✦ IMPORTANT INFO & HOUSE RULES

⚠️ Due to unfenced pond, hot tub and uneven grounds, property is not suitable for unsupervised kids, pets, or persons with mobility difficulties or impaired judgement. ⚠️

✦ This is a PARTIAL HOME RENTAL with private use of the entire rear property including 2 separate buildings and spacious backyard.
✦ GUEST AREAS are private, not shared. Master Suite has 1 wall shared, low/seldom noise.
✦ The front home residents are usually available if you need help accessing property. It’s unlikely you’ll pass anyone except in the front of property.
✦ Host will notify booking guest if entry is required for maintenance (unlikely for short stays).

✦ QUIET HOURS: 10 PM – 8 AM
Typical Neighborhood noises; 1 busy street behind property; no access in/out (divided by Brea Creek). Privacy fences all around.

✦ BOOKING GUEST IS REQUIRED TO REGISTER ALL GUESTS PRIOR TO CHECK-IN AND PRIOR TO PROPERTY ENTRY. Booking Guest will be charged MINIMUM $30 per person per night for unregistered guests on property.

✦ NO SMOKING, NO VAPING INSIDE, NO ILLEGAL DRUGS, NO ILLEGAL ACTIVITIES, NO FIREWORKS in, on or near the property.

✦ EVENT & ALCOHOL RULES
• NO unauthorized parties, events, guests or visitors.
• All guests, parties or events MUST be approved by the host & Booking Guest must PAY ALL FEES PRIOR to Check-in or ENTRY on property.
• Booking Guest must notify host of ALL GUESTS AGES PRIOR to Guests Entering Property.
• Underage drinking strictly prohibited. Hosts reserve the right to check all guests ID’s for legal ages.
• No drinking or open containers of alcohol indoors.
• No glass bottles allowed to prevent broken glass in high-traffic or barefoot areas, and to minimize accidents.
• No excessive alcohol consumption.
• No rowdy, reckless or belligerent behavior.

✦ Our neighborhood is important to us, and most residents live here full-time. Please respect the community.

✦ AVOID ENTERING OR LOITERING by NEIGHBORS property. PLEASE RESPECT NEIGHBORS, Stay off of their properties, do not stop cars mid-street or aim headlights at neighbors homes.

✦ MEET DELIVERIES outside on time; avoid deliveries behind gate or to home’s front door. TRY TO WAIT for transportation & deliveries in Guest areas, or behind or near entry gate.

✦ The Property has 7 EXTERIOR CAMERAS operating 24/7 for security & compliance.

✦ BOOKING ACKNOWLEDGMENT
By booking, all guests acknowledge, understand and accept the risks associated with this property and agree to assume full responsibility for themselves and their party, including children and pets. Booking constitutes acceptance of the property’s liability waiver included in the Short Term Vacation Rental Agreement or upon request prior to booking.

Booking Guest must sign or reply with acknowledgement of the Short Term Vacation Rental Agreement upon booking. The booking guest may request to review the agreement prior to booking. If guest books and then refuses to accept the terms of the agreement, the guest must cancel booking within 24 hours in order to receive a full refund.
