This is a no stairs, ground floor property. The space features blended living and dining areas and open kitchen. The spacious living room is furnished with a sofa sleeper and Smart Flat Screen TV for everyone to enjoy after a fun filled day at the beach. This beautiful kitchen offers stainless steel appliances with granite counter-tops and a breakfast bar with seating for four. The kitchen is fully stocked with everything you need to cook your local catch of the day. Dining area seats six comfortably. Down the hall are two cozy bedrooms and a sleeping nook with bunk beds for the kids. The master suite offers a plush king size bed, Smart flat screen TV and private ensuite bathroom with a single vanity and bathtub/shower combo. The guest bedroom offers a plush queen size bed and smart flat screen TV. The detached second full size bathroom with a shower is located in the hallway right outside the bedroom and kids nook. Let the kids enjoy their own space in the kids nook with a twin over twin bunkbed. The community pool is just a short walk and is only shared between only 10 townhomes. Close to shopping, dining and local activities, along with just a short car ride to the Texas Gulf Coast Beach! Kick back, relax and enjoy your stay at Beach N Bungalow! Additional Features: 2 parking spots in the driveway just steps away from the door. A starter supply of paper towels, toilet paper, trash bags, hand soap, body wash, shampoo, conditioner, makeup towels, dishwasher detergent & laundry detergent is provided as well as a couple of coffee pods with creamer and sugar. Things to bring: Beach / pool towels, beach chairs, umbrella or canopy, sunscreen, food, condiments, ice chest for your beach drinks, etc.. Cable / WIFI is provided but outages on the island does occur at times. We cannot guarantee the reliability of those networks. Each property is treated for pest control but on the island, mosquitos and bugs are plentiful This neighborhood does not have golf cart access to the beach, but you can find plenty of golf cart rentals for the day to get around. This Rental Agreement is a legally binding agreement between you, Port Aransas Island Rentals LLC., and the homeowner. By making a reservation with us, you are agreeing to the terms and conditions as stated below. As per Federal Law, Port Aransas Island Rentals, LLC., has the right to refuse service to anyone. You must be 25 years of age or older to reserve and book a vacation property and must be one of the guests staying in the rental home. Verification may be required prior to or during your stay.
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host: Every effort has been made to show and describe the rental property as it is actual but we cannot guarantee all items shown in pictures and as described will actually be available as homeowners upgrade and remove items from time to time. Each home is privately owned, furnished, and equipped by the homeowner. Guests agree to take responsibility for treating the home with care. Trash service days will be posted. Please follow the directions so that trash is picked up. Removal or rearrangement of furniture is prohibited and may result in additional fees. Guests will be charged for any damage or destruction of property caused by any of the guest, or if extra cleaning required. Certain areas in each rental property may be inaccessible for personal owner`s storage and guests may not access these areas. Guests are responsible for doing their own dishes and properly bagging the trash and taking it out. Trash collection days will be posted. Our properties may have cable, satellite TV or streaming services, however, properties are individually owned, and we cannot guarantee TV channel availability. Rental properties do not necessarily offer premium packages, Movie Channels, Sports Channels, Pay-Per-View, etc. Occasionally there are interruptions in cable, satellite service, and/or internet services due to unforeseen circumstances. We do not guarantee the availability of cable, satellite service or internet. No refunds will be offered if service is down, but we will make every effort to correct the problem in a timely manner. Hereinafter known as the “Premises.”
LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”). After you have made your reservation, you will receive a confirmation email of the payment receipt and details of the reservation. By accepting the terms of this rental agreement, you authorize Port Aransas Island Rentals LLC., to automatically charge your credit card on file for your remaining balance unless you make other payment arrangements. QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. All rental properties are located within private neighborhoods and guests shall not trespass into other properties within the neighborhood. Occupancy and use of premises or amenities should not disturb or offend neighbors or residents by means of parties, excessive noise, obnoxious behavior, excessive speeding through neighborhoods, discharge of fireworks, or any other noise-inducing mechanisms. OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of 8 guests. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host. IF YOU ARE FOUND TO EXCEED THE MAXIMUM OCCUPANCY LIMIT OF YOUR HOME, IT WILL BE CONSIDERED A BREACH OF CONTRACT AND WILL RESULT IN IMMEDIATE EVICTION, AND NO REFUNDS. BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process. UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None. SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement: Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State`s requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent. PETS. If the Host does not allow pets, here are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited. Pet friendly homes are listed as so on the property information page. In those homes, the following terms and conditions apply: A non-refundable pet fee, per pet is charged per stay for all pets. Pets must be completely housebroken, well behaved, and pest free. Pets are not allowed on furniture. Please pick up after your pet. A kennel will be provided at each property for your pet to stay in while left alone. Guests will be charged for additional cleaning for removing pet hair and other pet-related material from furniture or the yard or any damage that occurs. Pets shall not be left uncrated while alone on premises. Guests agree to pay for any damages caused by pets. If pets have an accident indoors, all clean-up will be performed by the guest. Guests must agree to clean up all outdoor pet waste and deposit in outside garbage cans. Failure to comply with pet clean-up policy on the premises may result in additional cleaning charges that will be charged to the guest`s credit card. Guests always agree to be in full control of their pets and take full responsibility for their pets’ wellbeing. Area leash laws must be followed. If any of these Pet Policy items are not met, Guests are in violation of this Agreement. Grills. Guests who use the BBQ grills or fire pits are responsible for cleaning them after their use. Guests may be charged up to $100 for cleaning. Properties with propane grills or fire pits fueled by liquid propane will under no circumstances add charcoal, wood or any derivative of charcoal. If Guests add charcoal / wood to a propane grill, guests may be charged for the replacement of the grill. Guests are responsible for providing any charcoal or propane that may be needed. SMOKING POLICY. Smoking or Vaping on the Premises is prohibited. Golf Carts. Some areas in Port Aransas allow for the use of golf carts for travel. If the property is not in these areas, golf cart use is prohibited by the city of Port Aransas. The city may ticket or fine anyone caught operating a golf cart in restricted areas. It is your responsibility to understand and follow all golf cart rules and laws for the city of Port Aransas.
SUBLETTING. The guest does not have the right to sublet the Premises. INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law.
