I have been at this hotel several times for 8-20 days each time. Now they have new a/c units with remote controls and much quieter than the previous ones. This time my room was on the fourth floor facing north with expansive view over part of town and over the pool. Traffic noise on Palani Road made it more difficult to fall asleep and garbage collection at 3am waked me up every night. So either use some earplugs or ask for a room on the south side of the hotel which is quieter and with some view of Kailua Bay. Overall I find this hotel the best bang for the buck with close proximity to everything, cleanliness and friendly service. In onecminute you can walk to restaurants, shops, or a sandy beach. I will use this hotel again in the future and I will recommend it too.

I paid $163 for a night and it didn’t include breakfast. Don’t care how far away this island is, $163 is enough for me to grab a medium cup of coffee and an apple on the way out, at least. Kind of ridiculous and enough for me not to ever stay there again. It’s the small things.

Friendly staff, nice room, great view. Although parking was sold out, front desk staff made great suggestions where to park for free.

If you are looking for an affordable, clean and quaint Hawaiian hotel near the main Kailua Kona thoroughfare and ocean, this Hawaiian family owned and operated hotel is perfect. It is walking distance to the Ocean and lively restaurants and bars.

We only stayed one night after our flight into Kona. It was late didn't really get to see much around the hotel that night. Only problem we had was finding spot, we had to park in their lower lot but that wasn't a problem. Our room was small and it had a small window AC unit. It was HOT in the room and it took awhile to cool down, but that was not too bad. We opted for the prepaid breakfast and it was well worth it. The location of the hotel is great with plenty to do.

I found it easy to get to from the airport and the staff was nice and helpful. It was quiet, clean and comfortable. I would definitely rent there again.

Staff is very unpleasant. Ironically the woman who checked us in had a name that was completely opposite of her attitude. We were treated as if we were a nuisance to everyone at the hotel and that they could not be bothered to perform the minimum that their job requires. Not a single hello or even smile from anyone when we passed. The parking is also a considerable issue when staying at Kona Seaside. Check in is at 4 pm. We arrived at 5 pm and were told that there was no parking in their lot and we would have to park in the public lot around the corner. What?!!! We almost didn't find a spot in the public lot (had to sit and wait for someone to return to their car) and then their are signs posted that there is no parking between 2 and 5 am, which I'm sure is to discourage overnight parking which our own hotel is requiring us to do. Didn't notice the signs till the next morning and thankfully we weren't towed. But I guess we dodged a bullet because after reading other reviews of this hotel, it looks as if they will charge you for parking in their lot if you are assigned a spot. Ridiculous. The room was okay except it was west facing with all the blinds and windows open allowing the room to be heated to over 80 degrees by the sun. There was a pitiful window A/C unit that was extremely loud and took forever to cool the room to a tolerable temperature. Additionally, the same woman the next morning did not want to provide me with a printed receipt from our stay.

They have limited parking and charge $7 per night. They don't include breakfast. The hotel is too old.

This is a very nice hotel in a great location. Staff is friendly and very helpful.

Despite the other reviews about bugs or unpleasant staff, our hotel stay was fine. It wasn't a very fancy hotel, but it met our needs quite nicely. We had a nice time in their swimming pool, and their beds were fairly comfortable. There were bikes for rent, but we did not have time to use that. However, there were some minor problems. The AC were slightly noisy, and it bothered us when we slept. Also, there were no microwaves, so we couldn't heat our food. Overall, it is a three star.

The staff was very good and accommodations just average . The hotel is reasonably priced and right adjacent to the main strip. Parking is tight. I would stay there again as it was a compatible bargain.

Right in the heart of the tourist zone , just across the street from a nice little beach. The hotel is a relaxing refuge. Even though it is an older property, rooms are up to date with excellent bathroom , toiletries, great mattress, wifi, charging ports , flat screen tv , mini fridge and coffee machine. Will stay here again.

Bad parking. $5/day to park. 70 spaces for 144 rooms.

The check in was fast and the staff was friendly and helpful. The room was clean and prepared. The staff helped with things to do in the water front area which was nice.

Had a great time at the Kona Seaside. Clean room, cold a/c and a bed that felt like floating on a cloud. Staff was very friendly and competent. Couple good bar/restaurants right next door in Splasher's and Quinn's. Couldn't ask for more, and will be back.

The room was comfortable, with working A/C, clean bathroom and tub/shower, maid service excellent and they freely gave us a third set of towels (& cups) for the third person in the room. Excellent location from which to walk and enjoy downtown Kona. Front desk friendly and very helpful.

Great place!!! Will stay again! ROOM WAS CLEAN,, AND BEDS WERE COMFORTABLE

close to everything at affordable price

nice hotel, but no breakfast...

nice hotel and nice location

We only stayed one night after our flight into Kona. It was late didn't really get to see much around the hotel that night. nice & convenient hotel close in the heart of kona

I found it easy to get to from the airport and the staff was nice and helpful. It was quiet, clean and comfortable. I would definitely rent there again.

would not stay again

Staff is very unpleasant. Ironically the woman who checked us in had a name that was completely opposite of her attitude. We were treated as if we were a nuisance to everyone at the hotel and that they could not be bothered to perform the minimum that their job requires.
