LISTED RATE IS TOUR + PREPARATION PRICING. FULL EVENT/RETREAT RATES VARY

1. No Local Guests
We do not host local residents unless for approved event with approval from Host. If you`re local, your reservation will be canceled and you’ll be asked to leave without a refund.

2. No Smoking or Vaping
No smoking or vaping inside the house, garage, or anywhere on the property.
Violation Fee: $500 + reservation cancellation with no refund.

3. No Drinking, Loud Noise, Pets, or Parties
Alcohol, loud noise, pets of any kind, and parties are not allowed.

4. No Unauthorized Guests
Only guests listed on the reservation are allowed on the property. No visitors or overnight guests without prior approval.

5. May not use address for mail. Packages Are Allowed
Guests may receive packages during their stay. We are not responsible for lost or stolen items.

6. No Pets Allowed
Pets are strictly prohibited unless authorized by Host with fee.
Unauthorized pets will result in a $1,000 fee.

7. Air Mattress Available (Extra Fee)
An air mattress is available for an additional fee. You must request it before arrival so we can have it ready for you.

8. Basic Supplies Provided at Check-In Only
We provide starter essentials like toilet paper, soap, and paper towels. If you run out, it is your responsibility to restock for your own use.

9. Thermostat Settings
The thermostat is locked and set to an optimal temperature of 74°F. If you need it adjusted, please contact us and we’ll be happy to help.

10. Check-Out Time
Check-out is by 10:00 AM. Late check-outs may result in additional fees.

11. Main House Access
This is a full house event listing with overnight stay. If you`re looking to book for day use only or event use during the day or evening in addition to your stay please confirm that your event use is not prohibited

12. Damages or Missing Items
You will be charged the replacement cost for any damage or missing items.

13. Cleanliness
Please leave the home neat and tidy. Failure to follow checkout instructions may result in additional cleaning fees.

14. Rule Violations
Any broken rules will be reported to Airbnb and may result in immediate cancellation of your reservation without a refund.
