Guest Screening & Damage Protection
We partner with a third party API connected company called Enso for screening and Reservation Confirmation in line with ALL Airbnb policies.

You’ll need:
The Primary Reservation holder must provide a Government ID and Choose between

(REQUIRED):
A refundable Security Deposit ($125), or
A non-refundable Damage Waiver ($25)


Key Pickup & Guest Policy

No entry for unregistered guests or those not on the reservation.

Guests must be 21+ to book a reservation. (Building Rules)


Local Guests

No locals (zip codes starting with "46") unless a business/medical exemption is provided (must be approved by host). Locals are defined as anyone living in the city of Indianapolis or within 50 miles of it. This is to prevent any Parties which are prohibited.

Building and Condo Security Measures

Minut Noise Detectors located in the apartment and monitors noise levels. Does not record.
Surveillance cameras monitors common areas (not inside apartment.)

Pet Rules

Pet weight limit: 35 lbs.
No Pitbulls

No Smoking Policy

Smoking will result in a $500 fine.

No Party Policy

Absolutely NO PARTIES allowed.
Violations will result in a $1,000 fine and immediate eviction with no refund.

Noise Curfew:

10 PM–7 AM (weekdays)
10 PM–8 AM (weekends)

Penalties for violation:

First: Complimentary warning.
Second: $100 fine.
Third: Immediate eviction with no refund.
Additional Fees


Security Deposits or Waiver Fee's

A refundable Security Deposit of $125, or
A non-refundable Damage Waiver of $25


Pet Cleaning Fee (Per Pet)

1-7 Nights: $25 per day
8-28 Nights: $200 flat fee per pet
30+ Nights: $300 flat fee per pet


Early Check-In / Late Check-Out (Subject to availability)

$25 for a guaranteed 2PM arrival
$50 for a guaranteed 12PM arrival
$25 for a guaranteed 12PM departure

• Pets must not be left alone in the apartment by themselves

Checkout Process/Cleaning Policy

• Must load and start dishwasher with all dirty dishes and/or cookware.

• Please dump food waste in the garbage—not in the sink disposal.

• Place all trash in trash can or dispose in the trash shoot.
