Stay at Austons Down for a business trip in Warwick. The house is beautiful, room was excellent, bed was very comfy! The hosts were very nice, made me welcome and brought fresh tea to the room. The breakfast was excellent! Will stay again when in the area again. Highly recommend! Many Thanks for a fantastic stay.

As a regular visitor to this area to catch up with family and friends, I have used various hotels/ motels in the area. On this occasion all my usual haunts were fully booked so I trawled the internet for a nearby alternate. I found Austin’s Down and I am pleased to say it was an excellent choice and one that I shall return to. A lovely house, full of antiques, lovely decor and paintings, with a country house feel. Greeted by Lucy, and given the Stratford bedroom, which was spacious and very comfortable. The bathroom was modern, with a lovely walk-in shower and excellent fittings. After an excellent nights sleep ( very peaceful area ), I had a very good breakfast accompanied, at a large communal table, by my fellow guests. A fruit starter ( melon, raspberry compote, strawberries and natural yoghurt) was followed by a full English, accompanied by a pot of tea and freshly baked bread. A great start to any day, and after packing I had to leave this lovely place for pastures new. I shall definitely return on my next visit to the area.

I chose this place as I needed to work in Leamington the following day. Although it meant a 20 minute drive in, I am glad that I chose this excellent B & B. I like peace and quiet and certainly got that in style too. A bit off the beaten track, but in my case, worth it.

We really enjoyed our overnight stay here - Lucy and John are very welcoming and accommodating. The house itself is beautiful, and our room was very clean and nicely decorated and had everything in it we could possibly need. Breakfast was delicious too. We would definitely stay again.

My husband and I spent 5 wonderful nights at this excellent B&B. It had the best of everything you would want/expect - gracious, helpful hosts, a comfortable, spacious, and well appointed room with a large, modern bath, and outstanding breakfasts. We cannot say enough about Lucy and John, from the tea upon arrival, to the engaging conversations. They had ready dining recommendations that were spot on. And the funny puppies always kept us laughing. It's a little hard to find the home, but once you are there, you may never want to leave!

Julie and I have just stayed at Austons Down for two days during our visit around the Cotswold's. The room was extremely spacious with everything you would expect from a good quality B&B. The only downside was the quality of the broadband, but at the end of the day it worked reasonably well. Lucy, the owner, is very friendly and welcoming. In the evening, try the red Lion at Claverdon if you like good food. If you fancy fantastic fish and chips go to Nelson's at Hockley Heath (well worth the 20 minute drive).

On arrival shown to our room by Lucy, the owner. Lovely large room with full tea making facilities. En-suite spotlessly clean and large. Lucy then made us a pot of tea and served it in the pagoda in the grounds. Great night's sleep in a very comfy bed as the room and entire house was quiet and relaxing. Choice of breakfast served at time of choice. All in all, a lovely 2 night break. Both Lucy and her husband John are very welcoming and friendly. Thankyou Lucy for sending my keys back to me which I had left in the wardrobe.

A lovely 20 year old, 3 guest room, country house on a farm, midway between Stratford-upon-Avon and Warwick. The whole house has the feel of having been recently redecorated. Our room was very large with very comfortable beds, TV and tea-making facilities etc. There was a big en-suite with an excellent large shower. The full English breakfast is served at a time of your choice. There two or three good pubs nearby.

Got a lovely warm welcome from Lucy who somehow knew I needed to sit under a gazebo and sip a pot of tea ! After settling me in my beautiful room I sat in the garden sipping tea and meeting their lovely black lab. I went in search of a meal quite late ( it's a B&B) and found a delicious meal at the bar of the Ardencourt Hotel. I was too late for the Red Lion or Crown pubs which are even nearer. The bed was very comfortable, the bathroom spotless. Breakfast was a perfect eggs benedict whilst the other guests and host John were very friendly. Great way to start the day. There had been a problem with the booking online and John and Lucy were tenacious in sorting it out on my behalf. I highly recommend this lovely B&B and it deserves all its great reviews.

A fabulous farm/country house. The Stratford room had a perfect combination of rural and contemporary. Lovely bathroom/shower. Its very large, clean and comfortable. The rest of the large house is immaculately kept. The gardens are large and perfect for walks. There is a stable as the family are equestrians. The hosts are wonderful, very accommodating and although we'd never met, felt like friends when i left. Breakfast was filling and lots of choice. It’s in the middle of lovely countryside. I didn’t have a car - so cab journeys to work were UKP20 each way. There is a highly regarded pub within 20 mins walk - 5mins drive. The Red Lion. I will return ...with my car.
