Upon arriving, the room was fairly dirty and also VERY HOT. The AC was running for hours and the room never cooled down. It was like a sauna Upstairs in the loft where the bed was, even hotter than downstairs. The toilet/bathroom had not been cleaned thoroughly. The balcony view was nice, we didn’t complain about anything. Friday night at 11:30, 3 of us came home and got ready for bed. No music or Tv on or anything-but the guy below us came up & told me we were “stampeding” around. I told him I wasn’t sure how we could be any quieter, but that we’d be asleep within 10 min. He also banged on his ceiling multiple times from below. At 6:00, his kids were SCREAMING downstairs and outside for about two straight hours. I decided not to say anything & we even took out the sofa bed early that night so it wouldn’t disturb them if we got home around midnight again. (It’s montauk in the summer. People go out.) we were playing music in our room at 8:30 when I get a call from the front desk. She says she’s gotten a complaint about how loud we are. I immediately agreed to turn the music off even though quiet hours start at TEN PM and it was literally 8:38. She proceeds to tell us that she might have to KICK US OUT OF OUR ROOM AT 3 am. On the first phone call. If we had complained about the family below us, would she have threatened to kick them out at 3am with nowhere to go? Because that’s insane. Why even post quiet hours from 10pm-10am if you’re going to threaten your guests. Terrible

We loved the waterfront patio area the most. Best place for morning coffee and the sunset.

The guy at the front desk made it sound like it was my fault for not confirming directly with them. When he went back through his records, it appears they missed the notification from Orbitz and never put it in their system. A complete fail. The location was great and the property looked nice for the price.

i went to check in here and they had no record of my reservation even though the Orbitz app said "No need to confirm'.
