FLOOR-BY-FLOOR DESCRIPTION
The Entry Level is designed for high-capacity hosting, featuring a well-supplied kitchen with a dining area and an island seating five. The primary owner's suite is located on this floor, offering a king bed and a large private bath with a separate shower and tub. A secondary bedroom with two twin beds and a third bedroom with a queen size bed and use of a hallway bathroom with shower. Outdoor living is a highlight, featuring a screened porch, a spacious deck with a grill, a private patio, and a refreshing outdoor shower for rinsing off after a day at the beach.

The Second Level offers a versatile loft area that functions as a secondary living space or bedroom, equipped with couches, a TV, three daybeds with trundles. This level also houses three additional private bedrooms, including a Jack and Jill setup. For indoor entertainment, the garage is equipped with a foosball table, an air hockey table, a table tennis top, and an extra refrigerator for beverage and food storage.

Amenity Passes are required for use of the community amenities. You will be provided a link prior to arrival to purchase your passes online directly from the Bear Trap HOA. Children age 3 and under are free. There are no refunds of any kind for passes purchased. To access amenities renters may purchase passes at the prevailing rate established by the association.

DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

LINENS 1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; and bathmats for all full baths. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT 1st Choice Properties provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, and (1) kitchen trash bag. You are responsible for providing any additional toiletries, soap, and paper products as needed.

RESTRICTIONS

The maximum occupancy is 20 people.

There is a parking limit of 4 vehicles, in accordance with community rules.

No pets, smoking, vaping, or events are allowed.

To finalize the reservation, a lease agreement must be signed. Delaware regulations require all guests to sign a lease agreement within 10 days of booking. You will be contacted by a property manager rental agent to go over the details.
