After a drive up and down the Zona Hotelera past the gorgeous hotels there, staying at the Colonial was a let down to say the least. Clean room, plenty of hot water, adequate AC, comfy bed, friendly staff couldn't make up for a barrio covered in "For Sale" signs on graffiti covered buildings. My advice: Avoid central Cancun.

We stayed there for 3 nights. The room is very basic, with good air conditioning and a noisy fan. The location is great, 5 mins walk to Ado bus station, a minute walk to a local night market. The food there is very local and great. And the restaurant just opposite to this hotel is great with the food and staff, a very passionate man. However, the drawback is it is really noisy at night as there're restaurants/ pubs just the block behind. Depends on the purpose of your stay, add a bit $ you can probably stay in a more spacious hotel in the hotel zone.

This was our 7th visit over the last 10 years. We stop over for a night before going to our other destinations in the Yucatan. What brought us back year after year was friendly staff. The hotel is very basic. The rooms are clean but could be improved just by little attention to detail and a few simple repairs like making sure that the curtains work well. Bathroom was simple and clean, served the purpose. Beds are comfy but we found a few hairs in the sheets. What I found really gone down the hill is the front desk personnel. It used to be friendly people curious about you, keeping eye contact and happy to accommodate. Now we saw two sleepy, bored, sloth like guys, busy with their phones or computer screens, never asking any personal questions, like where are you from, how was your trip, how can I make your stay enjoyable, do you need restaurant recommendations? You could basically carry out half of the furniture from the hotel and the staff wouldn't even notice, busy with social media, never looking up from behind the counter. Oh well, you get what you paid for... Too bad. We were faithful to you Hotel Colonial but we may have to find an alternative.

Stayed here for one night coming from the airport. Our only requirement was free wifi and a bed to sleep on, and it did the job. Central location for some shops and bars. Was a very loud Club right next to our room, so loud music until 4.30 - but this was a saturday night. The staff was friendly and spoke fairly good English. Good value, but dont expect too much!

We stay at colonial cancun at least once a trip to Cancun. Great local location ,just of Tulum ave, near palapa park. Newly renovated, always upgrading. Pillow top matresses ,feather pillows, flat screen T.v. with cable, awesome A.C.. very clean, small pool.the staff is amazing. Close to the Ado bus, municipal office,where there is allway somthing going on. Christmas time is my favourite all decorated with Christmas joy all around.

This hotel is very close to the ADO station and is on the major bus route for the Zona Hotelera. They kept the hotel nice and clean, A/C, near some good restaurants. Will come back when crossing Cancún.

Had to spend a night in Cancun and booked this hotel. Rooms are small but clean, so are the bathrooms. WiFi is a little bit spotty but it works. The location is nice, since there are restaurants and shops close by. Nothing bad with this place.

We've been using Colonial for a one night stop over on our Yucatan travels for years. It's conveniently located just a few blocks away from the central bus terminal. No taxi needed. Small but clean and perfect for the purpose. Very polite staff. A small swimming pool makes a great difference. This is tropic after all. It was so nice to refresh after a long trip in the sticky weather. There is a nice restaurant for dinner just across the way but explore more options for breakfast.

Great value at promotional rate of $27. Good location, clean, and quiet. Nice courtyard. Wifi so so.Would recommend and stay again. Right down from ADO station. Good for a night or two on arrival or departure.

I booked 3 nights here via They didn't let the hotel know? But the staff were very helpful when I arrived after 20hrs of travel. They organised a room for me and made sure I was happy. The room was spacious and clean if a little used. The location is Central Cancun in a pedestrian street so be sure you know that as my taxi driver got confused ? There's a great little restaurant opposite too which is handy. If you need a bed for a couple of nights at a good price then Colonial is ideal.
