Indoor Area: Master Bedroom I Queen Bed, Full Bathroom with Shower, a 50" Smart TV and One Closet. First Guest Bedroom I Queen Bed, with One Closet. Second Guest Bedroom I Two, Twin Over Bunk Beds, and One Closet. Living Room I Couch, 65" Mounted Smart TV, and Electric Fireplace. Kitchen I Refrigerator, Dishwasher, Microwave, Oven/Range, Keurig, Kitchen Utensils, Seasonings, and a Stool Counter with Three Bar Stools.

Disclaimer: The home is by a small lake in the community, but it is not directly on Lake Granbury or the Brazos River.

Outdoor Area: Patio Area, Grill, Seating, Firepit, and a Playground with Two Swings.

TELEVISION and INTERNET: There is a Mounted 65" Smart TV in the Living Room and a 50" Smart TV in the Master Bedroom that have access to Netflix, Disney +, and Hulu. You may also cast to the TV and connect to the high-speed wireless internet provided.

INTERACTIONS WITH NATURE: We kindly ask our guests to enjoy their stay at our VRBO while being mindful of the local wildlife. The surroundings of our property may attract various animals, including ducks, turtles, fish, birds, and snakes. While these creatures add to the natural beauty of the area, we encourage caution and respect during encounters. Please refrain from feeding the animals and stay out of the lake area, as there are snakes in the area.

KITCHEN AND COFFEE: You will have access to a Keurig with complimentary pods, creamer, and tea. The kitchen is fully equipped with knives, cookware and appliances.

ENTERTAINMENT: There is a kid's playground in the backyard, along with two swings. There is also a variety of board games and card games in the home that can be used during your stay.

CHILDREN: The house is child-friendly, and you are encouraged to bring the whole family but please be aware the house is not "childproof" - there are stairs and different elevations in the backyard and around the exterior portions of the home and many decorative items within reach. It is your responsibility as a parent to evaluate the suitability of the property for your needs, and to ensure your children are safe and following the house rules. Please do not leave children unattended.

***GUEST FEES***
There is no extra charge for smaller groups, up to 4 guests. More than 4 guests will have an additional charge of $20 per guest per night. This pricing will already be placed in the VRBO pricing before booking and will be shown during the checkout process. Anyone over the age of 2 is considered a guest. Please note, in order to maintain a cozy atmosphere for all guests, please be aware that our VRBO property has a strict maximum capacity of 8 guests during your stay. Please do not allow unauthorized guests in the property, any kind of event or gathering will be subject to immediate eviction without refund of rents or deposits.

Please be sure to send us your guest list prior to arriving. Otherwise, the Security Booth may not be able to grant you direct access to the community.

Parties or Events are Not Allowed, No Smoking Inside of the Building, No Pets Allowed. Please Keep the Noise Levels Down After 9 PM, Unregistered Guests Are Not Allowed on the Property, No Eating or Drinking in Bedrooms, No Littering, and No Fireworks are allowed.
