Private entrance 1 bd/1 bth apartment, featuring a large living area, spacious walk in closet, private patio with a view, wet bar sink/ kitchette, dining area, and an additional walk in storage closet.
Includes a 2 smart tvs, mini fridge, toaster oven/ broiler, microwave, kettle, and Comast Premium cable + high speed internet
The space:
Guests will reside in a private (not shared) furnished residence on the bottom floor of a four story luxury townhome built into the sloping southern hillside of Communications Hill.
-The floor layout is a one bedroom with ensuite bathroom, spacious walkin closet, separate living area/ breakfast nook, additional storage closet, and *partial kitchenette (including sink, refrigerator, microwave, toaster oven/broiler, induction burner, toaster, kettle, blender, + dishes/silverware/ utensils.) *Kitchenette is set up for light- moderate cooking only at the moment (no stove). Open to discussing bringing in additional cooking appliances such as patio grill. Questions? Please don’t hesitate to ask!
-Has separate entry from main house
-Enter through private patio in a picturesque garden setting, with an unobstructed view of the valley, mountains, sunrises, and sunsets. -Patio has 40”table, outdoor couch, and chairs.
-Bedroom has sliding glass doors and patio screen.
-Quiet, safe neighborhood known for it’s serene views, walking trails, and peaceful nature-like setting.
-Host and indoor Japanese bobtail cat reside on the top floor/ master retreat above the garage. .
-Laundry room is only shared area and is in the garage. Shared with townhome owners and access can be arranged during scheduled hours.
-Housekeeping and dry cleaning service is available for an additional fee. (Please inquire.)
-Street parking is available. Happy to send a parking map as well.
-Security cameras monitor the perimeter of the house and vehicles
-High speed internet (suitable for streaming) -and Comcast Premium channels included
-central A/C and Heat plus ceiling fan in bedroom
-plantation shutters/bifold shutter doors (for complete privacy/blackout)
-additional furniture such as larger desk, air mattress, etc.. available at request.
-Note: Use of outside staircase is required to access guest unit.

Guest access:
Guests will reside on the entire bottom floor of our home, appr 895sq ft. This area is closed off from the other floors of our home, which guests will not have access to with the exception of using the garage/ laundry.

*Access to the guest unit is via a set of stairs running down the hill, around the outside of our home to a private entry back patio. ( Stairs are shown in photos)
Other things to note
The space is set up for light to moderate cooking only due to ventilation in kitchenette area. Kitchenette includes standard kitchen sink, 4 cu mini-fridge, microwave, toaster, toaster oven/broiler, induction burner, blender, kettle.
I am open to discussing bringing in a patio grill or other setup depending on your cooking needs. Please feel free to contact me with any questions.

Access to washer + dryer in garage is available during scheduled hours

No pets, no smokers, no events. No children under 13 please, as there are many areas that are safety hazards. Quiet hours after 10pm/ before 7am. Prefer 1 guest for this listing, but open to 2.

Pricing: Prices are appropriate and fluxuate with season/ depending on length of stay. I try my best to keep up to date and competitive. However, please be aware, there are only a select few homes that offer a comparable unobstructed view, spacious layout, and peaceful atmosphere, while still in a safe upscale neighborhood close to downtown with easy access to the freeways.
