During P\previous Kyoto trips, I have always stayed close to Kyoto Station. This time the trip is for viewing the famous fall foliage, staying close to the various temples seems to be more reasonable. After the week long stay, it proved I was right. The location for the public transportation can not be more convenient! Only 2 mins walk to the Gojozaka bus stops which offer city buses took us almost everywhere. The Kiyomizu-Gojō Station is just 10 mins walk for trains go outside of city center. The deluxe studio room is the most spacious I ever stay in Kyoto. Room cleaning and kitchen tool set are not included in room price. The laundry machine was very helpful. I also loved the big dining table and shower room that offers "air dry" feature to dry washed clothings. The beds were very clean and comfortable. The balcony is great to view the nice scenery of Otani Hombyo Buddhist temple around the corner. There is a receptionist working in the office next to the entrance. I can't wait to come back again for my next cherry blossom trip. Just one thing, no one ever pick up the phone while I tried to call the phone number provided. Email had no respond either. So communication between the hotel and guests needs to be improved!

Pros: + The place is very clean. + Washer, clothes dryer in the bathroom, fridge, hair dryer, soap, shampoo, conditioner are all available. + You could get towels and toiletries by yourself. + Very strategic location, 1 minute walk from Gojozaka bus station and 10 minutes walk to Kiyomizudera Temple. Cons: - The AC in our room would turn off by itself every 10 minutes and the receptionist in front was not very helpful. - They do not provide room cleaning for the duration of your stay there, if you want your room to be cleaned it will cost another 1000 Yen. - No cooking utensils provided, you have to rent them for 500 Yen. Overall a pleasant stay for the price in Kyoto.

At first, this room looks disappointing, but actually it works really well. Shower/ drying room excellent as is washing machine. Only disappointment is only two cups, no cutlery or bowls, so if you use the microwave there is nothing to put food in and plastic containers n Burn in it! Otherwise good location for all the things we wanted to see.

Quite a distance to the subway station but the guest house is very near to the kiyomizu dera temple....Bathroom is clean and bright....room is comfortable...kitchenware (e.g. kettle) looks old and not really dare to use...it would be good if electrical kettle is provided....

Amazing value stay. Our room had everything we needed--a good size kitchen, bathroom with shower AND bath, computer & TV, and even a washer. Hands down the best place I've stayed in Japan out of 12+ accommodations ranging from nice hotels to standard airbnbs. The staff were also super nice and accommodating.

Nice hotel but unattended

Nice hotel but we never saw any staff at the hotel. We were tired after a long flight and had a hard time finding the code to open a box that contained our key, and understanding that the key had to be used to gain access to the hotel (and not the keypad). Room was very clean and the location was great but it was difficult to understand how to turn on the water heater and the air conditioner.

Great location, but not the most comfortable exper

There was the constant din of traffic just outside. We appreciated that it was so close to the bus stops, and the major attractions, but sound proofing is essential. It has a kitchenette, but nothing but cups. There's a stove, but no spoons, pots, forks, plates, nothing; these have to be rented. There is a washing machine (brilliant idea of theirs). There was a table and chairs, a computer/TV combo, but no comfortable way to watch the TV at the end of a tiring day. There is free wifi!!!! :)

Checked in at 7 pm. Couldn’t contact anyone at guesthouse. An email was sent to me the day of but I was traveling and didn’t have WiFi that day. Suggested that office put instructions for lock box on front or to the side of office window. That would have saved 45 mins of frustration

清水寺に近いホテルでコスパはgood！長期滞在するにも最適。スリッパがないのと、ベッドの寝心地はよくなかったが、京都駅まで荷物配送サービス(400円)がありコインロッカーを探すより良かった。お風呂とトイレも別で使いやすかったし、しいて言うならキッチン用品がレンジとマグカップだけなので、鍋か深めのフライパンとかあればいい。

Hotel in front of main road

Very easy to find. Be ready with a certain number they send by email for check in... They had a little trouble finding reservation by name and confirmation number. Nice staff. Comfortable clean and quiet room. Kind of like a mini studio with a kitchen private bath and an in unit washer. It's run like a residency. You get a key, you get a room, they don't ever come into your room until you check out. You have extra linens and bath towels in your room should you need them during your stay. Book of instructions on how things function also found in English. Lobby/ check in desk closes at five pm and reopens at 9 am. In between those hours you can only get through with your key. That did make me a little nervous in case I lost my key so the only thing I'd recommend to the owners would be to put in an evening staff member just in case. But cameras are in place so that was good. Good location, most things are in walking distance. A train is also within walking distance and buses are all over the area. I personally had a wonderful experience. Would recommend.

Nice little place

This hotel was just what I needed after months on the road. It had a kitchenette and a small eating area. The bedroom was large enough to be comfortable and the bathroom was exceptional - love the Japanese toilets! There was also a washer and dryer so I could get my laundry done for just the price of the detergent I was able to buy form the front desk. The location was convenient for my needs, although I think there may have other hotels more convenient to the big tourist sites. As a solo traveler, I appreciated the security, especially at night when the desk staff were gone - you had your own key to enter the building and doors locked behind you automatically. Overall, would consider staying here again if I ever get back to Osaka.
