Very bad experience with the late night check-in. Explained in detail in a previous review. This was a Partial Ocean View Room. We had expected it to be closer to the beach. It was across the road but we could see the water from there in an area between 2 buildings. So I guess it was Partial Ocean View. The Room was not cleaned very well. The Shower still had soap and hair care products from the previous occupants that had been left there. Also some hair on the floor and drain. Bathroom Vent/Fan did not work and appeared to be completely clogged with lint. Ceiling Fan in Living area did not work. Small Deck area did have a Partial view of Ocean but only 1 comfortable chair. 1 was a folding chair that did not match the other. Probably the most disappointing was Roaches in kitchen area. Upon entering room roaches crawled into the Toaster on the Cabinet top. Roaches seen in Silverware drawer several times. So had to wash everything before using. Ants in the Kitchen Cabinets and Countertops as well as Bedroom Nightstands. Smoke Detector in the Kitchen area had been removed. Overall we were disappointed in the cleanliness of the Room.

They had never stayed in a hotel before so they didn't know what to expect. The pool was closed and if you look on their web site you have to click on two detail tabs to even find out. I would like to know what the extra for use of animenties was for. Nothing was available to use.

The amenities were not working. The pool was being remodeled. I felt the area was too boring without a vehicle. Room felt too old, dirty.

Was expecting something much nicer. The hotel staff was confused. There wasn't even a person at the front desk 24/7

It's Hawaii, lots of German roaches in kitchens. Rooms are not cleaned until unit has coming occupants (may not be cleaned for several days after last occupant). Samantha the front desk service clerk is awesome and accommodating. Beds not as advertised, all beds are likely queen depending on condo owner. Condos are independently owned and marketed by property management, they are not equal quality or stock depending on owner. Company charges additional cleaning fee of $100 and also destination fee at check-in for a total of $156.00 over Orbitz final price. Pool is closed for renovations and was a big reason we chose the unit. Company offered use of pool at different facility. I would stay again, just get a bigger room as queen bed and pull out sofa sleeper was on the cramped side for mom, dad and two small kids. Still well maintained grounds, safe location with kitchenettes. Our room had boogie boards, beach stuff and some snorkel gear.

It started with a pretty long wait for service from our one front desk clerk, and continued with a three story walk up to our room (no elevator?). At first the room seemed small and cramped, but once we opened everything up it was ok and comfortable. The one AC unit proved to be adequate. Toilet/shower facilities were adequate, and the kitchen was well equipped. The ice trays in the freezer were inadequate (one was cracked and unusable). Lighting in the room was inadequate at night and didn't make for easy reading. The TV screen was too small and couldn't bees seen well from the seats on the other side of the room. Maintenance of the room by staff was disappointing, as the first thing that broke was a slat that fell from the vertical blinds between the room and the lanai. It looked like the slat was broken but just hung there.

Not happy, the broken a/c was the least of our problems, the roaches were the worst , at night they would come out the baseboards and swarm the floor, no batteries in the smoke detector, bed was hard as the floor, and squeaky, the bathroom looked like it needed to be replaced, they held together the toilet paper holder with a plastic bag tied in a knot, staff was cold, the locals are always awesome!!! They have a corner store next to it, nicest lady ever, free bag of ice with any purchase , and the yard was nice and kept up and great tide pools in front of hotel, grass not really sand to layout on, but very unpleased with the whole stay. I understand roaches and bugs are part of the island , but a infestation of this magnitude resulted of them coming home in our suitcases so if you don't want your house to get infested stay somewhere cleaner, I'm sad I chose this place because i was being thrifty. stay at hapuna beach resort! Best ever! Nicest beach on the big island!

Imagine after 11 hours of flying to get to your hotel just before midnight to be faced with a room that had dirty dishes, hair in the bathroom sink, no towels, bed unmade and three levels up with your luggage and no elevator. Needless to say I was absolutely floored that after paying for this room for a week that it was in this dirty condition. I had to go to another hotel and book a room there. I ended up staying at the other place - Sheridan - and was lucky that Ortbitz had refunded the money. I'm still in a daze that this could have ever happened to a traveler that was so excited to be on a vacation in Hawaii.

The room was a disappointment. We arrived after office hours which close at 8 p.m. We were instructed to use the white telephone outside the building to get a room number and combination for the key box. We did not get instructions as to where the room was located..... just a room number...we're lucky that there was another customer nearby that showed us where the building was which we never would have found on their own, the building was across the street and several buildings down. Once we found the room it took us 20 minutes to open the key box on the door. When the door opened we were blasted with an overwhelming smell of mildew. Now it is really late past 12am. We contracted Orbitz and made arrangements to find another hotel. Met with Management first thing in the morning and checked out.

Very relaxing time watching surfers catching waves and turtles at waters edge all viewed during breakfast from balcony, and throughout the day.

My only concern was that there was no air conditioning in the oceanfront units. There were several ceiling fans that were nice but i needed the AC.

I have stayed here many times, and have generally have a good experience. this week, however, it was different. It was obvious that the room had not been cleaned since the last occupants checked out. The bed was made, but there was...ummm...evidence that the toilet had not been cleaned, and the bathroom sink had been similarly neglected. There was also food left in the refrigerator. I have probably stayed here five or six times in teh past, and have never had any issues like this before. One of the most irritating things about this is that the facility charges guests a minimum fee of $40 for cleaning on top of their other charges.

I showed up and they did have a room for me. When they found one they didn't want to honor the rate I booked and paid. At checkout they tried to charge me for fees and taxes that were already included and paid when I books. Staff was very rude and unhelpful.

The hotel was located right on the beach with the crashing waves out your balcony door. The extra fee for ocean front view is well worth the money. The hotel staff is very friendly and you can always find staff and hotel security which makes you feel secure. The hotel has 4 gas grills located in the back ocean side which are always clean and maintained daily. The front desk lady was real nice and very helpful. Plenty of parking and the views are amazing.

We thought the room was clean and the facilities were maintained, but we wished that they were more forthcoming with their description about what you received. First you have to go their FAQ page to find out that you were getting charged a cleaning fee, we didn't find out until we checked in. You have to pay extra if you want maid service REALLY, they describe the units as beach side and mountain side, nothing is said that the mountain side being across the street.

I stay at this hotel everytime I visit this town. It's very homey and comfortable. But this time, I was unhappy with the cleanliness of my room.

not what we had expected

unclean room

Thank you for your review. Unlike hotels, the front desk for our vacation rentals has limited hours. We highly encourage guest to call same day to preregister. However, there are simple procedures for checking in after office hours. You are correct; we do not offer housekeeping service during the stay. Towels or additional amenities are available immediately upon request.

not what i was looking for.

The amenities were not working. The pool was being remodeled. I felt the area was too boring without a vehicle. Room felt too old, dirty.

We are located a couple miles from town on quiet beachfronts, but well outside of the hustle and bustle of downtown Kailua-Kona. Our pool renovations are due to be complete soon. Thank you for your comments.

We apologize for any misunderstanding. Unlike hotels, our condominiums do hold limited office hours. Also, we have many upgrades underway for an improved guest experience. Thank you for your feedback.

had some questions.

so-so vacation room

At first the room seemed small and cramped, but once we opened everything up it was ok and comfortable. The one AC unit proved to be adequate. roach infested, dirty , outdated ..
