Our spacious home is perfect for families & friends looking to host a relaxing getaway in the heart of Midtown/Virginia Highlands. Our home includes 6BR/5BA in the main house & 1BR/1BA carriage/guest house with kitchen. This traditional American four-square home was built in the 1900's, but completely restored to it's current glory in 2020. Our home is nestled in the heart of the city within walking distance to Ponce City Market, Beltline, Piedmont Park & Atlanta's best restaurants and shops. License number STRL-2022-00302
Guests who would like to use instant booking must comply with the following: - Provide a copy of their government issued photo ID as VRBO does not collect this for the booking. - Have at least 1 good review on VRBO. - Have read all of the house rules and accepted them via messaging - The most important ones are no smoking inside, no pets/animals of any kind and no disruptive/destructive parties.

[5] parking spaces are available at this property. Do not park on lawns or in a manner which blocks driveways, sidewalks, alleys, or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing.4. Any violations may result in immediate termination of the agreement and eviction from the short-term rental unit by the owner or STR agent, as well as the potential liability for payments of fines levied by the city. General Requirements All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay. Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably possible. 1 of the master closets in the main house and the cabinets in the back house laundry room are locked, please do not attempt to open. They contain supplies for cleaning and house maintenance.- In the laundry room of the main house and next to the kitchen in the guest house, you will find the electrical panels. Please do not attempt to open, unless in the unlikely event of a power outage.- Trash cans are provided in the kitchen and bathrooms where you can dispose of any garbage. With the larger garbage and recycling bins placed outside the side door.- We understand that accidents do happen and kindly request that you report any accidental breakages or damages (to linens or furniture etc) to us before checking out.- In the event that damage to the property or its contents is not covered by our insurance or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.- Children should be supervised at our property by adults at all times. - In case you misplaced a personal belonging, please contact us so that we keep an eye open when we prepare the property for the next guest.- Personal property of Guest and visitors shall be in the house at the sole risk of the Guest. Owner shall not be liable for any damage caused to said personal property arising from fire, accident, acts of God, criminal acts, acts of negligence or bursting or leaking water pipes. - Please do not flush any sanitary products or baby wipes down the toilet.
Compliance - Failure to follow any of these house rules is a breach of terms and conditions of your reservation. - If anything in our house rules is unclear, please contact us. - We reserve the right to evict any guest or visitor who fails to comply with our house rules
Check in instructions: - Check in after 3:00 pm - Self check in with keyless entries located on the side door of the main house and the front door of the back house. - We also have a key onsite. - Passcodes for the keyless entries will be provided in the welcome email instructions.
Check out arrangements - Before you check out, please help us prepare for the next guests. - Place the gate opener in the tray on the kitchen counter. A fee will be incurred if this is taken on accident. - Please leave used beds unmade. - Ensure all dishes have been cleaned or are in the dishwasher prior to checkout. Start the dishwasher so the cleaners may put away dishes prior to the next guest's arrival. - Take trash outside and place it in the appropriate garbage/recycling bins located outside the house. - Do not leave trash scattered around the house or property. - Check all drawers, closets and under beds for personal items. Management is not responsible for lost items, but will keep an eye open for anything left.
Noise and the Neighborhood - This Vacation Rental is suitable for children. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood. - Guests and Visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties – especially during nighttime hours (11pm–8am), and upon arrival and departure. - Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement and you will be asked to leave our property immediately. It will result in the loss of the rental amount and extra charges which may be deducted from the Security Deposit. - If you encounter any issues with our neighbors, please notify us as soon as reasonably possible.
Visitors - 14 Guests are able to sleep comfortably during a stay. - All guests must be listed and approved by management. Any additional visitors must be approved by management during the booking process and are subject to an additional fee. - 8 Outside cameras are installed on the property (front and back of both houses and along the driveway). There are 3 Eufy Doorbells. There are no hidden cameras and no cameras are installed inside the homes. This is to ensure safety when the house is unoccupied as well as monitor for unauthorized guests. - Guests are responsible for ensuring maximum visitor numbers are not exceeded. - It is the responsibility of the Guest to ensure that any visitor also complies with our house rules. - A violation of this rule could lead to the immediate removal of all guests without a refund. This means: (A) No overnight visitors not listed on your reservation. (B) This is a family-friendly property. Children and infants are more than welcome but each one must be specified on your reservation. Every person in your group must be included in the guest numbers. Just to clarify: an infant is a person, a baby is a person, a toddler is a person, a child is a person. Please send the number and ages of all guests and include the ages of everyone under 25. - There are no cameras inside the house.
Functions: - Parties of any kind are strictly prohibited at the Vacation Rental. - Any small gathering must comply with other rules set regarding noise, the neighborhood and visitor numbers. All guests must be approved by management during the booking process.
Parking - Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles.
Garbage & Recycling - Guests and their Visitors are to dispose of Garbage and Recycling in accordance with the usual practice at the Vacation Rental (as set out below) in the allocated trash cans, and excess rubbish must not be left in public or common areas.
Security - Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
Smoking - No smoking/vaping of any kind is allowed inside the houses or outside on the patio or front porch. You may use the driveway or side walk in front of the house. Please dispose of all trash. - Anyone caught will be removed from the property without a refund and/or anyone who leaves the smell of cigarettes or other smoked items in the house will risk a fine. - No candles or incense of any kind are allowed in the house or on the property.
Drugs - Drugs are strictly prohibited. Authorities will be notified and fines assessed. - Guests who violate this policy will be asked to leave immediately/evicted and charged USD $500 fine per infraction.
Firearms - No firearms are permitted on-site during, before or after your stay. Guests who violate this policy will be asked to leave immediately/evicted and charged a USD $500 fine per infraction.
Pets - Pets are not permitted at this vacation rental for any reason. - Anyone caught will be removed from the property without a refund and will be required to pay an additional deep cleaning fee.
Grill and Fire pit - Please remember to clean the grill after each use. - Do not place plastic grill or fire pit covers on until they have completely cooled off. - Grill and fire pit are to be operated by adults only. - Turn off gas tanks after use. - Supervise children around the grill and fire pit at all times and ensure they maintain a distance of at least 3 feet from equipment. - Make sure all knobs are off after use. - Fire extinguishers are available under each kitchen sink.
Damages and Breakages - All Damages and Breakages must be reported to the management as soon as reasonably possible. Failure to report them will likely result in a penalty deduction from the security deposit. - To avoid Damages and Breakages, no inside furniture is to be moved outside without prior agreement. - No bathroom towels, sheets, dishes, flatware, blankets etc. are to be removed from the property. Inventory is checked prior to check in and after check out to ensure no items go missing. Any missing items will result in a penalty deduction from the security deposit.

What a fantastic property! We were a group of four families in town for the CBS Sports classic and the properly was perfect! All the room you need in a great location. This is one where the property itself outshines the pictures, and our hosts were terrific. We made memories we’ll cherish for a lifetime. Beautiful, spacious, perfect house!!
This house is beautiful, comfortable, and has lots of space! The back house is a perfect added bonus. We had several family members and the number of bedrooms and bathrooms was amazing...accommodated our family perfectly. The location was so convenient for the various events we were attending for the wedding and in a beautiful, historic neighborhood. The only very minor issue is that the driveway is very narrow and getting our rent car in and out was cumbersome. It is legal to park on the street, but there were always cars on the street and never room for us. Will definitely stay here again though if we are back in Atlanta!!

Spectacular Experience!
The house was as large, gorgeous, and comfortable as the listing suggests. The hosts are very responsive and accommodating. They left us little "surprise and delight" gifts. Everything you could possibly need is available, from board games to honey straws for coffee to black washcloths for makeup removal to the best smelling shampoo/conditioner samples you've ever used. We had 12 people (4 generations!) and the house was absolutely perfect for a wonderful family reunion at Christmastime. Literally could not have been better!

Finally a house for a group of adults!
This was our second year spending thanksgiving at this location. At this point the extended family is grown up with spouses. Finding a place that has a large number of bedrooms that can comfortably be occupied by adults is challenging whenever we travel as a family. This VRBO has definitely been our saving grace! AND it is in a top notch location with excellent hosts. 10/10 would recommend!
