This property is not on the beach, there is no private beach. The pool is a community pool. On arrival, after paying $357. USD for my stay, I was charged an additional $110 USD. There was no hot water, and it was not fixed. Half way through my stay somebody turn off water to the bathrooms. The microwave did not work. There is a need for new utensils in the kitchen. The property is a nice house in a gated community. But this property should not be advertised as Ocho Rios as it is about 35 minutes away. Don't go here unless you are prepared to suffer the inconvenience of showering in cold water, getting cut by the knife in the kitchen that has no handle, and the hike to the community pool which is about a mile away. And even after the long ride to Ochi Rios and back, there is no microwave.

We are going to stick to the facts. The Palms is in Richmond. It is very common knowledge to all who knows Richmond (Bedroom community 10 minutes outside of Down Town Ocho Rios) that Richmond is ultra exclusive and Richmond do have a private beach which require a gate pass/fab to enter. We made no claims that the Olympic Size swimming pool in the photos was private. In fact it is very obvious that the pool in the photograph is a community pool next to the community fitness center. The pools is 330 Meters from the particular villa Keith stayed in. Do you know of any community pool 1 mile away for a home in a small community? If we were to set our base rates to cover 6 guest which is the maximum occupancy then we would shun smaller groups as we would be too expensive. In an effort to attract small groups as well we set a base rate that covers 3 guests and increase it incrementally as more guest are added. The gentleman booked for 2 guest and showed up with 6 guests. We gave him a 50% discount on the rates for the extra guests but no even that helped. The Palms in Richmond is comprised of 300k USD Luxury Villas all constructed with solar water heater and instant water heater as backup. We do a thorough job at explaining where all the switches are for the heater, microwave etc at check-in. The gentleman was so upset about the $110.00 he was very abrupt and refused to observe the instructions on the operation of the appliances. I do not doubt he took cold showers but not because there was no water heater. Perhaps he felt bad about calling us to ask questions after such poor behavior at check-in but we would not have held that against him as we are not holding this review against him.
