Additional rules
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.
Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.
2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

5. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.
6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

7.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out. 7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $300 for extra cleaning.
9. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the carpet). All damages will also be charged to guest.
* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checking out guest will be charged $200.
*Any costs incurred by the host as a result of a late check-out will be passed on to you.

This was a perfect location for our South Dakota family vacation. The house was beautifully decorated and had a gorgeous view of grassland and rolling hills. The kitchen was well-equipped and the two separate living areas gave three adult couples plenty of space and privacy. The back deck was a relaxing spot for an afternoon drink while admiring the sunset. We would definitely stay here again.

Wow Wow Wow!! This place had it all. If we could give 6 stars we would. Immaculately clean and beautifully decorated in every room in the house. Beds were super comfortable and bathrooms were well stocked with everything you need. The view off the deck was beautiful (as advertised) and deer stroll through the beautiful hills. The kitchen had everything we needed to make our stay comfy! Would love to stay here again!

Quaint and quiet neighborhood
I was very happy with our stay at this property. The neighborhood is new, quaint and quiet. It was perfectly located for our needs, as we left the city each day for day trips around the Black Hills and the Badlands. We were close to downtown and close to groceries and restaurants. The house itself was fresh and modern and beautifully decorated. It was clean upon our arrival. The furnishings (couches and beds) were comfortable. We found everything we needed in the kitchen to cook our meals after a day of sightseeing. The washing machine and dryer came in handy when we wanted to wash our newly purchased souvenir shirts and sweatshirts. The owner responded quickly when I reach out with questions. After the first day they asked if there was anything we needed to make our stay better. I appreciated the interest they took in our comfort. We could watch the sun rise out the front of the house and the sun set out the back of the house. You won't be disappointed when staying here!! It was the perfect place to stay at!
