The hotel was very central to st Mark's square, and all the restaurant's and shops. It was very nice and clean. The staff were very helpful and would help you whenever you needed them. The safe deposit box in the room was free, where a lot of hotels would charge you a fee to use it. Which was good.

We decided to spent our friend birthday anniversary in Venice and we choose this hotel due to location mainly and secondly due to price and website pictures. The room was big enough and so do the bathroom and staff was friendly and helpful but that was the only good things. The furniture looks really old and tired (not vintage but tired). The TV was jus a bit bigger than a laptop - I had no idea that suchbsmall TV can still exists. Breakfast for a 4 star hotel was poor - every day we ate exactly the same things. If you can book without breakfast do it as tgere are lot of options ariund with lovely choices. The so called "happy hour" was a joke too so do not bother to spend time at hotel between 6-7 PM, better go out and will be cheaper than this happy hour. If you travel durin tide season make sure you buy special water boots (10 Euro per pair), otherwise you might get stuck in the hotel few hours. A lot of eating options around and for basic stuff in the room there is a convenient food store very close to hotel. Try the take away noodle options just 2 minutes away - yumiii!!! At the check out be prepared to pay another 4 euro /day / person as city tax - yes I know is like real robbery :) but you'll get used in Venice with all these hidden cost. To get to hotel the best is to take vaporetto from Piazale Roma until San Marco station (aprox 40 min and 7,5 euro/person) and from there just walk 10 minutes maximum. The water taxi is RIDICULOUSLY expensive - 85 euros one way (more expensive than my return flight to Venice) so not recommended from my point of view. Otherwise, Venice was lovely but 3 days was more than enough. Enjoy!

Disappointing stay in room 200. This room is shabby and unpleasant. The bathroom sink had a broken hot water tap that we reported but was not fixed during our stay - resulting in us being unable to wash our hands properly other than in the shower! Uncomfortably hot but plenty of mosquitos so decided not to open the windows. Staff were nice but this does not make up for the many negatives. Would not recommend this experience to anyone.

If I could give them less than one green circle thing, I would. I knew this was a budget hotel and not expecting 5-star service or amenities (I get that) but, I did expect some level customer service. Even though they have policies, I feel they could have shown some level of customer service, especially with all the competition in the area. In order to survive and get repeat business, service and word of mouth is important. My word of mouth is, keep looking. There are many choices of hotels in the area that are better, within the same walking distance from everything, with the same type of views, etc... Keep looking.

Firstly, this is a great hotel in the perfect location at an amazing price - win, win, win - then comes the but!! We read the reviews on here and decided to upgrade to a suit at an additional €80 per night (doubling the rate) and also opting for a room on the 5th floor to avoid noise. We arrived with my brother and his wife, who we had requested a room on the 5th but with no upgrade and on opening our room doors, theirs was much nicer!!! Tip 1: get room 502 as it had a great bathroom with bath and shower, plus no noise! The suite on the 5th was not nice to be honest with no bath and laminated floors so we called and asked to be moved. We ended up in room 105 which was stunning, but not a suite in my opinion - a suite should have a separate living area, not a table and chairs at the end of your bed. Also, it was directly over the running collection so between 06:00 & 08:00 each morning (apart from Sunday) we could hear a Crain and a crusher on the boat below the window - basically like having a running truck in your room. Tip 2: Free buffet in bar between 18:00 & 19:00 Tip 3: breakfast is pretty good so fill up for all the walking

Great location, clean hotel, friendly staff. The hotel is located in the San Marco area. Nearby are many Venetian sights, within walking distance. The price and what you get, I'm okay. Of course, Venice is one of the most beautiful cities in the world.

There are lots of things I liked about this hotel. The location is fantastic - it is a lovely quirky Venetian palazzo over looking a canal. The staff were friendly and very helpful and welcoming.The breakfast is OK - nothing special. The disappointment was that the rooms and furnishings are generally very tatty. There are relatively cheap and simple things the hotel owners could do to improve this. For example many of the lampshades have staining on them and the pictures on the walls are all ancient faded and water stained. If they just replaced these it would looked so much better and more 'refined' as they describe themselves. I don't expect things to be perfect and I like a bit of character but it felt like the hotel owners just can't be bothered which is a shame. Having said that the cleaning standard was good, the rooms seem to be lovely and quiet and location is very good but I did wonder if one could do better for the same price in this location.

This is a great hotel for visiting Venice. The location couldn’t be better. The hotel is clean and nicely decorated with a very nice breakfast. The staff is friendly and helpful. You couldn’t go wrong staying here.

This was booked through British Airways as a flight and hotel inclusive deal and exceeded my expectations. The common areas are nicely decorated, the staff really helpful be it reception, bar, room cleaning or breakfast. I visited the 2nd week of February as a solo traveller and the staff made me feel very welcome. The "happy hour" in the bar/restaurant area was a great place to have a drink and a few pre-dinner nibbles before stepping out the 50 metres or so to the night life. As the hotel sits above a restaurant you would think it might be noisy but I did not notice any noise even with the window open at night. It's location just a few steps away from some nice restaurants and shops and 2 streets from San Marco square make it a real find. There is even a canal view from a ground floor seating area.

we stayed here in february at the end of our mini tour of italy great location 2 minutes of st marks square for a great price we got upgraded to a canal view room which was great breakfast was fabulous very tasty & lots of choice very helpful reception staff think his name was akleon highly recommend
