You must avoid booking this property at all costs. They will cancel on your arrival and offer substandard alternative accommodation at the same cost. They will offer you a full refund if you want to cancel your booking, but then what are you supposed to do with your family at 10pm at night. The rooms shown on the advert on Expedia are not what you get, you get whatever they choose to give you. They will make up excuses of plumbing problems and we witnessed a few other customers being treated in the same way. On day two they changed our room to the 7th floor, which we found out was illegal in that block. Only long term lets and residents can stay on lower floors. The apartment reception staff refused us entry and threatened to call the police if we didn’t leave the premises. It took us over 2 hours of negotiations to retrieve our bags from our room, before we left the premises to find another hotel for our last night in South Vietnam. The company refused to refund our third night in full. Please book another apartment and create happy memories for your family time in Vietnam.

I had an extremely disappointing stay at Landmark 81 in Vietnam. The listing was completely misleading and the experience was far from what was promised. One of the main reasons we chose this unit was because it advertised having a washer and dryer in the unit. We were looking forward to cleaning our clothes after a long trip around Asia. While there was a dryer present, it was left unplugged on the balcony with no available outlet, making it completely unusable. When asked about it, the owner sent a middle-man to provide us broken drying stands to air dry our clothes. The guest bathroom had visible mold in the sink caulk, and throughout the stay we encountered multiple bugs, including tiny cockroaches. Because of how unsanitary the unit felt, we didn’t even feel comfortable using the provided toiletries and bought our own shampoo, conditioner, and body wash. Ultimately, we made the decision to check out early for our own comfort and hygiene. To make matters worse, after we left, the owner accused us of taking their toiletries, which is both false and incredibly offensive given we didn’t even touch them. There was no meaningful assistance or communication from the owner during our stay, and the lack of accountability and cleanliness made this experience truly regrettable. The photos along with the description on the listing did not match what we experienced at all. I would not recommend this listing to anyone looking for a comfortable or trustworthy stay.

Just say no

This is a beautiful property that's already showing it's age. The building is well maintained, the room is tired and poorly maintained. Holes in walls, peeling paint, etc. The mattress feels like a pad over a brick. It's absolutely rock hard. We left our booking and moved to another property. Never going back
