| THE HOME |

Located in the Aviana Resort In Davenport, Florida. Please use address 251 Hart Rd, Davenport, FL 33837 to see how far it is from planned activities. See below for distance from common attractions.

--Main level has open concept layout- living room, dining room, family room and kitchen. Also, half bath and laundry room.

Kitchen has a cooktop (electric stove burners) and microwave that has option to also use as a convection oven. It DOES NOT have a traditional/conventional oven.

All 6 bedrooms are located on the upper level.

--Master bedroom has queen-size bed, master bathroom with dressers and walk-in closet. TV

--2nd bedroom has queen-size bed, dresser, TV. Comic Book Theme

--3rd bedroom has bunk beds - full-size and twin (upper bunk) bed with drawers and closet. Pink Princess Theme

--4th bedroom has full-size bed, dresser, TV.

--5th bedroom has queen-size bed, dresser, closet, TV.

--6th bedroom has a twin day bed with twin trundle, dedicated workspace, and closet.

Large screened patio, with pool (unheated), outdoor dining area, shaded lounge area, and sun bathing lounge area.

The lounge and sun bathing area are new additions and are not pictured yet.

| CHILDREN |

We provide a pack-n-play and a highchair.

We have a resource for convenient stroller rentals. Rent the perfect stroller for your trip and get it delivered straight to the door (delivery is free of charge!)

The pool area is gated for safety. Please keep the gate closed when not in use.

Resort amenities includes clubhouse with pool (unheated), fitness center, jacuzzi, sand volleyball, playground, basketball hoops, gazebo, and picnic area.

The home is less than 5 minutes away from a Publix Supermarket and Pharmacy, Dunkin Donuts, UPS, and more.

Shopping & Starbucks can be found in Posner Village about 15 minutes away.

About 8 miles away there are some incredibly delicious food trucks in Haines City.

Aviana Resort, a gated community, is a beautiful and quiet place for your family to enjoy. Recently remodeled clubhouse area consists of large patio, pool and jacuzzi area, fitness center, game room, sand volleyball, basketball hoops, playground, picnic area, and gazebo.

Conveniently located near golf courses -Providence, Champions Gate, and Reunion. Approximately 20-25 minutes from Disney and close to all other major attractions. Publix and several restaurants are within a mile of resort.

Driveway accommodates parking for two vehicles. Street parking is also available for up to 3 vehicles. Please abide by posted parking signs on each street. Community guidelines : No more than 3 vehicles parked on street. No parking on grass and do not block sidewalk.-Vehicles will be subject to towing.

We want you to feel comfortable and relaxed during your stay. Please treat the space with care and respect the home, just like you would your own.

While we're not available 24/7 on-site, we're dedicated to resolving any issues as quickly as possible. If anything needs attention, please don't hesitate to reach out!

Airbnb does not allow parties and the resort community enforces quiet hours.

Quiet Hours: 10:00pm-8:00am

| CAMERAS |

There are NO cameras inside the home or inside the backyard patio pool area.

For safety reasons, there is a front doorbell camera and a camera on the ride side of the exterior which monitors that side of the house.
Regarding noise level: Please be considerate of neighbors while occupying home or enjoying patio area. Quiet hours are from 10pm to 7am.

Absolutely no smoking on the entire premises, including but not limited to, anywhere inside home, patio area, front yard or back yard.
