May 5, 2019 Re: RealJoy Vacations Sterling Beach Unit #601 6627 Thomas Dr Panama City Beach, Florida 32408 4pm Friday, April 26, 2019 As we proceeded to check in at 4pm the door unlocked, the interior door handle falls inside the unit. I called 850-974-0674 immediately and reported it. I also sent an emailed (4:11pm). As we enter the entire place smells like fish (nauseous) Immediately upon entering the unit, the inside door handle fell off and we were welcomed with an overpowering, fishy odor, which permeated throughout the entire unit. The floor contained a sticky substance. an empty water bottle behind the television (photo), and hairs in the adjoining bathroom. I can tell you that these were NOT head hairs. There were hairs on the toilet seat and on the wall (photo) and the toilet bowl was not clean either. There were multiple shards of glass in all of the common areas. I began to pick up some of the glass from the rug in the den. My sister swept the kitchen floor. 4:30pm Friday April 26th: RealJoy Response from Malaya: "Per the conversation, we have contacted our maintenance team and we will have someone on that shortly to get the door handle resolve. Please let us know if you have any additional questions or concerns." 5:25pm I emailed and reported the refrigerator door would not close (the doors were ajar as I proceeded to put water bottles in). Again reported the broken entrance door handle and broken Glass on kitchen floor and rug in living room. 5:26 pm: RealJoy Response, "We have somebody coming out to address these issues for you. Please let us know if you have any questions. We patiently waited for a RealJoy representative come to correct the issues. Friday, April 24th, 7:30pm -8:30pm RealJoy staff attempted to rectify the problems, an hour cleaning the floors and refrig. She apologized and called in another housekeeper Friday, April 24th 9:00pm -10:00pm another cleaning lady came as she mopped the entire unit and vacuumed. The dirt was atrocious. We could not get dressed for Friday night's show because the cleaning lady was cleaning the rooms. Saturday Morning, April 25th: At 2:35am we embarked upon the unit. As we proceeded to enter the unit, this time the door would not open. at all.. Again, I sent an email of our experiences and called the after-hour support. Lisa informed me that she would try to get maintenance to come & open the door. I called back maybe an hour later & Lisa said she had tried getting a locksmith to come to open the door BUT to no avail. I was then told to "use my eyes to see if there were hotels nearby that we could go spend the night in, such as a Hampton Inn. At 4:15am (dogged tired) we were still sitting in the parking lot. My brother is recovering from prostate cancer and is a diabetic. Neither my brother nor I have access to our medications for diabetes and cancer and pain. This was a great concern for him, due to the severity of his illnesses. ReaJoy apologizes and say there is nothing they can do and suggested we find friends to spend the night with. Neither of us are residence of Florida. Both the property manager and after hour management stated "you will definitely get your money back.". April 27th, 11:30am Saturday morning, I called RJ and is told that a locksmith is on the premises. We question why no one contacted us and kept us in the loop-no response from RJ. As of Monday, April 29th, our departure date, I contacted RJ via phone. I was told someone will call me asap. As of Tuesday, April 29th no contact until I contacted them again We requested the a full reimbursement as promised. The manager Chris refused to reimburse us as promised but only a small portion of our money.

We stayed at Sterling Beach (unit 1007) and had the best vacation we've had in a very long time! The unit was immaculate, beautifully furnished, and the views were to die for!! The staff was friendly and helpful, and we are booked for next year!!!

Pictures don’t do this resort any good. Although still repairing from the last hurricane I found this resort condo to be one of the best! From the moment you open the door...you exhale! Its roomy, stylish with breathtaking views. Everything is easy to get to, with lots of privacy. I would definitely be returning to Sterling Resorts.

I loved staying at Sterling Beach. The condo was spotless and was equipped with everything you could possibly need. Unit 1007 was decorated beautifully and the view was incredible!!! The front desk staff was very kind and helpful. The Internet and Wi-Fi were great. I just wish I could have stayed longer.

We stayed at Sterling Beach last week and loved it. Our room was fantastic. We were worried as this was our first time at this resort and some of the reviews about overbearing security guards concerned us, but once we were there we had absolutely no issues because we followed all of the posted rules. If you are looking for a nice family friendly resort and the ability to not worry about what you may see or here from the sometimes over indulgent guest. This is your place We had to leave early due to hurricane Michael and the resort updated us constantly to ensure we knew what was going on and what to do. The only thing I wish they had would be an on site tiki bar with drinks and small food items. We will be back!!!

We stayed Labor Day weekend through the next week and the only complaint I have is tropical storm Gordon messed up the weather. We rented unit 806 and couldn't have been happier with the accommodations. Amazing view, beautiful condo, (spotlessly CLEAN condo, BTW), and such friendly people working at the complex. I believe everyone was on their best behavior, too. I had heard complaints about leaving your driver's license to get a cart but I understand the thinking behind doing that - some folks will keep a cart in their room the whole time they're at the beach! We had such a lovely time! The weather and an out of order hot tub were the only negatives during our stay. Will definitely stay there again!

Perfect place every time the condo is just what I love about vacation small crowds and perfect accommodations love the pool and beach area and staff is there to help plenty of parking so just ask for an additional parking pass they will be glad to help if they can

My family came to sterling beach PCB and rented three units....all 3 br / 3 bath units. One of the units air conditioning went out....its JULY and hot. Called the office at 9 this morning. A maintenance guy showed up at 10 and said he couldn’t fix it they would have to call an AC company.....later the office called and said they had contacted the AC company and they would be here.....well it is now almost 6 pm and it is over 80 degrees in the condo and haven’t seen the repair man. I did go to the office and ask about it around 2:30...the guy in the office said he would call the manager....and she would call us back. About 30 min later she called and was so rude....not apologetic,not sorry, that we have had to have someone in the room waiting today and didn’t seem to care that our condo is HOT! So very disappointed that we are paying the $ we are paying and these people are NOT NICE or helpful!!!

Our condo (#701) was AMAZING - very large and comfortable. The view is amazing the moment you walk in the door. Since it is a corner unit, we had two balconies - one off the living room and master suite; the second one off the second master suite. The access to the beach was literally right behind the building, and the pool / hot tub were great too. The location is a mile or two away from the busy area so we liked that. My only "suggestion" is to verify whether your condo includes rental of the beach chairs. I thought ours did and we were quickly informed otherwise.

You won't find a better place to relax & enjoy your vacation! This resort is kept us beautifully, clean, amazing landscape & beautiful trees and greenery. Nice grills and amazing pool area. I LOVE the fact that they have rules in place to keep people from disturbing others!! Not found at many places, they actually want folks to behave and be courteous, they don't allow loud obnoxious people to ruin other's good time. There are a lot of rules, but I'd much rather have rules than loud rowdy people who don't care who they annoy.
