Originally built in 1892 to provide water to power the Pacific Railway steam engines, this famous structure was converted in the mid-1980s from a Water Tower into a Water Tower House! Seal Beach Water Tower History:
Circa 1892, commercial train service between Santa Barbara and San Diego was offered via tracks along the coast. Steam engines required frequent stops for water to run. Water Towers popped up all along the coastal route. There were actually 2 near each other--one in Huntington Beach, the other in Sunset Beach.
The Sunset Beach tower worked valiantly until 1942 when age, termites, and poor craftsmanship threatened to destroy it. Diesel engines were far from common use, so the Southern Pacific chose to rebuild the Tower, this time using termite-resistant redwood and stronger building methods. Since WW2 was in full swing, much of the metal was repurposed from the original 1892 Tower. Some of this metal is now holding the top level aquarium today-over 130 years later.
In 1941, US military intelligence received word on a possible attack on American soil by the Japanese. One of the sites mentioned was the Seal Beach Naval Weapons site just across the street from the Water Tower. Legend has it that the Japanese planes would aim for this tall structure on the beach, and then begin bombing. To protect the area, US Air Force fighter planes circled the Water Tower and Naval bunkers for months. History tells us that the intelligence was correct, but not the location. Who knows if the Japanese were frightened away by the planes circling the Water Tower and instead chose a closer location in Hawaii?
As diesel took over the railway industry, water towers became obsolete, and were last used in the mid 1960's. Most were demolished. The Sunset Beach Tower simply was left to rot. By 1980, the city of Seal Beach voted to set a demolition date.
Enter George Armstrong, a math professor at Long Beach City college who began a 4 year project to not only save the Water Tower, but turn it into his beach home.
Once he won over Seal Beach and the Coastal Commission (no easy task!), he had the home removed from its stilts by crane and the home was built on an empty lot next to the site. Once repositioned on the stilts, there was major news coverage.
The Water Tower house has had cosmetic upgrades over the years and boasts the best views from a single family home- well anywhere. It appears to be the only Water Tower home in the country. At 87 feet high, it was the tallest single family home in the country until recently when an Arizona home was built one foot higher.
In 2022, the Orange County Board of Supervisors recognized the Sunset Beach Water Tower House for its unique and historic character supporting the County.

Staying in the Water Tower was truly one of the most unique and memorable trips we’ve had. The 360 panoramic views are absolutely breathtaking, you really feel on top of the world. We came for a working retreat, and it was the perfect balance of relaxing and productive, even while working on a stressful project. A few helpful notes, if you plan to sleep in, bring a sleep mask, the bedrooms don’t have shades, so the sunlight comes in early. It can also be a bit noisy at night, so white noise or earplugs are a good idea. Each level offers something different. The best views are from the main house level, but the most comfortable seating is at the very top, we loved spending time up there. The bathrooms and showers feel like a spa, and the historic decor adds so much character. The elevator was a must and very appreciated. We did wish the jacuzzi had been working, as that would have made the stay even better. Also, we couldn’t figure out how to turn off a few lights (bathroom, hallway, stairway), mystery to solve for next guest. Overall, a fun, unique, and unforgettable stay. Highly recommend for anyone looking for something different with amazing views.

Staying in this nostalgic water tower was a bucket-list dream of ours, but unfortunately, the experience was extremely disappointing. The property is very rundown and poorly maintained.The Wi-Fi never worked during our stay, despite calling Tower 17 five times for help. Without Wi-Fi, none of the 10 TVs were usable. The windows hadn’t been cleaned in what looked like years, which completely ruined the main reason to stay here—the view. With dirty windows, you simply can’t enjoy it.The train feature did work, but much of the property showed obvious damage that hasn’t been repaired. They advertised four parking spaces, but one garage was full of storage items and the other was too small for anything larger than a Mini Cooper—so in reality, there are only two usable spaces. To make matters worse, one of the outside spots has a sprinkler that soaked my entire car.The jacuzzi area has clearly been abandoned, with rusted-out stools and no upkeep. Overall, maintenance has been neglected across the property. Worst of all, Tower 17 never returned my calls or communicated with us about our stay.This was supposed to be a dream come true, but it turned into a huge disappointment.

Truly An Experience of a Lifetime
The property is a restored water tower with. Vintage history of the tower throughout the property. Stunning views from all levels as it is 20-30ft higher than anything nearby. The main level has a nice kitchen with plenty of kitchenware, a great balcony that travels all the way around the tower. The next level is reached via a windy staircase and has two great bedrooms with awesome beach views.

The description of the property is a bit off
The property itself reminded me of a haunted cabin. There were spider webs everywhere, the stairs had sand and hair everywhere. I’m guessing the cleaning crew only changed the sheets and towels but forgot to clean the property thoroughly. If you have a disability the stairs will aggravate your symptoms.

The most unique property I have stayed in - wonderful!
Firstly, great communication with the host with clear instructions on arrival and departure.
You can't help but notice the place as you drive in to Sunset beach, "towering" over the other properties.
The lift works well, and the views from the main deck, bedroom levels and top entertainment deck are unparalleled. Sunrise and sunsets are simply stunning. The kitchen is well equipped and the bathrooms are clean and function well (I had wondered what they would be like being so far up!). The main bedrooms are spacious and light, and the beds are very comfortable. The third bedroom, on the ground floor, feels a bit distant from the main tower rooms, but it suited my teenage son. The fourth bedroom (the pirate room) is exceptionally small, and quite claustrophobic, and there isn't really much space to unpack clothes etc, but this wasn't a major issue. The provision of bikes in the garage was really nice, albeit a little rusty - but pedalling along the beach front path was great fun, and there are cool cafes, some with live music, a few miles down. Plenty of food options locally and a short drive away. We also did Disney from here, which was only a 30 minute drive. The only slight negative for me was the road noise - the tower is right by highway 1, and the windows do not always close fully. But we quickly adjusted to this, and it does mean that at night, when the traffic dies off, you can hear the sea.
I am so pleased we chose to stay here - a truly memorable place.
