The hotel is situated in Lapad, in a nice setting with the rocky beach and bay just a 2 minute walk away. Dubrovnik old town is a 15 minute bus ride away, the buses pick up close to the hotel and are frequent. The rooms were clean and comfortable and we paid for the breakfast which was more than adequate. Some good restaurants and bars nearby too.
My first room was a nightmare. The door locked while I was inside and would not open. The air conditioner blew hot air. They could not figure out where to put me as there were others inour group with problems, as well. They offered free dinner to those who had room problems but not me. By midnight, they found a "newly renovated" room in another part of the hotel. The problem was the door that lead to the bar outside did not lock. I had to put a chair to keep it shut. Also, the paint was fresh and it was hard to breath. The bed sheets were filthy and I found some hair on the bottom sheet. The pillow cases were filthy as well. I used the pillow case that I brought for my dirty laundry. There was no toilet paper and I was told that I could use the facial tissue that was in the bathroom. After I complained to the front desk, I was told that I was the first occupant since the renovation and therefore the room was not cleaned. On the way to my room, a guy almost pushed me out because he was in a hurry. The following morning, that guy was working in the restaurant. The staff was rude except for a young housekeeper who was new. I felt sorry for her. Garbage was scattered outside the building and brooms were strewn all over the place. Since we were staying there for two days, I asked if I could move to another room. An older gentleman told the front desk clerk to give me a free tour to "shut me up" so I could them a good review if I happened to be a reviewer. I did not get a free tour. I was already on a tour! They did not know that I was a reviewer. The location was good and the outside looked good. However, the management was not caring at all. The hotel was badly maintained. Stay elsewhere. I had two sleepless nights there.
Stayed here for one night at the end of an Interpid tour. Outside of the old city but only a quick bus ride away. Generally a nice hotel with some really good restaurants nearby. Breakfast was pretty good and hotel staff were helpful.

Although an older hotel the staff more than made up for the experience we had here, it was fantastic, they helped with booking tours & activities and were just generally friendly and very accommodating. The location is perfect in a gated type community right on the beach (no vehicles in sight) and only a short bus ride to the Old City. We had a large room, large bathroom with great water pressure, the only negative is that the mattresses and pillows need urgent updating, really soft & worn. We stayed 3 nights really cheap and would definitely stay again (if I ever come back to Dubrovnik).
The location in a really great restaurant boulevard was superb. An easy bus ride to the old walled city which is the main tourist aspect of Dubrovnik. But it really is run down and way overdue for renovation, and an improvement in everything. Our room had broken locks on both doors to a shared balcony, and window to same balcony. So no security, and no room safe. There was damp rot damage to internal walls, with rubbish on carpets when we arrived, and still there when we departed 2 days/ nights later. Clearly they don't vacuum floors. The bed was broken, and sheets did not cover full width of double bed. Breakfast was minimalist, and what we had was of less than average quality - totally watered down orange drink for instance, and nothing remotely clock to juice. Certain senior staff (owners?) were totally unfriendly, and in once instance downright rude, albeit junior serving staff trying very hard seemed as embarrassed as we were. Our group of ten having drinks in bar were close to walking out and going next door. Main guy at reception was excellent, as we're a couple of the serving staff. It is not a cheap hotel, so we expected a lot more. I don't know whether typical poor value for money in Dubrovnik - this was our only hotel, but regardless, never again at this Hotel Dubrovnik. There are several others in same street I would try first, and hope/expect they were much better
We loved this place! Near the sea and old town On the promenade. Rooms are nice and clean as well as bathrooms. It's small but very comfortable. The staff make the hotel with attention to your needs. They really went out of the way for us. Breakfast was good and also the restaurant was very good with outside seating . Someone is always on duty at desk . I would come back if the opportunity arose. 👍👍
Hotel does not have a bar as such but drinks can be obtained from the restaurant and they do have a separate seating area for those requiring a drink only but beware the prices are almost double that charged in the local bars. The location was very good only a short walk to the beach and there were plenty of bars and restaurants in the vicinity. Housekeeping was a bit hit and miss but on the whole pretty poor. We had a room with a balcony and garden view but it in fact was at the front overlooking main pedestrian walkway which was not a problem. Balcony was of a good size two metal chairs and a metal table which was ideal for us as we could go out there and have a smoke. Room was reasonably large although bathroom was a little on the small size.
Biggest drawback is that it is a 30 minutes, usually crowded bus ride from the city. Otherwise it's ok. Small rooms but comfortable bed. Quiet at night. Good breakfast except for the coffee. Had a decent dinner in the attached restaurant.
Nice location with an easy walk to the beach. On bus route 4 to reach Old Town. Lots of restaurants right at the door and we had 2 delicious meals at the end of the row turning to the left as you leave the hotel. The room needs an upgrade, its dated. The bathroom has a large corner bath with a hand held shower, awkward to wash and hold the shower head, its just weird. Beds were ok. Breakfast is pretty good, they ran our of coffee cups and people had to wait for them.
