This would be a one star if it wasn't for the location. I didn't expect the ritz but as the other reviews state, this place is so badly rundown and dirty. I won't go on and on about all the problem as there are too many it's actually absurd. When we checked out I had to insist to see the bill, which seemed to be a huge inconvenience to the man in the office, just to make sure I wasn't being charged extra. The internet is awful (as it in takes half an hour to load a page) so don't even bother. I've never written a bad review and I don't feel hugely comfortable doing it now but people need to be warned and I should have checked the reviews before I booked.

I have been lucky to travel extensively for business and pleasure, in NZ and overseas. This is the worst place I have ever stayed. Unfortunately I didn't read the reviews prior. I'll never make that mistake again. Didn't feel clean for days!

Whilst I realized this hotel was dated by the reviews and price, the owners/managers are not doing any favors to the place by not keeping it clean. It is dated and they are in the process of doing upgrades and renovations,however they should spend some time and money on cleaning. The curtains in my unit were dirty and a simple wash could have solved this, plus hanging them correctly. It wouldn't take much to clean the sills, windows and surrounds, shampoo the carpet and give the lampshade a wipe. The staff were friendly, very helpful and a tad embarrassed by the state of the rooms.

Please DO NOT stay here, especially if you have children. Peter Thompson, (am unsure of his position there) thinks it is appropriate to come into my room uninvited and attempt to intimidate myself and my 8 year old son, when I expressed concern over the lack of hygiene of the rooms and poor service. Before you even get into your rooms, you will be met with a rude receptionist by the name of Tracey whom will attempt to charge you more than what has been booked and confirmed through a Travel agency. She will also decline your request to issue you a GST receipt if you pay by cash, unless you recite your rights as a consumer. Once you get into your room, (after trudging through old ripped up carpet that has been thrown under their stairwells) you will notice the disgusting smell of stale cigarettes. You will also have to request a roll of toilet paper as they seem to ration it by leaving only a 1/4 of a roll on the holder. If you decide to make yourself a coffee, be prepared to have left over coffee grain that has gone hard (due to not being cleaned out) at the bottom of the plunger. As mentioned at the beginning, Peter Thompson, is a very rude and confrontational man. He has absolutely no customer service ethic and what is more concerning, he treated us with absolute disrespect and intimidation. It resulted in my son and I having no choice but to leave and find alternative accommodation, as we felt very unsafe. It was a Sunday evening and my 8 year old son and I had a very stressful time trying to find accommodation at the last minute. This was a completely distressing time for me as we were in Takapuna for my son's appointments to attend at The Wilson Children's medical centre and AUT Gait Analysis Laboratory. Tracey and Peter Thompson, you are terrible business operators at best. Despicable and dishonest is what springs to mind when I think of this establishment and it's staff.

Can't comment on the rooms as we never got past the extremely rude, abusive, arrogant, badly behaved, terrible, disgusting, horrible, obnoxious, incompetent man that was suppose to service us. He attack us verbally and seemed to be looking for a real fight. Do not ever have anything to do with this poor excuse for a business.

The room we stayed in was fairly below average. However, we aren't overly fussy and while we weren't stoked, we were happy enough. However, when dealing with a second booking for my family members the man at reception became very defensive and horribly rude. He was verbally abusive and offensive. We ended up having an argument with him and walked out. I have never dealt with someone so horrible in my life. I would NEVER stay here again and wouldn't recommend to anyone.

I have never stayed in a place where the management were so rude, arrogant & totally ill equipped to manage an establishment. I was verbally & physically threatened in front of other guests. Another guest had made complaints re disgusting condition of the rooms and I bore the brunt of the managements rage, they mistook me as the complainant. My particular room left a lot to be desired which included rotting walls, holes in the walls, dampness and a bar fridge which beat any snow fields as far as ice & snow! A toaster so rusty and dirty that it had to be thrown out. Cleaning was done with a nonchalant air, sheets & towels were changed, but, as far as physically cleaning the room it didn't happened for the 10 days I was there. One key for 3 people sharing a room, when asked for additional keys the managements reply was "I don't need this at the moment I'm busy, no one returns their keys that's why we don't have any extras" As I said, totally devoid of the skills to run the inn.

Stayed one night...wish we hadn't. This place was disgusting, dirty and we felt absolutely let down. Mould everywhere, dirty sheets, dirty shower. First room yuk, second room would do except when we lifted the toilet seat and there was a large turd (been there a while) that wouldn't flush away and toilet brush covered in toilet paper...gross.Had a show to go to so had little choice but to stay as had flown up from Wellington. Complained and still got charged $145. Stay away from this dump.

Where to begin? The stains on the sheets? The mould on walls and shower? The filth on the bedside tables? The curtains hanging off the end of the rail? The disappointed look on my grand daughter's face? Basically this place is disgusting. We didn't dare use the shower - no way of lighting it and it was a dark cavern. The bathroom door would not close - it was swollen with water, so there was no privacy when using the loo. The fridge leaked water and kept nothing cold. The mould on the skirting boards and behind the toilet was just revolting. The smell of mould was absolutely foul. NEVER EVER AGAIN. Oh how I wish we had read these reviews before going there. It was $170 for a studio room which isn't high but really not super low either. We expected plain and simple but we didn't expect a health hazard.
