We dont need anything exceptionally fancy! A very nice place to sleep after exploring the Big Island! The only thing missing is a microwave for people who want to be on the go instead of eating out or who just would rather have popcorn for supper.

Hotel for budget minded with easy access to Kona fun!

Hotel was in the middle of downtown across the street from ocean and perfect for walking to dinner, cruise dinners, and other Kona activities. Easy to accommodate a daily walk in the am too along the adjacent street which serves joggers and bikers. Close to dive shops (Big Island and Jack's Diving locker) and surf training center. The hotel free breakfast was good with fresh unlimited papaya daily. Need more toasters though for the daily english muffins. The only room complaint was the air conditioning. Room temperature was around 75 degrees the entire stay with outside temps around 80. Staff was friendly. Great value for those most interested in outdoor activities and not lounging around the hotel. Wifi worked great in the room and it was free. Parking was a great value at 5 bucks a day.

Hotel was exactly what I expected. Location wise can't ask for any better right in the middle of Kona town. Most everything was within walking distance. Room was a little out dated but comfortable. Loved the old style it had going on, like the old fashion wooden sliding doors with screens instead of glass. Real beachy Country feel to it. Would recomend to others.

With the up and down reputation of the King Kamehameha, I was a little uncertain about the outcome. The hotel was clean and fresh. The A/C worked great, which I think is mandatory for a tropical vacation. The pool and deck were clean and well mantained. The beach front, though public, seems only to be frequented by Hotel guests with easy acces to snokeling. Located in the center of old Kailua, it was a short walk to restaraunts, etc. You could actually get by without a car. The on site restaraunts were not exactly top notch. The partial ocean view from the 6th floor was fine, kind of reminded me of Italy. All in all, a great value. The only problem is finding time to get back there.

Convenient location in Kona, excellent service at the desk. During our stay there was work on a pavement just outside the hotel, which added to the already existing noise from the busy road in front of it and was mildly annoying (how about doing that work outside of Xmas holidays?). Overall, however, very good value for the money.

Conveniently located at the end of Ali'i Drive with Ali'i Drive (the touristy stuff) and grocery / drug store strip mall on Palani Road (the main artery in/out of town) within walking distance.
Even some reviewers complaint about the rooms in the towel that face Palani Road, the noise was hardly noticeable to me.
It would be even better if they would invest in in-room WIFI rather than lobby-only WIFI.

The staff was wonderful, the location was excellent - best snorkeling in Hawaii is just a 10 minute walk down the beach front (ask about it - we drove all around Hawaii snorkeling and then found that the best place was right under our noses - its not the Mauna Lani's beach but its on the "Mauna Lani Property."
We got a great deal and would do it all over again.
They also had FREE Wi-Fi.
Only draw back - they need to get ice machines.

This is probably the best hotel my husband and I have ever stayed in. The setting, room and service were unparalled. We were so happy here, that we hardly felt the need to leave the property, but we wanted to do some sightseeing since this was our first visit to the Big Island, so we forced ourselves. You get exceptional value for the money. In contrast our nephew, who was staying a few miles away at a different resort with his family, went back home to New York a week early because they did not enjoy their stay. Accomodations can really make or break a vacation.

Only stayed one night but it was a great deal for the room. Hard to beat the price that we got when you compare it to other hotels. However this place had a lot of older people, so be prepared to deal with some complaining. The room itself was a little outdated, the appliances need to be updated and the wall paper was from the 90's.

Wonderful location. Quiet and easy access to local snorkeling beach. Friendly accommodating staff. Minimal ocean views available by condos , however wonderful paved path along golf Kurds over looking the majestic ocean available to stroll day and night safely and easily . Love the Adult quiet pool- called Serenity Pool. Condo living was great here! Close to farmers market and local Grocery store for all needs- make meals in your own condo - special. Parking plentiful.

Comfortable room, great view and location

We had a late check-in, so no staff was available should something be wrong with the room, etc. We shouldn't have worried! The room was clean and the view out the lanai looked directly over the pool / cabana area right out to the ocean (it couldn't have been better!#. It is within easy walking distance along the main road in Kona, where several restaurants, bars, and shops are located. Rooms are individually owned, but ours #in F building# had micro, full size refrigerator, washer and dryer, stove and all utensils, including for the grills in the cabana. #This building is closest to street and has some traffic noise, but nothing too bad.)
Getting to sandy beaches requires short drive, as do most hotels / condos in this area. Already planning return trip....

Located on seven acres of prime oceanfront land two miles south of the town of Kailua-Kona, the gracious Outrigger Royal Sea Cliff is a multi-level complex of striking architecture that descends toward the coast to afford dramatic views.
The seven-level property consists of spacious studios, one- and two-bedroom suites. Each deluxe unit includes a complete kitchen, washer/dryer, air conditioning, lanai and other in-room amenities.
On-site recreational amenities include a choice of fresh water or salt water pool, jet spa, sauna, barbeque grills, a tennis court, activity desk, parking and security. Maid service on request for a fee.
This is a non-smoking property.

This was a very nice hotel, overlooking the sea. our family had a pleasant stay. The kitchen and the washer/dryer in the room was very helpful. very comfortable hotel and highly recommend this hotel especially for families with kids.

All was ready, even though we checked in an hour or so early. Unit was excellent. TV was poor to fair -- no HD or extra cable channels, but neither were a deal breaker.
On the beach but not a swimming beach -- a disappointment.
Close enough to restaurants but will equipped kitchen also.
Concierge service was excellent and very helpful in getting to know the island and signing up for excursions.
We would readily stay at this place again.

Nice complex south of the busiest tourist action, great location close to snorkeling. Quiet until a junior high basketball team moved in above us...but we would go back.

We mostly shopped and rested before our return trip home, but enjoyed the groups who were having fun at the BBQ. The view was spectacular any time of day or night.

I was very upset when I arrived to find there was no AC and I was not told this ahead of time I WOULD NOT HAVE STAYED if I had known this!!!!!!!!!!
