We had a family gathering here and it was amazing! Very spacious, the 12 people we had all fit very comfortably. Parking was great and back yard was huge! Highly recommend for a family gathering!

The house ONLY had 3 bedrooms - not four. It ONLY could sleep 8 in beds. The host did not have a couple beds she said she had in the description. Even the map in the house showed more beds. The fan in the den did not work and had trouble getting the other fans to work. The futon in the "fourth bedroom" was broken. We called the host and asked her to come to look at the house, she sent someone over hours later when we were IN BED. A few dishes were dirty with food as well as the sheets we used on the air mattresses I had to get for my guests. I was very disappointed in the house [for not having the correct number of beds] and the host [for not coming over to check it out timely nor did she offer any discount]. The house is centrally located.

This is the second time staying at this property. The house is nice and for me the location is excellent because my main reason for going is to enjoy the river. I would have no hesitation in staying at this property again.

Playing on the river

We played on the river for five days. The proximity is amazingly close to Rio Vista (free municipal park) about a four block walk. Made it so easy to spend the morning at the river. Come home for lunch. Go back to the river and still have an evening of family time. The access to I 35 is awesome. Having four bathrooms with 10 people made things very nice. The proximity to the Olympic outdoor center on the other side of the freeway, makes it extremely easy to get to professional guides and rental of toys and access to tours and professional kayak instruction at kayakinstruction.org.

Great layout for a group

Had a great stay. Very clean, communication was great and had a large back yard. Plenty of parking and was able to walk down to the San Marcos river to lay out. Thank you!

Very Nice / Located 2 Blocks from River Walk and Parks

Kitchen is fully equipped with cooking accessories. We prepared meals and enjoyed family and friends for dinner. Exceptional access to the river walk, parks and walking path. Our host was very responsive. The neighborhood is quiet and the neighbors were welcoming. The back yard is in close proximity to the interstate. No issues with noise or safety. A very pleasant stay! Thank you!!

In Town For a Wedding

We were looking for a VRBO near the Wedding Venue (Posey Meadows) in San Marcos, this place met our expectations, nicely updated throughout, 4 bedrooms, 4 baths gave everyone the space needed. Convenient to DT San Marcos and our venue. The only area of improvement would be to have a larger water heater as with the nice garden tub in use and showers going hot water struggled to keep up, easy fix. We would return, we enjoyed our stay.

Top of the list!

This home has everything! Location is perfect for trips to TXST, town square, grocery store and restaurants! The neighborhood is old but very quiet and we felt perfectly safe! Inside the house is completely redone and exceptionally clean. Beds and linens were great, lots of space in the living room and kitchen for visiting, great natural light and the temperature inside was balanced and comfortable. The extras made the stay even better! The coffee bar came with gourmet-tasting coffee, filters, and tea choices- and sugar (thank you!) The bath had bath salts/bubbles and the showers had great shampoo/soap/conditioner. This is one of the few places that allows you to bring your pet and the backyard was amazing for my dog. My TXST student was really missing him and it made for a special visit. If you have a tiny dog be aware there is space around the side where a little one could squeeze under the fence. The host was easy to communicate with and very nice! Obviously, I recommend staying here.

Family get together

This property has a few problems that could easily be fixed. The biggest is that two of the showers don’t have hot enough water - it was only lukewarm. The host was very responsive but if the maintenance man ever came, we didn’t see him, and the water problem never got fixed. Also, the house needs a luggage rack or dresser. Better curtains would help as well.

Everything we needed!

Stayed in this house for my son’s college graduation. The house was clean, spacious enough to host a dinner for family and friends, had plenty of parking and the location was awesome! Will stay again if we are ever back that way but goodbye for now San Marcos!

Incredible Stay!

Karina was a great host from booking to checking out and was quick to respond during our stay. It was the perfect spot for family over Thanksgiving break with a fully stocked kitchen, outdoor seating, comfortable beds, and great gathering spaces in the dining and living rooms. Walking distance to the river and Square!

This was a great property for our group. Finding a home with 4 bedrooms and 4 baths is difficult so this met our needs. The house was very clean and the table and living room accommodated our group. We were able to walk to some restaurants and the parks.

Spacious but not in the greatest shape

Pros: lots of beds, lots of towels, pretty kitchen with plenty of pantry and fridge space. Cons: All but the owners room and bathroom had guaze/sheer curtains so no way to block the sun or prying eyes (for the bathroom). There were two bedrooms where the doors malfunctions. One due to the hinges coming off but never fixed and the two doors required special work to keep closed. The water never got warmer than a tepid warm. Overall, it served our purposes but it wasn’t in great shape.

Great space to host

Perfect home

The home was so welcoming and smelt good! It was so much bigger than what we all expected and so close to the river!! The hosts also communicated very quickly and provided solutions to all questions we had! Would highly recommend staying here!
