I was placed in a hotel that overlooked an HVAC system and the hotels kitchen. I was unable to sleep due to the noise and the mattress was extremely hard. Before checkout, I called the valet 10 minutes prior to my leaving (as instructed). When I went to the front desk to check out, I told "Ana," the front desk clerk about all the noise. She completely dismissed my complaint and told me of a famous person that always request to stay in that very room. I told her "maybe he likes to stay up all night." After checking out I went outside to my car which was not brought around until 20 minutes later. Ignorant, disrespectful, and overpriced. DON'T STAY THERE!

Hotel needs some serious uplift. Dirty and slow elevator Antiquated air conditioning Front desk assistance was great Bartenders and additional help not so good Wireless is slow Hotel had their employee party during our stay and a man rudely kicked us out of the pool area twice! It would have been nice to be informed of this in advance Location was great but major uplift needs to be done.

This replace has pictures but not real when you get there I would recommend you to stay in a place that has the same picture and Internet and same rooms that showing off

With th exception of one front desk staff member the staff had no urgency to fix issues. The air conditioner in our room was broken. The room stayed at 79 degrees and did not move lower. The room was humid and even though we brought up the concerns 4 times, they did not move us to another room. The accommodations were horrible. We traveled with 2 toddler children and our room was in the front of the hotel where our children could not sleep due to the noise outside. The rug was filthy!!! After every shower our children and our feet would be black with dirt. The breakfast was nice. One front desk staff women was so nice and friendly with our children. Those are the only highlights. When we brought up our concerns the gentleman at the front desk stated "that's every hotel in this area" which was a false statement!!! My family stayed in the hotel next door and had great clean rooms and staff were urgent with their concerns. I would not recommended this hotel! The price was not acceptable for the bad experience. I definately would not recommend for children!

This hotel is directly on the beach in my favorite part of SoBe - a little north, but still within walking distance, of Ocean Drive. I like being here because you can walk to the madness of Ocean Drive if you want to, but you can also escape it when you want to. The hotel is an older art deco property. The pros: the pool, the pool area, the restaurant bar (and bartender) are great, in room keurig, free wifi, very clean rooms. The cons: the rooms are small, they are not really very updated, the front desk staff isn't friendly. They aren't rude, they just don't bother to look up to say hello when you walk by. All in all, I would stay here again because the rooms are clean, its directly on a great stretch of beach and its a good price compared to other hotels in the area.

Great location. Great staff. I've stayed here and other hotels in the immediate area for several years. The SS hotel is getting a bit tired for the money. The air conditioning seemed to stop intermittently at night?? I really didn't get the resort fee added at check-in - they SHOULD have disclosed that in their hotel info/advertising and at time of booking. I would recommend the South Seas based on the specific traveler's expectations.

We really enjoyed this trip. Location of this hotel is great. Also, breakfasts are amazing. Recommended.

Every time I come here, the customer service and friendliness of the staff makes my vacation go fabulous! I have been here 4 times and I am going to keep going back. The room is clean and cool. the swimming pool is a perfect size, the breakfast hits the spot, the walk is to the beach is quick and convenient.

Location is great. Rooms are super TINY. Staff could be more welcoming upon check in. Free daily breakfast, towels and chairs are supplied which is great because it is unlike any hotel in the area, but you are not told ANY of this at check-in... If you need the bell captain upon checkout or your car from valet call about 40 minutes before you actually need to leave or you will be waiting all this time! Review your bill closely at checkout, extra restaurant charges and parking charges were added and front desk staff makes you feel as if they are doing you a favor to remove them from the bill, as if you are cheating or trying to get over on them! Since this staff is the first contact anyone has with the hotel I'd recommend REPLACING these two ladies!

Had a lovely stay at this beautiful hotel. Located in great spot on busy Miami Beach the resort is very quiet considering all that happens around it. We were in room 214 and the weekend of the Ultra concert had stayed at another rest that was too loud for us, this one was really nice. Beautiful pool area, very nice breakfast included in rate. Very nice staff. Room was good especially considering it is an old building like many in South Beach. Elevator really slow (only issue). Late check out was happily accommodated at no extra cost. Valet $29 per day was usual price & staff was really nice.

We stayed 3 nights and were pleased with the location, the pool, the food and the customer service especially by the front desk people. There is a lovely shaded spot where you can hang out on hammocks. The poolside food service was great and the pool was large and beautiful. Watch for the resident iguana who likes to dine on lettuce leaves!

South Seas is a excellent hotel in one of the best locations in Miami Beach. Room is clean and neat. The staff are just wonderful from reception to the maids and bell hops to the pools and restaurant staff - Just the nicest people. My only complaints are the beds are too small and the TV should be mounted on the wall. I will not hesitate to use this hotel again. I made a very late reservation for the New Year holiday and was charged a premium but advance booking and off-season should bring the price down. A+++ Breakfast can be a lot better. Same combination of scambled eggs, sausage and potatoes every morning. Not the best. I had breakfast elsewhere.

Nice location -- the pool area opens right onto the beach. Near plenty of restaurants, but at the same time, not on a crazy, loud block. It's a somewhat older hotel, but the room was clean and nicely decorated, and the pool was nice. Not over-the-top luxury, but a nice place to stay. We'd certainly return.

The hotel's location is its best characteristic. It is at a great point in Miami Beach (a good spot for families and if you want to relax and enjoy the beach) and also just a couple of blocks away from Lincoln Road (quick and easy to reach it on foot).

Location is perfect. Staff was helpful. Breakfast was ok (not much variety).

The Hotel is located in a great area. Only 2 blocks from Lincoln Street Shops. The staff were nice and polite. The rooms need to be updated quickly, they are outdated and old. New carpet in the rooms and hallways are much needed,. As well as the room, bathroom and hallways need to be newly painted. The bathroom needs ckeaning. Overall the hotel was okay but probably wouldn't stay again unless the rooms were updated.

please don't stay here if you looking for clean
