place to discover the best Slovenian and Italian wines. Thanks to the vineyards that are grown all around the house we can drink Teran, a special sort of red wine which used to be taken as medicine. The Valley of Vipava and the Goriška Brda, some of the most prized regions in Slovenia, are not far from the village. At only 10 km from the village, in the neighboring Italy, lies the Village of Prosecco from which the distinguished sparkling wine originates. The famous dry Slovenian ham (Karst prosciutto) is being produced there, in the Karst region. Our guests will be able to visit several places on the Karst Plateau where this exquisite produce of this area is being cured. The vicinity of the Adriatic Sea guarantees that you will enjoy the taste of good fish and other seafood.

If you don't care for anything we are suggesting, you can simply stay at home, enjoy yourself relaxing in the courtyard or have a barbeque, prepare some jam from locally grown fruit or make preserves for the winter. You can talk to the neighbours and learn how they live and share with them a glass of Teran or home-made brandy.

Magnifique !

Voilà un gîte qui mérite d’être connus et promus ! Débarquant en famille (2 adultes, 3 enfants) dans ce coin de la Slovénie – pays inconnu pour nous – après un long trajet en voiture depuis la France, nous avons reçu un accueil formidable de Branko, le propriétaire du gîte. Outre des explications précises sur les équipements du gîte (en anglais), il nous a laissé des vivres, de quoi tenir une journée si nous n’avions pas le temps de faire des courses : pain, fromage, jambon, fruits, pâtes… Le gîte est très bien équipé avec des matériels de qualité. Il est spacieux et très agréable à vivre. Enfin, mentionnons l’extérieur qui est une invitation au repos de l’âme : terrain clos par un vieux mur de pierre, petite fontaine, magnifique puits du 19ème siècle, fleurs, pelouse partiellement ombragée par un grand arbre, chaises longues, douche extérieure et… des boules de pétanques ! Le gîte est très calme (environné de vignes) et nous avons pu réellement nous reposer. Beaucoup de sites sont à moins d’1h : grottes, côte Slovène, Ljubljana… Le Kras est une très belle région. Pour les courses : une supérette à 5mn et plusieurs supermarchés à 15-20mn (Sezana).

Das Haus war mit viel Liebe eingerichtet und wir haben uns sofort wohlgefühlt und wollten gar nicht mehr weg. On Top war, dass eine katzenfamilie mit drei Jungen dort war. Es war unbeschreiblich Idyllisch.

Ruhe genießen

Wer einen Aufenthalt in ländlicher Umgebung mit sehr viel Ruhe gesucht hat, ist hier genau richtig. Das Haus ist teilweise wie ein kleines Museum. Die Einrichtung und die üppige Deko pendeln zwischen Kitsch und geschmackvoll. Die in der Beschreibung angegebene Klimaanlage beschränkt sich auf eine Anlage im Flur in der oberen Etage. Der Garten ist sehr schön und gepflegt und hundesicher. Der Vermieter ist sehr nett. Er hat uns persönlich empfangen und war für uns jederzeit gut erreichbar. Ein zwischenzeitlich auftretendes Problem mit dem Internet hat er innerhalb kurzer Zeit beim Provider geklärt. Ein Touristenhotspot ist Pliskovica nicht. Im Ort gibt es keinerlei Einkaufsmöglichkeiten. Die findet man im 5 km entfernten Dutovlje oder in großem Stil in Sezana (13 km). Der Ort ist aber eine sehr gute Ausgangsbasis für kürzere und längere Ausflüge, z.B. Triest, Lipizza, Piran, Ljubljana, Udine, Venedig

Wonderful location & natural silence

We have enjoyed the house and it’s coziness. It offered a lot of space, but kept a very authentic and warm atmosphere. Also the environment offers many visit possibilities without overload of tourists.

Onder de notenboom

Zeer gastvrij ontvangen - Met liefde verbouwd familiehuis, ruim en met alles wat je nodig hebt. Het was erg warm maar het huis bleef behoorlijk koel. Een plek om tot rust te komen: Namiddagen onder de notenboom en op de balkons (geweldig uitzicht aan de voorzijde!) met een drankje en een boek. Het dorp heeft helaas geen winkel meer maar in twee dorpen in de omgeving zijn supermarkten. Prima uitgangspunt voor wandelingen, verkenning van grotten en - in Italië - Triëst. Wij hebben een heel fijne week gehad, met veel dank aan Branko.

Wunderbare Sommerferien im Rozinahouse

Wir verbrachten eine Woche in diesem wunderbaren alten Haus mit ortstypischem Charakter, das keine Wünsche offenlässt- großzügig, mit viel Platz, Zubehör und allem Komfort. Die Vermieter sind sehr nett und kümmerten sich um alles. Hier fühlt man sich als Gast sehr willkommen und sofort wie zu Hause. Das absolute Highlight des Hauses ist die offene Sommerküche mit Gasgrill! Sehr brauchbar waren Brankos Tipps zur Freizeitgestaltung- absolut empfehlenswert das Strandbad in Sistiana oder die leider nur am Wochenende geöffnete Gaststätte mit unglaublich guter Küche im Nachbarort Tomaj. 5 Sterne!

Geniales Ferienhaus

Wir haben uns sehr wohl in dem Haus gefühlt. Es war alles liebevoll eingerichtet. Wir wurden freundlich und kompetent empfangen. Es war alles vorhanden, was man sich wünschen konnte. Wir hatten zu 6 wunderbar Platz und vor allem auch der Garten war sehr schön. Sogar die Nachbarn waren aufgeschlossen und äußerst freundlich. Wir können die Unterkunft und auch die Gegend von Slowenien in jeden Fall weiterempfehlen.

Wohlfühlen im Karst

Für gestresste Großstädter ist Brankos Haus eine Oase der Ruhe. Wir waren 2 Wochen im Mai dort und haben uns sehr wohl gefühlt. Im Haus fehlt es an nichts, die Küche ist besonders gut ausgestattet. Das Haus ist geräumig und es bietet viele Rückzugspunkte. Würde man nicht wissen, dass Triest nur 20min entfernt liegt, man könnte sich einen sehr entfernten Tal wähnen. Und so ist das mit vielen Sehenswürdigkeiten - alle unter 1 Stunde entfernt: Udine, Triest, Piran, Cividale, Grado. Eigentlich kann man in jede Richtung fahren und entdeckt etwas. Den Hausberg bestiegen wir auch (Volnik / Monte Lanaro). Dort sollte man sich vor Zecken in Acht nehmen. Im Mai hatten wir stabiles Wetter und Hochsommer - alles perfekt und Dank an Branko und seine Frau für die freundliche Aufnahme und Betreuung.

I really wouldn't know what could be better, everything is perfect

Incredibly nice vacation home. Perfectly maintained. A nice and wellshaped garden. Very suitable for 6 persons. Modern equiped with wifi, a laptop, a very modern tv, a sauna. All the privacy someone can need. And apart from all the modern equipment: a very cosy en friendly house with much attention for details like cherrymotived decoration, all the possible kitchenequipment. Extremely hospitable owner. Very beautiful environment with caves, gorges with rivers for walking, possibilities for canyoning in an hour travel, Lubljana in a hour travelling, Venice in two hours travelling, Triest in 15 minutes. Excellent restaurant in the neighbourhood. Ideal for tourbiking ánd mountainbiking. A model for the paradise.

Wunderschönes Haus in einer tollen Umgebung

Wir waren mit unseren 4 Kindern im slowenischen Karst auf Urlaub. Wir wollten Natur- mit Kultururlaub kombinieren, was in dieser Gegend hervorragend möglich ist. So waren wir in einigen Tropfsteinhöhlen und in Lipica, aber auch im nahen Friaul, wo es Kulturstätten ohne Ende zu sehen gibt. Das Haus ist sehr gemütlich und heimelig und auch bei Hitze nicht stickig, noch dazu kühlt es auch in Sommernächten im Karst auf angenehme Schlaftemperatur herunter. Branko ist ein sehr aufmerksamer Vermieter, der sich auch zwischendurch meldet, ob alles ok ist. Einmal gab es ein Problem mit dem Tiolettenabfluss, da kam er sofort mit einem Handwerker, um es zu beheben. Sein Haus ist mit allen Details ausgestattet, die man für einen Urlaub mit einer großen Familie braucht: gute Betten, duftendes Bettzeug, überkomplette Küche, scharfe Messer ( besonders wichtig, wenn man selbst kocht), großer Esstisch und ganz viel Platz. Wir können das Quartier weiterempfehlen!

Ein sehr schönes idyllisches Haus in einer wunderschönen Umgebung

angenehmer Aufenthalt in schöner Lage

Das Objekt hat uns auf Grund seiner Lage und der Ausstattung gut gefallen. Leute mit einen leichten Schlaf sollten bedenken, dass ein Haus mit großem Holzanteil auch entsprechende Geräusche macht. Unseren zwei Hunden hat der Garten auch sehr gut gefallen, da das Grundstück rundherum abgeschlossen ist, konnten wir diese auch gelegentlich allein lassen.
