The room and the bedding was very clean and the beds were comfortable. I had a room on the upper area that is at road level, but I couldn't hear the night time traffic at all, though I do keep the air conditioning running on at least fan all night. There are many video cameras and as a single female I certainly felt safe being there on my own. And the location is great for a live music bar diagonally across the road, and some options for food within easy reach.

Very conveniently located. Contacted the manager about stained sheets, within minutes she brought us a new set. Bathroom is very clean, plenty of hot water and clean towels. It’s an old fashioned motel where you can back up your car to your room . No steps, no elevator. Grocery and spirits store very close.

Older property, comfortable and clean

The folks that own Park Row Lodge are wonderfully sweet, helpful, professional and kind. It was very clean and comfortable there. I found out they have only owned this place three years and of course last year was very difficult for all motel owners. I found this place because it was the last with a room available and I quickly grabbed it and am thankful to have found it. Prices are reasonable and the location is perfect for the area. I will definitely stay here again.

Facility was clean with plenty of towels and beds were nothing fancy but comfortable. There's a creek out back with a little sitting area which was nice. Employees were nice and easy to deal with. The only complaint I had is there were lots of people hanging out in the back and some appeared to be homeless. The first night there appeared to be someone living in their car sleeping in the back parking lot. Overall, would recommend if you want a cheap, no frills place to rest your head after a day full of fun.

Fountain Creek access is a plus. Retro feel. Close to so many things to do!

I suspect this property is being renovated. It is very clean, if old-fashioned. What I really liked was REAL ORANGE JUICE at breakfast, not nasty stuff one gets at many motels. The breakfast bars were good, too.

Bring earplugs for the street noise, but enjoy the beautiful creekside area in back and adjacent park and walking trails

Next to a beautiful running stream and close to Manitou Springs.

Front desk lady was very nice. Showed us two rooms. As we were on a budget, we went a head and took the room. as all furnishings were old and outdated I cannot say I recommend this motel.

I would have liked to give this motel a higher rating. It appeared to be operated by a pleasant older couple. They seemed to have done a lot of work updating it. The rate was cheap, $60 when everything around was booked so we were careful with our expectations. The room was adequate, but overall disappointing. We booked a queen bed, but got a very cheap mattress double. The room was adequately clean, but the carpet was pretty gross. The air conditioner stopped functioning after an hour. They warned us the toliet clogged easily and we were very careful, but it clogged anyway. The shower truely was almost impossible to adjust between freezing and scalding. The walls were paper thin with a busy road in front. There is a beautiful creek out back. Maybe we got the bad room. It does appear to be a work in progress. Hope you have better luck.

Great price for staying close to Garden of the Gods. Its 50s style, well mantained and clean, but basic, in a motel area in Manitou Springs, feesl safe though. And breakfast wasn´t originally included in the price, yet there was fruit and granola and coffee for free, which was a nice gesture.

Great location, nice balcony view of the creek behind the hotel, hotel staff responsive to needs. Would stay here again as hopefully road construction is done soon.

Very clean and quiet yet right off main highway. Owner very nice and helpful also.

The motel is a bit old and worn, but the proprietor obviously keeps it up lovingly--flowers, a garden in back overlooking a river, and other nice little touches.

It was difficult to get to because of construction, but not the fault of the hotel. Clean room at a decent price. The TV was a pain to figure out with the remotes and the internet connection wasn't very good. For the price, it was ok.
