Not worth the money ! Extremely outdated ! A/C units in the windows .

This was the most disappointing hotel I had stayed in while in South Beach, from the very start where no staff will help you with your bags and then you find out there is no elevator so you must carry your bags up stairs to a fourth floor, once you get to your room and find just a regular room full of old IKEA furniture, window blinds that you can’t open or close, empty old mini fridge (no minibar) WiFi is terrible, no even an alarm clock or small radio, wall outlets that were not working so it was tricky to charge phones or anything, old pillows all lumpy and sheets with stains, then be ready to be woken up early by the sound of doors being slam close and the breakfast they offer...... very poor I rather went to the bakery across the street.

I travel to south beach at least twice per summer and I’ve stayed at Princess Ann for most of my trips. The staff is very friendly and location is awesome. The free breakfast is pretty good as well. My only complaint would be the need to update the rooms. Some are just too outdated. My bed was broken and the toilet had pieces chipped off of it and the bathroom floor was dirty on arrival. Not all the rooms are in this condition but they definitely need some updating.

Everyone I encountered in my stay was helpful and pleasant. My room was clean and modern, and I love the location. Keep in mind Miami parking... we opted for the $30 per night valet option. Just be aware it can take 30-45 minutes for your car to be brought around. It worked perfect for us. Great stay!

Pictures are misleading, renovations are a few years old, very dirty, water damaged, pink slime on the shower hear. I called the front desk 7 times before someone answered. Not staying here again.

Cheap hotel needs renovation tv didn't work took several hours to resolve. After 6? Hours we were given new room and surprise tv volume didn't work 2 hours later that was finally fixed awful would not recommend

the guy that received me overnight at the front desk was very rude. i got there at 11pm. and i was dying to just get to the room shower and go to sleep. i got in the bedroom.. VERY OLD ROOMS .. no shower curtain and no towels. i called for towels, and he said i had to go get it (i got dressed and went to get the towels) i asked for two towels, i use two most of the time. he said no, i can only give you one... i told him that i had booked that room for TWO people..he said "but right now you are alone in there and i am only going to give you one, besides why do you need two towels for". i had no intentions of explaining to him why i need two towels i just took the one towel and went to shower and sleep. the next day again.. no towels..they took the one i had asked for.. and left no new towel..but the shower curtain was on. the guy also said i was not allowed to bring another person in the room even though i had booked for TWO. it was mind blowing. but anyway. the next day the lady that was in the front desk was much nicer and i have no complaints for the day people that work there.

Stayed two nights with another couple. Rooms were waaay too small for 4 people and their luggage.

I had a great time. slept like a baby. the people were cool . I just loved it .What else do you want me to say .It was close to the Clevelander that was a plus

This my second time here. For the price is very good. Great location.

Good Hotel, but they dont have glasses or any other utensil for rooms. The breakfast was very poor.

First time in Miami and this hotel was a good choice. It was close to everything and 1 block away from the beach. Staff was very friendly and nice. Great price too. I would stay here again when I visit Miami.

Overall the hotel stay was great!!! Great location no need for a rental.. Only thing that would have been better was the breakfast that was served. Only ate it out first morning after that we had to eat out :(

Perfect location at a great price...shopping, dining, beach, everything is at a walkable distance...it has some great restuarants around, the best part is, it is very close to Lincoln road shopping mall and the beach!!

excellent location w friendly staff

I travel to south beach at least twice per summer and I’ve stayed at Princess Ann for most of my trips. The staff is very friendly and location is awesome. The free breakfast is pretty good as well. My only complaint would be the need to update the rooms. Some are just too outdated. My bed was broken and the toilet had pieces chipped off of it and the bathroom floor was dirty on arrival. Not all the rooms are in this condition but they definitely need some updating.
