The Space:

The open-concept living area invites relaxation with a leather sectional, 75” Smart TV, and premium sound system. The fully equipped kitchen features granite countertops, modern cabinetry, and everything needed for home-cooked meals. Sleeping arrangements include two queen bedrooms with memory foam mattresses and Smart TVs, plus a bunk room with a twin-over-full bed, a Smart TV, and a reading nook. Entertainment options include shuffleboard with bowling attachment, ring swing game, puzzles, and board games. Step outdoors to enjoy three private decks with seating, cornhole, horseshoes, frisbee golf with glow targets, and a cozy firepit for evening gatherings.

The Neighborhood:

Black Butte sits just off Wears Valley Road in a peaceful, easy-access area. The route to the cabin is smooth, level, and simple to navigate, making arrival stress-free for any vehicle. (no mountain roads here!) You’ll enjoy a quiet setting while still being only a short drive from Pigeon Forge, Gatlinburg, Dollywood, The Island, popular mountain coasters, and entrances to the Great Smoky Mountains National Park.



Getting Around:

A personal vehicle is most convenient, though local options include the Fun Time Trolley in Pigeon Forge, the free Gatlinburg Trolley, rideshare, taxi, and private shuttles.

After booking, you’ll receive an invitation to complete a quick and secure pre-arrival confirmation to verify your identity and payment details. Your reservation isn’t fully confirmed until this step is complete. Once finished, you’ll gain access to all stay details — including property information, local recommendations, a helpful Smoky Mountain coupon guide, and your door code (available 24 hours before check-in).



Occupancy:

Maximum 7 guests. Please include all guests, no matter the age, on your reservation.

Flat parking for 4 full-size vehicles - Parking on the street is not allowed. - No RV’s, fifth wheel, gooseneck, or campers are allowed at this property.

No smoking or vaping is permitted indoors.



Guest Requirements & Security:

Primary guest must be 25+ years of age to book. Minors must be accompanied by a parent or legal guardian for the duration of the reservation. For the safety and comfort of all guests, security cameras are located at all entrances and parking areas. These are used only for security, occupancy, and no-pet policy enforcement. There are no cameras or recording devices inside the home or in private areas. The property also has environmental sensors to detect smoking, vaping, or excessive noise. Tampering with, disconnecting, or covering any camera or environmental sensor will result in immediate termination of the reservation with no refund and deposit forfeiture.



Refunds:

Our cancellation policy, as outlined on the booking site or platform, will apply to all reservations. Refunds are not issued for weather-related events or natural disasters, and all credit card processing fees will be deducted from any refund. For added peace of mind, we strongly recommend purchasing travel insurance, which is available during the check-in process.
