This hotel is located along the main shopping alley, about 100m from Atlantis Hotel. It is important as the drop off point for vehicles are near Atlantis Hotel, and you will have to walk and lug your suitcases for the short distance to the hotel. Reception is on the 1st floor. If you want sea views, request for an upgrade to the upper floor. We didn’t as we can simply walk up to the rooftop patio to view the caldera, especially during sunset. Breakfast is included and is so convenient. You are either chose to be served at the patio or your room (based on requested time). Our room (No. 4) is spacious, has a comfortable double bed, with a large shower/toilet. Wifi is complimentary. Staff is friendly and helpful. They advised us what places to go, where to eat, places to avoid, airport arrangements, etc. Overall, we enjoyed the stay here as it is so convenient from the central location of the hotel to access all the places to visit. Highly recommended. Thank you.

We had a thoroughly enjoyable stay at Theoxenia Boutique Hotel. George met us on the street near the hotel, took our cases and led the way to the little hidden gem on the main pathway . We awoke on our first morning to a wonderful sunrise, the first of many sunrises and spectacular sunsets from the patio outside our room. The view of the Caldera from the patio was as good, if not better, as from any of the restaurants along the pathways. Our room, number 7, was a good size, the bathroom spacious with a large shower. Bed was very comfortable. Breakfast was delivered to our room every morning and we could either have it on the patio or in our room. Being close to restaurants and bars didn't cause a problem with noise, we could choose which windows to open or close accordingly. There are quite a few stairs, but this is par for the course in Thira, and the climb is well worth it! George and Effie, front of house staff, were so friendly and helpful, we felt like we were part of their family! Effie helped us print out our boarding passes, chased up tickets and confirmed our tour bookings for us. We spent our last afternoon enjoying the view from the jacuzzi and we were so sad to be leaving our little hideaway. We would highly recommend this hotel and hope to stay there again!

Theoxenia is one of the most beautiful hotels in Santorini. It has the view and the warmth of welcoming all guests. The street where it is located is a charger of the city. Must visit the street. It is a boutique hotel and serves only breakfast, but restaurants around can help for lunch and dinner.

Apart from the location there is nothing good about this place. The rooms are very small, continuous sound and cigarette smoke plaguing your breath and such a non value for money breakfast. I would not like to stay in such a pace. Ever. An old man at the counter explains for hours on places to eat rather visit! Very slow to respond to anything. The food sucks. The wifi connectivity is a farce

We stayed two nights with our adult kids. Room was bit crampy. Need to drag all luggages half kilometre but hotel staff also help. Need to climb 20 steps also. Basic breakfast is provided. Views from roof top is breathtaking.

This is a wonderful hotel to make as your base while enjoying santorini. Fira is one of the largest towns on the island and the prices here are much more reasonable than nearby Oia. The Theoxenia has 9 lovely rooms (we stayed in room 9). Firstly the location is PERFECT - it has fantastic views of the caldera as is it just above the hustle and bustle of the main drag, which leads us to the surprise for us at least, it was whisper quiet! We were concerned when we arrived that it would be noisy given its super central location, not so. The balconies enjoyed a quiet buzz from the streets below and the rooms themselves are very very well noise controlled. We left our window open one night and heard nearby music, closed the window and silence once again.the staff are crazy friendly and always have a smile on their face ready to help, we organised a boat tour of the island which was also amazing and they gave us great dinner and cocktail recommendation. The rooms themselves are clean, spacious and well maintained. The fact that there are only 9 rooms also makes this hotel super quiet and kinda feels like you have the whole place to yourself. The bathroom does have a minor leaking problem, but it was not a major issue by any stretch. The breakfasts were also excellent, and served on our balcony every morning at a time most convenient for us (you let the front desk know the night before) The location, friendly staff, views, and general feel of the hotel mean we would definitely stay here on our next trip to santorini. Tip, top floor rooms have nicest balconies, room 9 is the best (then room 8). The sister hotel has a pool, but we never visited... too much else to do!

The photo with the pool is not from Theoxenia Hotel but from the neighbor hotel 3 min walking. As guest we can use the pool and parking from the hotel and have 10% discount in the spa treatments. The Spa is really great and the price are normal. We had a room to the street, it was not loud at all and we had breakfast at the terrace with an amazing view to the caldera. George was really friendly, breakfast is good.

This place has an amazing location in the middle of it all. If you want to be in easy walking distance of everything choose this hotel. You can't beat the value of this compared to other hotels. The rooftop is really nice and has a great view. We opted for the street view and don't mind the noise. Great for people watching. The staff here is lovely! Efi was so kind and we had a great time talking to her and learning about Greece. She is amazing! Overall I would recommend this to everyone for a good cost and value. If you want luxury you have to pay way more in santorini. This is a perfect value combo!

Room was fairly spacious, and the breakfast was good. Overall hotel is decent. There seems to be a drainage problem in the bathroom, though it is not severe. View of the caldera from the balcony was fascinating, though the cost of the upgrade seemed a little too much. Overall, satisified with the stay.

We loved the Theoxenia. There were 7 of us in total . Myself and my 2 daughters 8 and 9 and my sister and her family with 2 small children also. From the minute we arrived We were greeted warmly and with kindness. Our luggage was taken up the stairs for us and Effie the receptionist gave us every bit of info about what to do and where to go in Santorini all marked on a map . She was utterly delightful! Our room was on the street side which could have been an issue but the double glazed doors meant we slept peacefully. There is a pool at the sister hotel a few minutes walk but I would say not really appropriate for children so the only thing lacking was that. Breakfast on the communal deck with that unbeatable caldera view was amazing ,in fact a highlight of our stay in Greece . We loved being able to walk straight out the door onto the shopping streets and everything was so close . Thank you to everyone atTheoxenia that made our stay wonderful .
