When not enjoying the tranquility of the back patio, you are just a 10- minute walk or bike ride to a plethora of cafes, restaurants, and boutique stores. It is also conveniently located as a three-minute drive from essentials such as the grocery store, gas station, and much more. When you are ready to explore beyond, downtown Pagosa is only an 8-minute drive away with hot springs, restaurants, shopping, rafting/tubing and other activities are at your fingertips. Golfers have ready access to Pagosa Springs' 27-hole golf course right around the corner, and shopping and dining are within easy walking distance.

Home Layout:
As you enter through the front door the main living area is to your right and the downstairs bedrooms and bathroom are on your left. The main living area is spacious with plenty of seating, a cozy fireplace, large dining room table, fully appointed kitchen and sliding glass doors that open onto a covered patio that can be enjoyed (almost) year round. The deck overlooks a large greenbelt area with lovely views of Pagosa Peak. The primary bedroom is outfitted with a king size bed, ample storage space and en suite bathroom. The second downstairs bedroom has a queen size bed. The downstairs bathroom is in the hallway next to the bedrooms. Upstairs in the loft you will find the second full bathroom, twin bed and full size futon bed.
