Unfortunately, in PA some hotels still have smoking. While ESA is generally a great brand, this place was not. The smoking pregnated the interior as you walk through and there are cigarette butts everywhere. See pics of the first thing you see on site; flower pot and space next to front door. While the price is very good, go elsewhere.

I doubt very much that I would stay there again. If I cannot say anything good I would rather say nothing at all.

The price difference between this and other similar hotels was minimal but part of my choosing had to do with breakfast being included. "Breakfast" was coffee, hot chocolate mix and some granola bars and cheap tiny packaged muffins. Very disappointed.

Breakfast is packaged muffin and granola bar. That was best part. Had two different reservations for back to back nights. First night at check in could not find reservation (I had called earlier to confirm and to say we would be in after midnight). After getting a fax from Orbitz clerk said oh here it is. Says we don't have any rooms with two beds. Wound up giving two rooms not connected but at least on the same floor. In the morning had to check out since the room with two beds was not available yet. Asked the counter clerk if everything was all set for later. Again they had trouble finding the next reservation but was told they found it and I was all set. Got back about 6PM and there was no one at desk. Called from lobby phone like sign says to counter phone just rings.1800 number had same results.Now there are 4 groups waiting.Well after 25 minutes in walks counter clerk she had to go get key cards from another hotel and left the place completely unattended. Checks us in but says there are no rooms with two beds but if I can wait until she finishes checking the next groups in there may be clean rooms. Once she is done checking others in she leaves and comes back with saying that the room was clean not in her computer. Well when we got in our room it clearly wasn't cleaned as there were hairs in the bed. Went up and asked for a refund said ok but manager would have to call Orbitz and give me a call back.I gave them 5 hours called Orbitz myself. Still waiting on manager.

I think overall I liked my stay with you guys. I just would of have wished for you guys to have a sign (your hotel name) because it was hard to find at night.

I have enjoyed the stay at the Extended Stay America - Philadelphia - Malvern - Great Valley. Very clean and close to King of Prussia.

hotel was nice and quiet. only issue was there was left over food in the fridge from the previous tenant. made me wonder what else was not clean.

Only thing i would change would be to put toiletries in rooms or to tell that you are able to get them if you ask for them. Mostly the stay was very good for me.The staff was very easy to talk to and seemed to know the area around and make sure you have list of things in area.

First up, there was no business center. I got charged money for ridiculously slow internet. I can understand the lack of speed if it was free. But if you are charging for something, make sure it's worth it. The staff weren't very obliging. I wanted them to hold my suitcase for a few hours after I checked out so that I could pick it up in the evening and save myself a lot of trouble. Every hotel I've ever been in has obliged, except this one. They expect that you clean your dishes. But they don't have a scrubber. That explains all the crusty food on plates and silverware. I also smelt cigarettes in my restroom when I returned from work in the evening. I called the front desk and the guy said this - "Nobody was in your room smoking. And we wont accuse you of smoking in the room. You have nothing to bother about". The least he could've done was come check out the smell and apologize. I would've been happy if he just said sorry on the phone itself. I don't think the staff likes working there. Except for the clerk who checked me out of my room in the morning, the rest were all grumpy. The shower towels had long strands of hair. I did not complain because I don't think the staff would've been very happy. I just used another towel. Overall quality of the room was ok. This hotel certainly wont be on the top of my list of "To Consider".

The trip purpose was to move a college student out of their apartment. The second part of the agenda was to check out the facility as a possible short term home for the student. The facility is old, but seemed to be maintained well. The studio room is adequate for a stay of a few months. The particular room that I was in, happened to have what I considered an excessively noisy refrigerator. With a 2 burner hot plate, full size refrigerator and a microwave, an individual can be acceptably comfortable, and be able to maintain a reasonable food budget.

Could not get wii-fi connection even though I paid extra for it. Tech support was of no help.
