Ty Fferam Bailey is an 18th Century luxury farmhouse tucked away down a quiet country road on its own acre of private land just outside of the village of Bethel. The accommodation is bursting with character and has so many brilliant features to delight both grownups, children and it is pet-friendly, allowing a maximum of 2 pets.

Sleeping up to 14 guests in seven bedrooms, the accommodation is ideal for extended family and friend groups, and for special celebrations. The idyllic and private location is picture perfect for outdoor festivities. You'll take home special memories from your stay in Ty Fferam Bailey.

You can tell from the moment you arrive that this house is special. An impressive gravel driveway wraps around the house, the pastoral garden is just calling out for a trial runaround and those views!

The period home has been decorated and furnished in a contemporary style, so you get the feel of a beautiful rustic countryside property with plenty of modern comforts. A perfect combination!

Accommodation is set over three floors with plenty of entertaining space on the ground floor and the top two floors accommodating six of the seven bedrooms and bathrooms.





What's on the ground floor?

Inside and out, Ty Fferam Bailey delivers on space. An acre of land, an amazing oversized kitchen/diner, two sitting rooms, and a separate dining room, all make for optimal space for family reunions and celebrations.

One of our favourite spots is the beautiful period conservatory which offers a warm sanctuary, even on chilly or rainy days. Where you can enjoy a cup of tea whilst enjoying the beautiful views.

Enter the house into a large porch area, perfect for hanging up wet raincoats or sandy items from your day trip to the beach - it's only 2.5 miles away!

A large hallway flows into the many downstairs rooms, one of which is a cosy snug living room at the front of the house, complete with a wood-burning stove. This is the perfect place for some peaceful respite when you need it.

Off to the right is a large dining room with a dining table to seat 14 guests. It's a great space for relaxed family meals and fun-filled games evenings… Anyone for cards!

Leading off the dining room and up two steps is the main living room. It's wonderfully bright and spacious with lots of natural light and French doors lead out to the front garden. The room is furnished with several comfy sofas and armchairs, and a large wood-burning stove for those cooler autumn-winter evenings.

The open country kitchen is well equipped and features a central farmhouse table where you can chat with friends whilst cooking and where little guests can give you a helping hand to prepare meals. It's also the place for laid-back breakfasts, rather than using the formal dining room.

Off to the side of the kitchen, you find an ample utility room with a washing machine, tumble dryer and a separate downstairs toilet.

There is a spacious twin bedroom on the ground floor ideal for guests who have difficulty with stairs.



Sleeping arrangements

Aside from the ground floor twin bedroom, the rest of the bedrooms are set over the first and second floors with two king-size bedrooms, three twin bedrooms and one double.

The double bedroom is en suite with a small bathroom featuring a shower, washbasin and toilet. There are two further large family bathrooms, so you don't have to worry about queueing in the morning!

On the upstairs landing, there is a door that takes you to a secret staircase leading up to a large twin bedroom that has been converted from the attic. Ideal for older children and teenagers who want to enjoy a grown-up space all of their own.

With the range of rooms, views, and places to relax and entertain, Tŷ Fferam Bailey really does have something for everyone. It's a secret haven just waiting to be discovered and a great space for those seeking peace and quiet in the countryside.



Rural bliss in one acre of grounds

Ty Fferam Bailey stands in one acre of grounds with stunning uninterrupted views to the countryside, the Snowdonia range and through to the Llyn Peninsula.

It's an amazing space for children to run around to their heart's content and for adults to enjoy a peaceful place to relax with just the sound of birdsong and those spectacular views for company.

There is a separate small garden with a swing set and slide which will delight your children even more, as well as plenty of space for outdoor dining.

The property is accessed by a very quiet road and there is ample parking for several cars in the private driveway. EV Charging available as an optional extra. This property provides one travel cot and one highchair - We dont provide a travel cot mattress and cot linen.

Ty Fferam Bailey is the perfect family-friendly retreat. It's incredibly spacious with a huge garden. The interior layout is perfect for children to run around without getting in the way of the grownups. There are so many little corners to play hide and seek and tag. Ample space for children to play and where grownups won't feel overcrowded.

All about Bethel

Bethel is a lovely village on the southwest coast of Anglesey, just 2.5kms from the nearest beach and a four-minute drive to the larger village of Malltraeth. There is so much to love about the area, surrounded by fields and country lanes. The village is small but has a great corner shop which sells lots of fresh produce and cupboard essentials.

Malltraeth sits at the end of a large bay lying 13.2 miles from Menai Bridge and bordered by Trefdraeth to the north, Hermon to the west and Llangaffo to the east. The Afon Cefni (Cefni River) flows through the village to its estuary at Malltraeth Bay.

Malltraeth is home to one of the largest populations of Lapwings in the UK. There is an RSPB reserve in the Newborough Forest area, around 2.5km south-east of the village.

Newborough is a fantastic nature reserve and offers lots of walking, bird watching and relaxing on the long sandy beaches.

An Idyllic Spot with tons of Space
The location and house are spectacular. We had plenty of room for the 10 people who were travelling together. The site, however, had many mechanical issues which were not responded to as quickly as needed. We arrived at 4pm to find the place with no heat, and with two emails and one phone call didn't receive assistance until 10am the following morning. Not a great start w/ communicating with the owners since we were given an emergency phone call to use.... to no avail. The furnace needed a new part and was fixed, but seemed to be set on a timer to go off at night and many of our guests were cold during the night, until the heat went on in the mornings of our stay. The microwave blew a fuse and the hot water pot needed to be replaced. We would have liked waste bins in the bedrooms, and manuals to help explain how to use the appliances, since the European models are different than American versions of things such as thermostats, washers, dryers, and dishwashers. With just a little more attention paid to details, this would easily have been a 5-star experience.

Ideal family location.
So much space for everyone and a view which must be in the top 5 in the UK for holiday property. The children loved the play area in the garden and having the small lounge for themselves.
