Trisha and Suzanna were very welcoming and helpful with our booking and happy to accept our two dogs. The location is excellent, perfect for exploring the area. Trish and Suzanna were thoughtful and friendly hosts. There is a nice, homely, family feel, in what is their home as well as guest accommodation. The rooms were comfortable and clean, with ensuites, and there is a guest lounge on the first floor beside the bedrooms, with comfy chairs, a fridge and microwave for preparing snacks if wanted. Breakfasts were generous and set us up well for the day; much appreciated, given the cold damp December weather.

I had to cancel my booking a few days before I was due to stay at Sunny bank due to family illness.Although I wasn't due a refund when I explained my situation Suzanne the owner gave me a full refund.Her email was also lovely .I booked this place on the recommendation of a friend who had said Suzanne was lovely to deal with and she absolutely is.

The fact that this property is up for sale might explain the lack of care and investment the owners put into this place. We were charged £80 for the room for the night and it was impossible to see where this money is spent. The towels and sheets, although clean, were at least 20 years old by the worn state of them as well as the flat, hard pillows and broken equipment in the room; one of the lamps didn't work (despite an incredible tangle of extension leads winding around the base of one of the beds), the screen was shot on the TV so impossible to view and one of the windows didn't open despite 6 weeks of heatwave. We asked for a fan but was told the she 'couldn't anticipate the weather'. The milk was off in the room so no coffee or the in the morning. The breakfast choice was minimal (a single jug of long life orange juice to be drunk out of shot glasses and a bowl of withering fruit on one of the tables and an omelette couldn't be achieved at the same time as scrambled eggs as she 'only had one oven') and the butter on the table was rancid and had an insect in it. This guesthouse would have been just about acceptable at half the price but on discussion about the overpricing as we checked out, we were assured that this was the going rate in this area. This is not the case as we checked out one or two others and it seems that even if prices are comparable, standards are certainly NOT. In fact, we stayed at The Grand on Brighton seafront a few days later and for £10 extra each per person were treated to 5* luxury, helpful staff, amazing room with fresh new towels and a sumptuous breakfast. Such a disappointment; hugely over-priced and not at all comfortable in any way.

Another visit to Hythe and a return to Sunnybank Guest House where we received a warm friendly welcome from Suzanna and Tricia, breakfast was great, we had a different room this time, as previous visit the room was clean and comfortable. Ideally situated at the end of the High Street with shops, pubs and restaurants Hythe is close to Channel Tunnel and port of Dover for day trips to France.

Absolutely brilliant stay. Best place in Hythe. This is our second visit to this lovely house and the standard of accommodation and personal care is just as excellent as ever. Our room had generous space having a double and single bed with everything to hand . Clean and comfortable beds , shower wash hand basin - bags of hot water etc. The breakfasts are always varied and cooked fresh, to perfection and no request is too great. Personal service is fantastic. A big plus is that our kind owners provide a separate room that has TV. microwave, refrigerator,plates and utensils and plates which enables you to bring in a meal and a bottle of wine if you get fed up of eating out . A warm friendly welcome, Rooms clean & comfortable, another nice touch is guest lounge with fridge and microwave, a short walk away from High Street with plenty of choice of restaurants and shops, entertainment in most bars at weekends. Will definitely stay here again Pat B

Our third visit to this guesthouse in eighteen months. Trisha makes a great host and we always leave wanting to return! She has three or four rooms, that are decoarted and furnished very well. Breakfast is fantastic! Trisha cannot do enough to help the residents and she is a real credit to the people of Hythe,

This B and B is well situated near Hythe High Street which has a variety of eating places. The rooms are clean, if somewhat twee although the shower area is very small. One of the rooms has a huge step up and over to the bathroom which could be quite a problem at night. The lounge upstairs was a good feature. The big failure was a total lack of warmth from the owner. Not a smile, indeed a sigh when we explained that we needed to change rooms from the one with the big step to the bathroom because of my wife's medical condition. Breakfast was good but the glasses for orange juice were minute.

My family (we live in Germany) gave me a trip to our old haunts in the UK for my 70th birthday, and Sunny Bank was booked (four rooms) for a two-night stay. The decoration of this beautiful old house is indeed flowery- pretty, which might not appeal to everyone, but surely the most important aspects are comfort, cleanliness, a friendly owner and a good breakfast - all of which we got. The rooms were of a good size and the beds were very comfortable; I was surprised to read about guests not getting a good night's sleep. The showers are small, but no complaints. We had complimentary toiletries, i.e. soap and shampoo, but the rest you bring with you anyway, don't you? All the family - with the exception of my vegetarian self - ate a full English breakfast, which was very good, being thick slices of bacon, grilled tomato, sausage and mushrooms. I had fried egg on toast, but if you're a veggie you have to ask for a special breakfast. Cereals, toast and fruit juice were provided. Some members of Tripadvisor have complained about breakfast being served at tables in the hall, but the hall is large enough to take three tables, and the reason why there is no dining-room will become clear in the next paragraph of this review. One great plus for our group of eight people namely was the sitting-room upstairs, where we could spend time together, and also make tea or coffee (as we could in our rooms, too). A fridge and a microwave oven in the room could also be used. The garden, which is tended by the owner herself, is well kept. We could have had a barbecue and spent time in the garden, but our stay was too short. The owner herself is friendly and helpful and doesn't intrude on her guests. She has made a very pleasant BnB of her late Victorian home. We would definitely recommend staying here.

Charmingly old fashioned, this delightful B&B is perfectly situated at the end of Hythe High Street and is within minutes of shops, restaurants and the beach. The house is situated in an elevated prominent position with a gorgeous picturesque well tendered established colourful garden in front of it. Like the garden the rooms are also very floral and colourful from the walls, the carpets, the bedding and curtains which adds to the charm of this little b&b. The breakfast is extremely tasty and adequate and served in the large entrance hall. There is a room upstairs which is used as a little lounge for the residents, which was perfect for our stay as our family took over all four rooms and were able to congregate and relax together in this room. Thank you Trish for the Ballerina Geranium you gave to me from your lovely garden, which is now in my front garden and will forever be a reminder of our very pleasant stay in Hythe.
