rooms are small; design is haphazard; if you are going to London to spend time in your hotel room, this is deinitely not the place; if you need a spot to sleep, shower, and park your bags this spot is perfect; walk to Starbucks for decent coffee; the underground station is right there; pubs; restaurants of every type a short walk away; I would not hesitate to go back there and/or recommend to others

The Kensington Town House Hotel is a good quality hotel that provides an excellent service for the price. I was booked into a standard double room for myself and my wife. The room is small (website photos show the "Club" rooms, which are larger than the standard) but not out of the ordinary for London. Besides the bed, there was a small wardrobe (with hangars included), a desk, and a small night stand (with three very small drawers) in the room. The bed was a "full" size mattress by USA standards. The mattress fit myself and my wife comfortably, but snug. The room had a flat screen TV, iron & ironing board, hair dryer, electric kettle with tea and coffee available in the room. The bathroom has some shelf space and a very nice basin sink. The tub/shower doesn't have a curtain, but instead a partial glass panel. It's a deep tub, so there was a bit of a step up to get into it. Someone with limited mobility may have a difficult time climbing in and out of the tub/shower. Water pressure wasn't very good in the shower, but I was staying on the top floor. One of the hot water boilers broke during my first night's stay, but they had it back up by the next morning. Water temperature was great after that.
The Good:
-The room was VERY well decorated and felt like a luxury space, even though it was very small. Crown molding, decorative fabric panels, and pronounced decorative lighting give the room a very sophisticated feel despite the small size.
-The hotel couldn't be better located. Earl's Court tube station (which has access to the Piccadilly and District lines) makes transportation a breeze. There are pubs and restaurants, a post office, and a Co-Operative and Tesco's (mini-grocery stores) within a 5 minute walk along Earl's Court Road. The neighborhood in the area feels very safe, and we didn't see any beggars or street performers you find in some of the high tourist traffic areas.
-Quiet stay. I was on the top floor, and with the window closed I didn't have any problem with street noise (with the window open you can hear passing cars and the occasional loud group walking down the sidewalk). Some reviewers on here said that they could hear the tube passing underground, but on the upper floor we had a very quiet stay.
The Bad:
-The mattress wasn't the most comfortable I've ever slept on. It was firm, and has the old fashioned springs underneath. But I woke up without back pain, and slept very well, it just took some getting used to.
-Water pressure was low in the shower (but good in the sink). I anticipate it was due to being on the top floor. There was a removable shower head which made the shower easier to use, but this was my least favorite part of the room.
-Storage Space: There isn't much. The tiny drawers in the night stand can't hold more than a few undergarmets/socks/tshirts, etc. The wardrobe has ten permanent hangars, and that's about all there is room for. If you're traveling for more than 4 days, I'd say get the "Club" room or stay elsewhere, as there isn't much space to put a large suitcase in the standard room. We traveled with two "carry on" sized suitcases and they fit on the available floor space and luggage rack just fine. Anything larger in the standard size room would take up too much space, and pose a tripping hazard.
-Kids: If you're traveling with more than two people (or bringing an infant or young child) I wouldn't stay at this hotel. It's great for couples or single travelers, but the room would be too cramped to try and accommodate a baby or young child.
Final Assessment:
I would greatly recommend this hotel to couples or someone traveling alone. This location is especially good if you want a more "local" experience. There's nothing "touristy" about the hotel or the neighborhood. Looking at the other comments about this hotel, it seems that the people who wrote negative comments expected a five star hotel at a three star price. The Base2Stay in Kensington is a great location - just a short walk to the Earl's Court tube station, it's an easy ride to many of London's attractions. The hotel is quiet, clean and the room had a convenient kitchenette. The staff was friendly and helped to make our vacation a great one.

Great hotel, great location....perfect after busy days sight seeing or shopping to retreat to and relax. Everything you need in close proximity. Only complaint would be that the shower constantly ran hot then cold after being in for more that a couple of mins.

Location excellent just near the Earl's court tube station. A hint - insert your card for the door chip side up, this small hint would have save me a lot of trauma, I arrived jetlagged and tired and couldn't get the door open...staff at front desk were amused.
Also was not put in the main hotel...put 3 doors down...advantage was that it was quiet.
Thanks to a member of cleaning staff who rescued me and helped me out.

This is a nice hotel although the carpet is a little threadbare. The location to the tube is fantastic. Right around the corner from the Earl's Court station. Plenty of restaraunts in the area.
The staff were friendly and helpful.
I would stay here again.

The location and the price were great. Did have to wait an hour for check in. Time on the reservation for check in was 1400 but was informed by staff that check in was 1500. I would stay there again. Staff is helpful and friendly.

Location is great and easy to find. Of course we knew we would get what we paid for. Basic room with a large window which was nice. Bathroom was small but modern. My fiance and I work on a cruise ship and laughed when we saw the 'crew cabin' style bed sheets. The hotel definitely needs to invest in QUILTS! We were only supplied with two, thin pillows, when we requested more, they gave us one haha! We'd heard breakfast was simple, that it was indeed. Boiled eggs, toast, choice of one cereal, tea and coffee. We also read breakfast is very busy. It wasn't so busy, just in the smallest room in London!! It was like an obstacle course to get around with your hot cup of coffee!! Man at reception was quite grumpy. We didn't feel safe to leave our luggage with him for the day, so dragged it around Londons galleries!! All in all, was fine for one night in a great location.

The hotel was okay, the saving point was the free WiFi. It was actually kind of a pain to get to things since, even on the tube, we had to change lines frequently. But overall, it was nice.

Overall, this hotel was perfect for us. The price was good, the rooms were decent sized but the kicker was the location. It is situated just a short walk from Earl's Court tube station which gives you access to the picadilly line which is one of the main lines you will use while getting around. In addition, it was VERY easy to get there from the airport. It only took us about 25 minutes on the tube and it was very easy to find. It was really easy to take it back to the airport for our return flight as well. There are also some great pubs that are within walking distance and a grocery on the corner. The only complaints about the rooms were the WI-FI was absolutely terrible which was unfortunate for us as we own a business and needed to check email often. The toilet didn't flush very well but those were fairly minor details. The room was clean and decent sized, bathroom was a little small though. If you are looking for a ritzy place, I wouldn't stay here but if you are looking for a great location, clean rooms and a good price this is your hotel!

My family and I just went to London one week ago and it was a wonderful trip. This is our second stay in this hotel and we plan on staying here again. This hotel is amazing, the rooms are alittle tight but nothing terrible. There is also an onsite bar and bistro. The staff is just so polite and helpful. The location is perfect it is only about two blocks from the tube and there are many bars and restaurants nearby.

I enjoyed my stay at the Presidental. The staff was very helpful. The rooms all renovated and very clean. Having a kitchette was a bonus, as I was able to have breakfast in the room before heading off to work. Great distance from the Earl's Court tube station, nearby restaurants, supermarket and more.

This is a completely new hotel, having just been opened in December 2008. Very modern, conveniently located and highly recommended. (01/09 RPL). Made out of several Georgia period town houses, it's a beautiful red-brick and white stucco building restored to almost original condition, with the exception of the modern hotel entrance. The Boltons is located in Earls Court, in the heart of London, a walking distance from the Earls Court and Olympia Exhibition centres, and almost next to the underground station, making it a fantastic base from which to discover this culturally rich and vibrant city.

Expected small room, but it was clean as was the bathroom. The bed was comfortable and that is saying something as it was a double and we have a king size. The staff was super helpful - the least expensive way to get around (underground) and answered any questions us as first time visitors put to them. Again, you don't spend much time in room so can't see the issue. We had a great time!

We spent 6 nights here recently.
Pros:
Location-very convenient to Heathrow & Tube, and nice Marks & spencer minimart, and good restaurants, pubs
Staff-People at front desk very nice
Cons:
Wifi-only on ground floor
Amenities-contenential breakfast is OK
Coffee-is from a machine, but there is a Costa Coffee two doors down
All in all, is price is good, this hotel makes sense

The hotel location is prime being only steps away from the Earl's Court tube station, however, actual ammenities and service were fair at best. It was unusually cold in London when I was there and when I returned from a day of exploring and was ready to relax for the evening, my room had NO HEAT (the radiator in my room was not functioning). I immediately went to the Front Desk and it was a hassle to get a portable heater to have for my stay (I wasn't even able to take my coat off for a few hours once the heater started to work). The next day, my heater was gone after it was cleaned by the Housekeeping staff,and I had to bargain with the Front Desk to get it back again.
Other than that, it is an OK hotel for the price and location. I would not stay there again, however.

The staff was very helpful, but this is not the hotel for those looking for a place to spend a good deal of time in their room. The place is obviously aging, and it's in a very dense urban setting, with everything that goes with it. The room is very small, but a good sized bathroom (by UK standards) and everything worked, except my window which I couldn't close all the way. Overall, a good value, and I'll likely stay here again for business, but N.American visitors should expect a very tight fit in the room itself, it's just big enough for the bed, and that's just the way it is.

La chambre était vielle, délabrée et sale, la literie était très mauvaise et les sanitaires si peu rassurant que nous n'avons pas pris de douche.

Great Overnight Stay - close to Earl's Ct Tube

My wife and I enjoyed our stay at this hotel, which is located in the South Kensington neighborhood in London. The hotel is located right across the street from the Earl's Court Tube stop, on the Picadilly Line, so access to all of London and beyond is great.
Our impression of the hotel was that they were doing a good job of updating & maintaining this collection of converted row-houses, which is typical of small London hotels. Our room featured a full bath, which was very clean and in good condition. As well, it was not a "Water Closet", which we'd run into our last time in London. (where a small closet is converted into a bathroom, without being enlarged)
So, overall, we give this hotel two thumbs up, and would definitely stay again.

The room was clean and the bathroom spacious. They added an extra single cot to accomodate my 7 year old for an extra charge. Breakfast was fine. Location was close to Earl's Court making access to the city easy.

Par contre, pour le petit déjeuner, les serveuses sont assez désagréables et le petit déjeuner en lui-même est plutôt pauvre, ce qui n'arrange rien. De plus, pas assez d'assiettes disponibles..
Chambres spacieuses (triple), literie très bonne, salle de bains parfaitement fonctionnelle. Par contre, nous étions au rez-de chaussée côté rue, les rideaux ne fermaient pas entièrement, donc lumières de la rue dans la chambre, et le bruit au dehors peut parfois être très perturbant pendant la nuit..

[...] I was visiting London as a solo traveler doing research, and I wanted a reasonably priced, low-frills place that was clean, near an Underground, wi-fi equipped, and in a neighborhood with some decent dining options. The Henley House fit that bill - it's just a block away from the Earl's Court station, and there are some decent restaurants nearby. My room was small, few amenities, with a shower (shower quality was fine, though it takes a minute for the hot water to come through), had a good high-speed wireless connection, and the hotel provides a very basic continental breakfast (coffee, toast, cereal, yogurt). Perfect for someone who just needs a place to crash. As I was traveling by myself, I can't attest to the quality of the larger rooms. However, my only complaint is that the walls can be a little thin and the sound of people coming and going can get a little loud, though this is hardly the only hotel to suffer from this problem. Staff is friendly, too.

No frills,gets the job done.

This is a no frills hotel that gets the job done. Not spectacular, but if you are more interested in the city vs. staying in the hotel, it's not a bad choice. This would be considered closer to a 2.5 star in the US. It is located in an old house right next to the Earl's court underground station. The space of the room was very small so I would not recommend it for more than 2 people. There isn't much space in the sink area but if you get creative you can make it work. It is very old in that the rooms still use traditional keys, not just that but when you leave, you need to give the key to the lobby attendant and you get it back when you come back to the building. This may make some feel uncomfortable especially if you have expensive items, but nothing was taken from me and they don't seem like the type to go through your stuff. What I like most about this hotel is the location in that it is a 1 minute walk from the tube entrance and located in a non touristy neighborhood. I enjoyed exploring the area and eating at the local places. There are lots of ethnic restaurants here so it is easy to find cheap and very good dining. Overall, if you are the type that likes to stay in a touristy area with lots of conveniences of a hotel, then this is not the place to stay. On the other hand, if you want a no frills place to stay and you are comfortable taking public transit, I would recommend this place, maybe at a bit cheaper than what I paid though, ~130. US.

My boyfriend and I stayed at this hotel for 3 nights from Thurs - Sun.
Price: In comparison with other hotels in Lodon, the price for Oliver Hotel was a good value, especially for the weekend(we paid about $350 for 3 nights). You can't find a better price unless you're willing to stay near Heathrow.
Location: The location of the hotel was great. It is located about 2 blocks from the Earl's Court station, on the same block as many other hotels. The Earl's Court area area is very convenient and it felt safe, it is filled with convenience stores, fast food, ethnic restaurants, banks and most importantly...Nando's. It was an ideal place for a hotel stay. The Earl's Court underground station is fairly convenient as it offers both the Picadilly Line and the District Line that can take you to central london. A couple of buses run by Earl's Court as well.
Hotel Itself: Basic hotel. Small elevator. Room is a decent size, nice big windows, linens seemed clean, small flat screen Samsung tv, hairdryer.
MY BIGGEST PROBLEM WITH THE HOTEL: THE BATHROOM
The bathroom is ridiculously small, smaller than the bathrooms on cruise ships. I am 5 feet tall and 100 lbs and I couldn't even navigate my body through the bathroom. Once you sit on the toilet, your knees hit the door. We had to keep the door opened while we used the bathroom (not really something you want to do especially if you're not comfortable with the person you're travelling with). The stand-up shower is so tiny, we kept dropping our shampoo/body wash every time we turned. Also, the shower head was not clean at all, there appears to be rust (at least, I hope it was just rust) on the shower holes. We tried wiping it, but it wouldn't come off. The water drained so slow that platform filled up with water in about 1 minute. To prevent it from overflowing you either have to shower really fast, or turn the water off, wait for it to drain and then turn it back on again. Not ideal at all. I would not stay at this hotel again just because of the bathroom, otherwise the hotel was fine.
You have to leave your key at the front desk every time you leave. Wi-Fi was limited due to their remodeling of the staircase, but normally it is 5 pounds for 3 hours. See helpful hint below.
