First thing to point out is that there are building works right next door which start up at 6am and go on into late evening. Very noisy. The rooms are very basic and a bit shabby. The breakfast is good and the staff are lovely and very helpful but I wouldn't recommend it.

Situated very close to Nice de Ville SNCF station and the Liberation tram stop. Easy to get about for 10 euro ticket for 10 tram/bus journeys. Very polite and informative staff, breakfast was included in our deal and was great. Shower had plentiful hot water and was clean. Fresh towels every day if you want them. Bed could have been better and deco was a little tired. However we spent hardly any time in the room apart from sleeping and it was an excellent base for visiting Nice seafront, old town and Monaco.

We stayed 5 days at the hotel asking for a quiet, non-smoking room. It was quiet, private and clean, though the men next door certainly smoked the smell disappeared when the window was ajar. It is next to a building site at present but we never noticed and they didn't work at the weekend.The room - spacious and provided all we needed i.e.clean bathroom, hot shower with instant hot water,good reading light and we booked breakfast because every one suggested it. Good value and ample. It is well located because the tram stops( north and south) are just one street over and you don't hear them from the hotel. Delightful shopping street and fruit & veg market near but again, don't hear them.

When we arrived we saw the construction site everyone is talking about, but that didn't bother us because we arrived December 31 and will be leaving Monday. The price for this hotel for December 31 check-in was very affordable (at €40) when the lowest price in 2 star hotel we could find in Nice was €120. First, one should be prepared that there is no stopping spot on the street in front of the hotel to get in to register. You risk a ticket or getting hit if you do so. If you are planning to use the hotel garage in the basement take a smaller car to get there and arrive early, as the spots are really limited to few cars.. I had to close the mirrors on Citroen C4 to go through the drive. Parking spots are minuscule as everything else in the hotel and not expensive, just €16 per day. The beauty was that you could take the car out and come back as many times through the day as you wish, not like in most places when you pay $35 US per parking occurrence per 24 h. The room was almost the size of the bed, but that was not a problem for us at all. If you are coming to sleep at night only, the size of the room or the services are not important. Important part was that the rooms were clean and we were given keys for 2 rooms to choose from. You don't get that in many other hotels. If you are looking for luxury find another place. Now about the towels: there were big towels in the bathroom and when we did ask the administration (by the way the front desk people speak French, English and German) for small ones, we were offered the same big size ones so we didn't take them. Not a big deal, we could use the ones we had. Now someone can ask why I did rate this hotel 3 stars? Mainly for the total absence of any sound insulation and a need for renovations in the east wing. You can hear every person passing by your door or the people next door. As a resume, this is a nice hotel with a friendly personnel, perfectly located near everything a tourist would like to go to. And if you are here to see the beautiful Nice, the size of the room or some noise is a little price to pay for a very affordable stay.

I would give it a 2,5* if I could. With that said and because of the TripAdvisor rating, which I think should be between 0 to 10 stars, I give it a 3* because I don't want to be too mean. Let's start with the negative: - Serious lack of decoration and care for the place in general. One painting with an elephant in the room...that's all. - Small TV really far from the bed. - No socket if you want to use your computer or use and charge your phone in bed. - The mattress is old and was caving on both sides. The center felt like there was a bar in the middle. - Carpet all over. When you see the one in the corridor (scary dirty), you want to keep your shoes on in the room. - The closet door didn't close properly, all the hangers are different. Why don't they buy anti-theft style hangers if they don't want guests to take regular hangers back home with them... - No shower curtain - The bath fixtures are old and wobbly. The faucet wasn't tightened properly. - The amenities are very cheap and you can't open the shampoo pouch. - No hairdryer. - No toilet dispenser. And the positive: - Great location - Quiet at night - Nice bedding - Friendly staff - Good pressure in shower - Nice towel- Room is cleaner than most places. It really feels like the owner of the property doesn't care about his business and he would probably need the help of "Hotel Impossible" to finally realize that he doesn't care about the guest's needs.

We stayed 4 days Nov 16, the hotel is in a great location and our room was clean, quiet & warm with a decent shower & TV. The wi fi was non existent on the 5th floor and you need to hire hairdryers etc and there is no beverage tray nor even a kettle, you can buy coffee downstairs at any time but are not allowed to take it upstairs? We are not children are we ! The breakfast is fine, typical continental. The public areas and corridors are desperate for redecoration and the carpets are grubby. The staff are superb & nothing is too much trouble but they are badly let down by owners who are not investing enough in the product. It could be super but alas is only adequate.

Hi Tripadvisor community, We visited Nice for a weekend break and stay this Hotel. Check-in was Nice, German recepcionist lady provided us two rooms, 'whichever we like, have it' , she said. First was on 5 the second was on the 4th floor. 4 th floor room (412) is a suite room and extremly wonderful for a 2 star hotel. Has microwave, TV, minibar fridge, heater, aircon, 2 sofas and 2 single beds with large space. Definitely like it. It s a large terrace for sunbathing, which have two day beds, umbrella, table and chairs. This room is perfectly designed for a '2 star hotel'! Breakfast also amazing, which is rich for a 2 star hotel. There is no hair dryer in the room. If you want to have a safe, hair dryer, Iron, Ironing board etc.. also free but you must go to the reception and deposit €28 each item. This hotel is in the heart of the City center. It is very easy public transportation links from/to airport costs only €1.50 per person. Which runs number 28. It runs outside from airport (1 min walk only). I advise you to check google maps. It helps me to take correct bus. It really works!! If you decide to stay airport then be ready to pay between €6-30 for transportation. I hope these all infos would be beneficial for you. Location excellent: peaceful area, tram stop very near, railway station near and bus stop near to get by bus to the airport! Breakfast tasty! Room small and clean, bed comfortable! Bathroom clean and lately renovated! Reception helpful and friendly, thank you very much!

I've stayed here twice before and it makes my trip to the South of France affordable. Previously, I've travelled with friends but this time I brought my husband. The bed is comfortable, breakfast (extra but worth it) tasty and ample and the staff are all friendly and helpful, willing to let me speak in French although their English is excellent.

Basic hotel but good value for money. Located near a tram line and three stops away from the Old Town and the beach. Only complaint would be that they said they had air conditioning but it's actually just a fan in your room. And you have to leave your room key at reception every time you leave the hotel. Other than that it's great for anyone looking to do Nice on a budget.
