This is a two story guest house on the back of a quiet property with private entrance and a parking space in driveway. Guesthouse includes a kitchenette (there is no oven) and washer/dryer for your use in the attached garage. There is a master bedroom with a King Size bed and a loft area (as second bedroom) please review all pictures. This is a fun, warm, cozy private home with access to a pool and Jacuzzi right outside your door. If your party is larger than 5 or 6 people you have access to a high quality inflatable mattress that comfortably sleeps another guest for a maximum of 8 guests. Please note that depending on the season the pool may have leaves in it. We have a dedicated pool person that comes on Tuesday but winds do kick up and blow leaves into the pool from time to time. We do our best to keep it clean, weather permitting.

CHECK-IN: Check in is at 4pm and check out is at 11am. Due to the added time needed for the enhanced CDC cleaning requirements we are unable to allow early check in or late check out at the current time.

PARKING: This is a dedicated space for ONE vehicle on the right side of the drive way next to the white fence. You can also park one vehicle on the street.

GUESTS: Guest house can sleep 2 to 8. You may only have a maximum of 12 total people on the property at any time. No loud or live music. Please note that you are responsible for your guests and their compliance with the house manual and rules.

DRINKING ON PROPERTY: No underage or excessive drinking is allowed on the property. Responsible drinking by adults is allowed. However if you drink to the point of throwing up that is excessive. This requires additional cleaning and you will incur a charge of $250 should this happen.

Patio Lights go off at 11 PM and it must be quiet so the neighbors are not disturbed. No use of pool or jacuzzi past 11pm.

INSIDE LIGHTING: The lighting system is a panel and has 5 settings. the first button turns all lights on, 6th button is to turn everything off. The panel is labeled.

AIR/HEAT: Thermostat is set upstairs outside the door to the master suite. Just set the temperature there for air or heat. You are welcome to do what is comfortable. All rooms have ceiling fans. These can be operated by pulling the chain on the fan.

TELEVISION: There are two TV's one in the living room and one in the master bedroom. Both TV's have a subscription to NETFLIX. There is no regular TV stations available.

SAFETY: A security camera monitors entry and exit of the gate and the pool area to assure your safety at all times and for insurance purposes. We ask that an adult monitor children at all times when they are around the pool.

WASHER/DRYER: These are full size units and are located in the attached garage that is right next to the guesthouse and are ready for your use. Typically there will be detergent available just in case but we suggest you get your own depending on what you prefer to use. We use these as well so just let us know if you need them.

MASTER BEDROOM: upstairs there is one bedroom with a King bed and an attached full bathroom. This is the only bath with a shower. the downstairs has a half bathroom.

LOFT (as second bedroom): at the top of the stairs there is a loft area with two twin beds and a full bed. The loft has a privacy curtain to convert it into a second bedroom.

BED FOR GUEST 6 : A queen inflatable bed is available and can be set up downstairs in the living room area. Blankets are upstairs in the master closet. If you let me know I can show you how to set up the air mattress. It has a motor to auto-inflate the mattress.

BATHROOMS: There is a full bathroom attached to the master bedroom and a half bath downstairs. IMPORTANT: the only shower/tub is in the bathroom attached to the master suite. Please decide if this is an issue for you.

POOL/JACUZZI IS FOR YOUR PRIVATE USE: The Jacuzzi can be HEATED Year-round at no charge. The large pool is not heated. Note that you are able to start and stop the jacuzzi yourself once you arrive. If the weather is cold out then the jacuzzi will take longer to heat (90min+), if it is warm out then it will be quicker (45min). The jacuzzi heater runs for 3 hours and stops to save energy.

POOL RULES: No running, No glass of any type around pool, One person on slide at a time. No food in pool. Children must be supervised at all times. It is recommended that all children use water socks/shoes if they will be active in the pool. This improves traction and protects against scrapes. This is optional of course. Everyone must know how to swim or have on safety floating devices. These rules help everyone have a fun and safe time. You use the pool at your own risk.

WIRELESS NETWORK: Yes WiFi is available. You will have access to the name and password once you arrive.

SECURITY: The outside areas are monitored 24/7 for your safety and insurance purposes.

SMOKING: is permitted outside only. No smoking of anything inside the guesthouse. Some of our guests are sensitive to smoke and we appreciate your cooperation.

FRONT HOUSE: This private guesthouse is on the rear of the property and is completely separated by a PRIVATE entrance and fencing. The front house is also on this booking service. If you ever need to have a larger group please feel free to consider booking the front house as well.
