Kick back and relax in this calm, stylish space that sleeps 4! "THE NEST" is the ground floor apartment of "THE BIRDHOUSE" which is a single family home on a huge lot. You'll be right in the middle of it all... without being in the middle of it all! High ceilings, tall windows, and a super stylish space make this place one of a kind. It's perfect for a couple but can sleep 4 with the king bed & sleeper sofa! Relax on the patio, grill some burgers, and get comfortable! READ MORE BELOW!
The Space:
Habitude Stays is known for our super well-appointed, cozy/stylish spaces and THE NEST is no exception!!
When you arrive and park at the designated space, simply walk down to the gate. You'll go through the gate onto the huge private patio where you can enjoy being in the peaceful surroundings! Feel free to use the grill, the outdoor table, the outdoor seating area, and the wood-burning stove. Past the patio is the immense yard. Up to 2 dogs (no cats or other animals) are allowed to travel with you (nightly fee of $20/dog applies).
INSIDE:
The main area is a large open area that includes the living room, dining area, and kitchenette. There is a wine fridge to keep your groceries cool, as well as a small/separate freezer. The only appliances missing from this kitchen (which is why we call it a kitchenette) is a stove/oven and dishwasher. However the microwave has a convection oven feature, there is also an air fryer, and a hotplate you can use to cook simple things like pasta/heat up soup, etc.
The bedroom boasts a super comfortable king bed as well as a giant closet and luxurious bathroom with huge shower. (shampoo, conditioner, and body wash provided)
Back in the living room, you'll find a half bath with washer/dryer to use for laundry. Although there are stairs that go up to THE BIRDHOUSE (main house), you can be confident knowing that the door at the top is locked and cannot be open without a key on both sides. You will have full privacy in THE NEST!
Last, the living room is a large area complete with an incredibly comfy sectional that has a hide-a-bed for extra sleeping space. You will also be able to log on to any of your streaming accounts via the smart TV and enjoy the board games/craft supplies provided!
Guest Access:
Guests can park in the designated spot to the left of the main driveway, and access the unit through the gate to the left of the house.
The Neighborhood:
THE NEST is located on a quiet street in a quiet street in a transitioning neighborhood. It is 3 minutes off the freeway yet you don't hear fwy noise due to the lush landscaping and tall trees (especially in the summer!). The house itself is on the top of a hill and is very private. The area is becoming known for shopping and dining and is conveniently located about 15 mins from downtown Birmingham, 10 minutes to Trussville, 10 mins from the airport, and about 10 mins from the Barber Motorsports Museum.
Getting Around:
The best way to get around in this area is to rent a car
Other Things to Note:
RENTAL AGREEMENT
• The rental agreement must be signed in order to gain access to the property. Note that this link is sent out within 5 minutes of booking. PLEASE READ as soon as you receive it. If you do not agree to our house rules and disclosures, you have 48 hours to cancel with full refund *IF* your reservation is more than 14 days away. (see cancellation policies)
HOUSE RULES/DISCLOSURES:
• You will be required to upload a government issued ID. It must have the same name as the name on the reservation
• Check-in is at 4pm and check-out is at 11am. Guests will be charged $50 for an unauthorized late check-out.
• The house was originally built as a single family dwelling and the garden apartment (The Nest) was added on later. This means YOU WILL hear a bit of noise from the upstairs guests and it cannot be prevented. Don't worry... the guests are asked to be as quiet and respectful as possible and the same "no gatherings" rules apply to them as well. However, there is no way to completely cut out all sound (like guests walking down the hall to the bedrooms, etc).
• The guests ONLY have access to The Nest's yard and patio. Guests MAY NOT ENTER the backyard of The Birdhouse (main house).
• The person booking must be one of the guests staying. If you are booking on behalf of someone else, you need to use the "I'm booking for business" OR, have that person book using their airbnb account.
• The booking guest must be 25 years or older
• The number of guests in the unit must match the number of guests you noted in your reservation. If it does not, you need to alter it by choosing "change reservation". Note the max # of guests at this property is 4
• The number of people on property at ANY TIME including INDOOR AND OUTDOOR areas may not surpass the amount listed in your reservation. Other than a food delivery person coming by to drop something off, there can be no visitors of any kind. If you would like a special exception to this rule, please message the host to ask.
• Up to 2 dogs are allowed with a $20/dog per night fee (this will be collected through the resolution center and you'll receive an email with a link to do so)
• Dog messes and poop must be picked up after, may not be left alone (unless crated), and any excessive barking may result in being asked to leave the property
• There is an outdoor camera on the front gate of The Nest and it is monitored and stores recordings. There are also cameras on the main house (Birdhouse) porch and backyard in the pool area. There are NO CAMERAS INSIDE EITHER UNIT.
• There is no smoking inside the unit. Any smoking must take place in the designated smoking area outside. If the cleaners smell weed/cigarette smell inside, the guest will be charged a $250 fine
• There is designated parking for ONE CAR. No additional cars may be parked anywhere on the property and the guest will be charged for any towing/impounding fees if any additional cars need to be moved.
• Quiet hours are 10pm - 8am and any excessive noise during this time may result in your reservation being cancelled with no refund.
• The guest is financially responsible for any damages done by them (beyond wear and tear), their guests, or their dog(s), as well as the replacement costs for any missing items.
• The TV is a smart TV and does not have cable/satellite services. The guests can log into their streaming accounts and are responsible for logging out of them before they depart.
• It is the guest's responsibility to make sure the door and windows are locked when they leave. The guest should also turn off lights when leaving the unit to save electricity costs.
• There is no control (thermostat) for this unit as it is located in the main house. The guest can message the host at any time to adjust the temperature as we have control of it from an app on our phones. The guest can also use the vents to control the amount of air flowing and there are is also a space heater in the unit if needed!
• There is exterior lighting that goes on at dusk and turns off in the morning. It is there for the guests safety and must not be unplugged or turned off.
• In the event of a severe storm (tornado watch/warning), the Birdhouse guests may need to shelter in place in the mechanical room in The Nest. The guests of both properties will be notified and phone numbers exchanged so they can communicate if needed. There will also be an emergency code programmed for the nest door so that the birdhouse guests will have access to the mechanical room which is the safest part of the house to be in this situation.
• No glitter or confetti is allowed in the unit and nothing may be taped or nailed to the walls
• Only toilet paper may be flushed down the toilet. The guest will pay for any plumber expenses if a plumber needs to come out to fix and it is found that the blockage is due to anything other than toilet paper being flushed (this includes paper towels, baby wipes, and tampons)
• If extra cleaning is needed beyond a routine clean (excessive trash, furniture being moved, a large amount of dishes that need to be washed), a $100 excessive cleaning fee will be charged
• If throwing anything away in the big trashcan outside the fence, it MUST be inside a bigger trash bag. Birmingham's trash service is by hand... which means there is a person physically picking up bags out of the trash can. They will not pick up loose items like a doggie poop bag or a fast food bag, etc.
• The BBQ and/or wood stove must be used safely. The BBQ must remain away from the house exterior walls and fence when cooking. The booking guest is ultimately responsible for any harm to themselves or others, or the Nest/Birdhouse property, when operating the BBQ and/or wood stove.
• The guests are responsible for cleaning the BBQ and/or wood grill when finished using, and turning off the propane. The cleaners WILL NOT clean these and the guests will be charged an additional $50 if they are found to be dirtier than before the guests stay.
