The hotel is falling apart. The breakfast included. Is not even a breakfast. Is old pastries. The coffee was watery. The bathroom the shower water comes out. I needed more toilet paper. No one listened so I had to go to the store to buy some. Please don’t waste your money here. I was very disappointed.

Great stay

A historical treasure hidden in the heart of Hampton Beach. Entrance is tucked between 2 stores on Ocean Boulevard and could easily be missed. Parking is off site but easily found on B street just a few feet from the hotel. This hotel was one of the grand hotels of it's day and retains many of the features that made it popular. This makes it a little dated but special and it is kept up well. Reasonably clean but they need to remember to clean the balconies . The beds are comfortable with plenty of pillows and the AC works well. The 1st floor balconies are very small but functional and it suited us well as we are people watchers and were right above the busy market place on Ocean Boulevard with a clear view of the beach.

Stay away from this place. Falling apart. Hole in the plaster ceiling in bathroom. Luke warm shower. The whole bathroom was tilting away from the main building as was the small balcony. We booked for 2 nights but booked another place for the 2nd night. No refund but a voucher for the night we missed and 3 days later no voucher in my email account or anything. Not that we would stay there agin.

Beginning of season. Had to run the hot water for a bit to get it up to 2nd floor since we were only ones there, but the friendly service makes up for it. And yes we did a polar plunge 45 degree water and 65 degree air temp. Walked across street and in hotel.

Worst hotel I have ever stayed at. Mold in the bathroom, dead bugs in the refrigerator and so much dust on the TV wires looked liked it hadn’t ever been cleaned. The hotel stated a free continental breakfast. There were so many of what I’m assuming were fruit flys on the breakfast foods disgusting

The Hotel was ok. It needs a drastic update. Everything seemed flimsy. But it's an older hotel so I guess it's meant to be that way. I was in the back and the stairs to get there were super weird. One step was a lot taller than others.

Our experience here was terrible and the reasons are : 1- front desk person can’t speak English so couldn’t help with the terrible Wi-Fi, no hot water, at first told me parking on A St was ok then later giving me a parking permit for B St. and any other questions as well as rarely being at the front desk. 2- fleas everywhere in the room 3- There is a rat or mice chewing behind the wall all night by the outlet close to the balcony that is freaking out my wife. 4- Your “Breakfast Included” is barely a pathetic continental breakfast and dangerous with the mold on the inside lid of the butter. 5- The uncleanliness of the shower and of course no hot water.
