- Guests are welcome to use the boogie boards, beach chairs, floaties & beach toys during the stay. Please report any damage
- If you’d like to rent kayaks, surfboards, paddleboards, etc, the Guest Contact is happy to refer you to stores where those can be rented
- There is A/C in bedroom 1, bedroom 2, and the living room. The HOA does not allow A/C in bedroom 3. Pleasant trade winds (Hawaiian air conditioning) from the ocean, combined with ceiling/floor fans, cool bedroom 3 wonderfully. You can open window slats and doors to let the ocean breeze flow from the lanai off the living room through the condo and out of bedroom 3 window, and also upstairs if desired
- The condo is cleaned, and amenities are stocked between stays (not nightly)

NOTE ABOUT ONGOING CONSTRUCTION
- The building is undergoing significant multi-year renovations of the exterior cement/lanais/paint/underground pipes/grounds/parking lot/etc. The project is a little over halfway completed as of May 2025. During construction, the building exterior may appear unsightly, and construction noises can take place Monday-Friday from 9:00 AM to 5:00 PM
- Occasionally, amenities such as the pool, gym, or exterior features may be affected by construction and temporarily closed. Rates have been adjusted accordingly. The majority of guests still have a wonderful time, as the stunning condo views/interior/furniture are located right on a pristine white-sand beach with the soothing sound of ocean waves

Paradise!

Dave and Kristen are the perfect hosts, and their penthouse condo is the perfect place to stay! We were a party of 11 aged 9 to 70 and this was the perfect stay for all of us! The condo was comfortable and well-stocked, the beach area is perfect for sunbathing, snorkeling, and swimming. The condo was well stocked with beach and water gear also! The view is magnificent, and the unit is centrally located close to shops, restaurants and attractions. There were turtles on our beach each morning and evening and the kids even saw them while snorkeling. I highly recommend staying here - my entire family gave it a 10/10.

Aloha Paradise

We had an amazing time in Hawaii! The house was everything we needed and wanted. It was very comfortable and the location was perfect! The views were breathtaking from both sides! We even got to see a very large sea turtle basking on the beach just outside the house. Dave sent very detailed instructions on how to check in and out, which made it very easy for us to. He also provided a list of great recommendations. I highly recommend staying here, you will not regret it!

Amazing spot

The private beach is amazing. The apartment was as listed but the downstairs bedroom doesnt have ac so it gets hot. We had no hot water for a day but they fixed it. It was worth it for the location and views. Thank you!

Great large space for families

Overall we enjoyed our stay. Lots of space. When things needed attention, the host was responsive. It was located on a side of the island that allowed us to have good access to some beaches and activities we wanted to do. During our stay there was quite a bit of construction which was on the listing. While the interior of our place was great, the overall property was a little scary/run down. We were nervous when we pulled up. But the stay was still fine and we had a good trip. For the price it was a great spot and I would stay there again.

The location is beautiful, right on the beach and away from the busy areas of the island. We saw turtles swimming and on the beach daily. The furnishings in the property need some tlc or to be replaced. Host was very attentive when we reported a problem.

Great northward East shore location

Location at the north end of the Oahu east shore was in the middle of miles of the beautiful Koolau Range, but without all of the snarly traffic lines and density of the North Shore. The condo building (Pat’s) seems to be one of very few larger buildings around so you get some bigger building advantage without having nothing but other bigs to block your view. This unit with lanais to ocean and mountain was very clean, functional and comfortable. With the tradewinds, we never came close to turning on the AC units. Had some questions about operating the smart TV/cable set up; the property manager got on the phone on Saturday night to answer questions, and followed up with an in person “just to make sure your happy” the next day.There are several food truck, non-chain prepared food places, short drives north and south, and a very decent Tamuras market (produce and liquor was covered). We were undisturbed by some rejuvenation work during the week work hours in other parts of the Pat’s site. Looks like lots and lots of things have already been done in this unit and the site. One reserved parking spot right by the building worked great.

Great place to stay right on the BEACH!!!

I loved everything about this property other than one bed in the upstairs bedroom. The queen bed in the bedroom with the bunk beds needs replaced. The air conditioner in that room also needs to be better secured other than that the place had everything we ever needed. Thanks for a great family trip.

Large and comfortable--direct ocean view

The unit is a penthouse, two-story with stairs. Pictures are accurate. Rooms are large, beds were comfortable and kitchen was well-stocked and everything worked with the exception of the front door lock instructions, but management responded immediately. Three balconies (one mountain, two ocean), lots of beach toys and tons of towels. Management is responsive. Great location for a mini family reunion! We saw turtles up the beach and monk seal right out front (we immediately exited the water, they are very endangered). This area is beautiful and a wonderful break from the travel and crowds of Honolulu.

Fantastic Host

The view was to die for, host was very responsive when needed and gave great advise on things to do around the area. The building is under renovation, but don't let this stop you, we were not bothered by noise or anything from it. Beds were comfortable and great space. There was plenty of snorkeling gear, lawn chairs, a cooler, towels for the beach all at are fingertips that they provided. The only thing I would say is that the kitchen pans need to be updated and that the couch is not very comfortable to sit on. It is on the North Side of the Island so you do end up doing a lot of driving to get to things. We would book here again!

The perfect Island experience

The location was perfect. Right on the beach and a local vibe. Beautiful views and plenty of space. With a large group of teens, there was everything we wanted to do close by, and we took the bus that stopped right there. Delicious food within walking. And we even got to see turtles on the beach! It was a special time for all of us. There was some construction going on, but it wasn’t loud and disruptive during our visit. I would definitely come back.

My family and I had a great time! The host gave many suggestions of places we must see. Access to the parking lot was easy. The beach was beautiful and very accessible. Host provided many items to take to the beach. The host communicated with me the entire time. If your looking for peace and tranquillity this is the place to be!

Absolutely dicey location. Lock was broken on child’s room which someone from opposing balcony could access. Yes they offered to repair. Other children’s room had a curtain over open window. Building maybe under construction but it’s in an awful area of town, entire building should be condemned. Awful shape. This is not safe place for a family to stay. Total bait and switch. We left after day two because it was unsafe for us to be there with four kids. Scary area. We booked another place in north shore.. true north shore. This place is a dumpster fire! Do not stay here!!!!

The location and view are 5 stars with recent updates to the bathrooms (like new). The construction that is going on at the location is the only reason my overall rating wasn't a 5. That said we were gone most of the time so not really a factor at all. It is a 1975 structure so a little dated but overall we loved our stay and would return again (great value).

We loved the property! Perfect home away from home. The location was perfect! Right on the beach, near the North Shore. Turtles napping on the beach in the evening. We were close to the activities we wanted to enjoy. Grocery stores close by. We would choose this again!

Great Location Under Construction

The location was perfect. It would take an average of 45 fast minutes to any part of island. I would have given all 5 stars but it was under construction on one end and a pipe was broken so we did not have water for 24 hrs. Appliances need to be upgraded like the microwave. The gym had some good equipment but they also need upgrade and working machines. To sum up this place could be a jewel on the island!

Great location!

We loved the location! Closer to the activities we wanted to do like the Polynesian Cultural Center and Kualoa Ranch without the congestion of Honolulu. Beautiful sunrise, and our own strip of beach. We did have a few repairs we did like replacing a smoke detector battery, but it was easy to do and management was easy to talk to.

Home away from home!

Pat’s at Punaluu was an amazing condo for our family of 8! The pictures do not do this rental justice. It’s peaceful and the views are breathtaking! Great communication from the host during the rental process, leading up to our vacation, and during our vacation. Definitely visit Kaya’s Market when you are here… great food, and the ladies in the market are friendly and sweet! You are just minutes away from the Polynesian Cultural Center. Plenty of food trucks around to sample the local cuisine. I wish I could give this listin 10 stars!

Beautiful View and Quiet Getaway

Thoroughly enjoyed our stay but as a Texan, I was not prepared for the lack of A/C. By the third day, we acclimated to the "island AC" and it was fine. Couldn't recommend a better location or better amenities. Will stay again---just might night book it in the heat of summer.

North shore haven

Dave's penthouse eas the chill, relaxed space we needed after a a week in Waikiki. We were able to experience a whole new side of Hawaii and really relax. The penthouse was everything we could ask for, the ocean could be heard from every room and the Tradewinds kept us cool. Dave was easy to contact and was helpful and a delight to rent from. 10/10 will be back again.
