River's Edge will take your breath away with its attention to detail in the custom architecture, professional interior design, and amazing Toccoa River views. This 3 bedroom / 2.5 bath home can accommodate up to 6 people. Message host directly to request approval for additional guests. River's Edge distinguishes itself with elegance and sophistication, open spaces, sliding glass doors leading to multiple outdoor spaces, and breathtaking views of the Toccoa River.

The living room boasts 12' ceilings and an electric fireplace to allow you to set the ambiance at anytime. The seating areas provide plenty of opportunities to enjoy river views through the impressive sliding glass doors or to simply lay back and watch TV on the 70" flat screen. There is a half bathroom around the downstairs common areas for convenience.

The Chef's kitchen features top-of-the-line induction stove and oven, French door fridge and bottom freezer, dishwasher, microwave, kid-friendly tableware, and all of the necessary cookware and cleaning supplies. A high chair can be provided upon request. The ample kitchen island provides seating for 4. Enjoy sweeping views of the Toccoa River from the heart of the home.

The spacious dining room provides an outdoor feel with floor-to-ceiling views of the river from the dining table that comfortably fits 6-8 people. The impressive wet bar features an ice maker, wine fridge, prep sink, coffee bar, and essentials for your beverage needs. The dining room sliding glass doors lead to the outdoor oasis with seating for 10 people, an outdoor fireplace, Traeger smoker, and a flat-screen smart TV.

The flat, landscaped backyard is a gem. Make your way down 10 private stone steps to the Toccoa River for renowned North Georgia trout fishing, kayaking, or tubing. A sandbar directly across from the house offers the perfect play space for children. The outdoor bin offers outdoor games, including badminton, ladder toss, soccer and footballs, and more! The outdoor fire pit nestled above the river bank offers more opportunity to make s'mores and enjoy views of the river.

Brand new hot tub! Treat yourself to a relaxing soak as you enjoy the sights and sounds of the Toccoa River. Please be advised that an exterior Ring security camera captures and records views of the river access. Due to its position in the backyard, the hot tub is also captured within the view of this camera.

The second floor features two en-suite bedrooms, and a loft with sleeping and seating accommodations. All rooms offer amazing views of the Toccoa River from the oversized windows.

In the laundry room you will find a double-stack LG smart washer and dryer to keep your adventure gear and towels clean and dry. Laundry detergent and dryer sheets provided.

The house also includes an electric vehicle charging station and free parking.

Accommodations

- King Primary Bedroom on the second floor with a private bathroom and large walk-in closet. The brand new mattress and luxury linens allow you to completely settle into the space for a peaceful sleep. Two seating areas in the primary bedroom offer a place to relax indoors. The sliding glass doors lead out to a private balcony with lounge chairs to enjoy the views of the river below. The primary bathroom has a walk-in shower with two shower heads, double vanity, and separate WC with door for added privacy. Shampoo, conditioner, body wash, hand soap, body lotion, spa towels, and other essentials provided.

- Queen Bedroom with en-suite bathroom and walk-in closet. Oversized, floor-to-ceiling windows offer spectacular views of the Toccoa River. The bed boasts a brand new mattress and luxury linens. The bathroom has a walk-in shower and spacious vanity. Shampoo, conditioner, body wash, hand soap, body lotion, spa towels, and other essentials provided.

- Loft with Queen bed and seating area. The bright and airy loft offers a variety of uses, including a third bedroom or second common space. The cozy couch easily opens to a queen-sized bed with an upgraded mattress and luxury linens for a restful sleep. As a seating area, enjoy the views of the river from the floor-to-ceiling window or relax and watch the 70" smart TV. Queen bed will be prepared upon request. The Queen Bedroom Bathroom is accessible from the Loft.

The Neighborhood

River's Edge is located in a quiet neighborhood of homes nestled along the Toccoa River. Enjoy the best of two worlds: the peace and quiet of nature, and brief spurts of kayaking, tubing, and fishing passersby along the river. Be sure to give them a wave!

EXTERIOR SECURITY CAMERA DISCLOSURE
The property is equipped with three exterior cameras for security purposes. The house is located in a sparsely-populated and rural area along the Toccoa River, which is a public waterway. The cameras are in place for the safety of our guests to deter trespassing and unauthorized use of steps leading to and from the river.

Please be advised that one of these exterior security cameras captures and records views of the backyard and river access. Due to its position in the backyard, the HOT TUB is also captured within the view of this camera. The other two cameras are located at the front doorbell and above the front parking pad.
