The hotel is just a short walk from the train station, about 5 mins. The reception staff were very helpful and even though we arrived early (11am) we managed to check in and get access to our room. We had booked a family room as there were a few of us staying over the weekend. The room itself was huge, very high ceilings, three single beds and one double. The bathroom was beautiful, there was a shower and also a seperate bath with a TV, although we couldn't work out how to get the tv on! It would be a great room for someone with children. There was the usual tea/ coffee with biscuits, some bottles of water, a TV and ironing board. The room was a mixture of new and old. The furniture let the room down a little and it looked a bit old and tatty but it did the job. The only problem was you could hear the floorboards creaking from the people in the room above. It did wake me up around 2am but I guess it's to be expected with an older style hotel. Breakfast in the morning was a cold buffet. There was fruit, cereals, cheese, ham, salmon and some pastries /scones. Previous reviews I had read beforehand absolutely slated the breakfast so I was expecting the worst but it actually was nice and there was a good selection. It is a small room which seems to get busy so I'd probably say to get there early. All in all it is a nice convenient hotel, a little cosmetic uplift would do it wonders as there are cracks and chips in places.

It's a boutique hotel,stayed here for 3 nights,not far away from Waverley train station,it's in the new part of Edinburgh,about 12 minutes walk away from the princess street,good pubs and restaurants around in about 10 minutes walking distance. Price: I thought for £100 a night it was steep One bedroom:strongly advice people not to choose single bedroom as they are located in the basement and got poor ventilation. Didn't opt for the breakfast option so can't comment on food. Conclusion: average stay some hotels were much better off in the old town

Very nice hotel in the center og Edinburgh. The rooms are nice and clean and of a good size. The service in the reception could improve as you may get the impression that he did have more important things to do than serving you. Regardless of that a very nice place and I would choose it again.

Stayed 2 nights, Nice area, within walking distance of city centre & about 20 minutes from Edinburgh Castle. Clean room, great shower but room was very stuffy, towel rail was on & could only open window couple inches, therefore sleep the first night was not good. Askec ic they could turn it off, which they did but still room was uncomfortably hot. Staff pleasant & helpful, we didn't have breakfast, but plenty places around to grab a decent breakfast.

Room was a little dusty when I first arrived, especially the windows area. The room did not have any air conditioning and hence will get extremely stuffy. The only solution to this is to open the windows a little. However, when I opened the windows, multiple huge spiders came in. It was a horrifying experience and I couldn't use the bathroom in peace at all with the spiders hiding around in the bathroom. Perhaps the management could install some air conditioning to prevent the room from being so stuffy. On the bright side, the reception was friendly.

The location was ideal. Not far from the tramline and a quick walk to the middle of the city. The staff were pleasant, courteous, and helpful. I would imagine access for wheelchair users wouldn't be great, as there are a lot of stairs when navigating the building. I found that kind of interesting though! The room was lovely, bathroom was spacious and clean. Now that I think of it, there was, strangely, there was one point of the day where there was no hot water which I find unusual for a hotel. It was only a minor inconvenience. Other than that I have no complaints. We paid a very reasonable rate and I would happily return or recommend others to.

I was due to stay at this hotel at end of May 2017. I booked a room 24 hours in advance of my planned stay for £109. On the morning of my booking (24 hours after booking made, 8am on day of sue arrival) I realised I could no longer stay. I rang the hotel immediately, explained my error and requested that I be able to speak to someone about possible solutions regarding a refund/partial refund. I should note that I booked on booking.com and it was clear there was a no refund policy. However I requested that considering there were no more rooms available that if I cancelled my booking so that the room was then available again and it got rebooked that hotel management consider a refund. I was told the only option was to put in an email, I could not speak to management. In good faith I cancelled the booking. I noticed later in the day the room was re-booked. I then attempted multiple phone calls (international calls) and emails to request an opportunity just to discuss the issue with management so that they may at least consider a partial refund. Cut a long story short, no option to speak to management, no reason provided just a flat out no option for refund. We were offered a discount in future but I made it clear from the start that we live in Australia and could not enjoy this offer. Other hotels we stayed at whilst away allowed us to cut our stay short if they rebooked the room, all I was requesting was a conversation to at least explain my situation and was not allowed this. £109 is a considerable amount of money to pay without any service - its a shame that I was not allowed a small opportunity to discuss my issue for this fee. Disappointing.

Had a two night stay in May. Building location is convenient location with several coffee shops and restaurants nearby. Hotel staff very helpful and gave several suggestions on where to grab a meal. Ate at The Basement restaurant near the end of street with very good Mexican food. Building a bit of a maze but have beautiful wood banisters on the stairs and nice lighting. Our room was very comfortable, nice shower area and plenty of room. Room was quiet even though we faced the street. Would recommend staying here.

I stayed at the Albany Ballantrae on a recent week long visit to Edinburgh and found it excellent. I moved to this hotel on day three of my trip because the first hotel I stayed at couldn't accommodate me for all seven nights. My first night at the Albany I had a room in the basement that was very small but clean and relatively quiet. Day two I moved to a main floor room that was excellent. The room was large, exceptionally clean, and very comfortable. The bath had a nice shower with plenty of hot water and I thoroughly enjoyed my stay. The staff was very helpful, especially Anna. The location was perfect and within walking distance of The Royal Mile and Princes Street.

This hotel is lacking in guest services....last month's stay was a disappointment for the money paid. The restaurant is open only for breakfast. They have a bar that is never open because they have no one to staff it. One desk clerk was kind enough to go and get us 2 glasses of wine and another kindly got ingredients for a hot toddy. Room cleaning services stop promptly at 12 noon. There is no a/c in the hotel which made our room hot and stuffy even with the windows open. I will not book this property again.
