I never write negative reviews, but this room was so disappointing. The nonsmoking room smelled heavily of smoke with air fresheners stuck in the events. The table leg was broken and upon pulling back the covers we found a used cleaning rag in the bed. The curtains had pen marks and the headboard was dirty. It probably didn't help that stay started with disgruntled customers screaming in the lobby about their rooms not being ready. For $145 a night, I expected a bit more.

Room was as expected for the price. Bed was reasonably comfortable, bathroom was ok for me (staying by myself) but could be a problem for couples or families.

They lost my prepaid reservation after a long day. No rooms available. No refund has been issued to date due to high volume of complaints. No excuse.

My parents kept getting bites all over their body asked to change rooms so they moved them to couple of rooms down and were still getting bites! The staff just apologized and didn't offer them anything else other than telling them they can check out one day early and waive the fee for the one night. So my parents ended up just getting benadryl and topicals from a pharmacist and had to suffer with the bites for days. If I were you I would pay a little more and stay somewhere else and not deal with this.

Didn't even clean the toilet, sheets were not properly tucked in. The kitchen appliances have stains all over them too.

Avoid unless you are completely desperate. The walls are paper thin, and noise from people stomping around in rooms above also carries too well. The rooms smell vaguely of cigarette smoke (even in a non-smoking room). I will never stay here again.

This was not good and I will never book at Extended Stay America. I was to have a non-smoking room. They said it was non-smoking but it smelled like a dirty ashtray. Also, the heating unit was so loud that I had to turn it completely off in order to sleep. This was in December and it was in the 20's outside. I was booked for 3 nights but left first thing the next morning and moved to another hotel. I have informed them that I will only pay for the one night. As a matter of fact, they told me to contact you about the credit.

I was impressed by the room, it was large and had a full kitchen with dishes included. The bed was really comfortable and we slept great! I thought it was a great deal for the price, considering all the hotels directly by it were much more expensive. I think the only downside was that they don't offer a full breakfast.

The hotel was clean and well maintained overall. There wasn't really a hotel staff but rather just one person who worked at the front desk and then the housekeeping staff during the day shift. The price was extremely high for what we got, but I guess that's to be expected when visiting Austin during SXSW week. We stayed at the downtown location of this same chain as well and preferred our experience there much more than at this arboretum location.

Stayed here for the major annual conference downtown. This was a good option that was way cheaper than any of the downtown hotels. Of course, much of that saved money went to a rental car, but having that mobility around town (and free parking at this hotel) was great. The place has excellent freeway access and the trip to/from downtown takes about 20 minutes in light traffic (or double that in really heavy traffic). The rooms are typical boring budget hotel fare but definitely liveable. I did not really make use of the kitchen, but it's there. Cleanliness freaks might find little things that seem unnerving, but overall the place was just fine. The free breakfast situation is workable: Coffee, muffins, etc. It's also great that there is onsite laundry facilities, very helpful to me. I was there a full week, and knowing I could do laundry halfway through made it possible to pack a lot less stuff. Staff members were very friendly. Overall, I was pretty happy with the experience.

Was good, but hotel is to loud.

Staff greeted me, gave me a welcome bag with goodies. After that, I went to the room. Cheerless and depressing. Clean though. Bed was ok but looked like someone had taken a hammer to it..I did not like the musty smell in the hallway.Fairly quiet though road noise comes through. Frankly, I prefer other hotels with lobbies and amenities. Just much lower than expected for the area.

We usually stay in this hotel, its close to most places we need to go to in Austin and it's not as expensive as the places closer to downtown. If you plan to stay in austin for long periods of time, you will be happy with the mini kitchen it has. You can save some money cooking some meals yourself. Definitely recommend it, just make sure if you are a nonsmoker to make sure they give you a nonsmoking room, we once got put in a smoking room and it was unbearable, fortunately they quickly gave us another room when we complained of this. The only reason im giving it 3 stars is because the beds are pretty hard.

in the end it was fine, but somehow the reservation made thru [...] for non smoking was sent as "smoking room" to the hotel. they changed rooms for me, no problem, but second room had windows that did not close..that was a problem. finally after a 3rd try, I got a supposedly non smoking room that smelled a little funny, but i took it. bed was comfortable enough and front desk person was very cordial. it is just an older facility, but great location.

Easy check in, small, bedding torn, remote did not work.

Room was as expected for the price. Bed was reasonably comfortable, bathroom was ok for me (staying by myself) but could be a problem for couples or families.

bedbug or flea infested!!

My parents kept getting bites all over their body asked to change rooms so they moved them to couple of rooms down and were still getting bites! The staff just apologized and didn't offer them anything else other than telling them they can check out one day early and waive the fee for the one night. So my parents ended up just getting benadryl and topicals from a pharmacist and had to suffer with the bites for days. If I were you I would pay a little more and stay somewhere else and not deal with this.
