not much good to say...

The hotel has been nicely remodeled, but the rooms were quite small. We booked a queen, and got their "equivalent" -- I didn't know hotels even used full-size beds. The rooms were so small we had nowhere to even put our luggage. The bathroom was painfully tight-quartered. As a petite person, I felt cramped. My leg got stuck getting in the shower between the toilet and the tub, then I hit my head twice trying to access the shelf for shampoo, etc. Guests with average height/weight (or more) would be miserable. The restaurant was HORRIBLE and extremely over-priced for what you get. We had drinks in the bar then had dinner. Both were extremely disappointing. Can't say the service was much better. The next morning we decided to check out and go to another hotel. The manager was beyond rude to us. For her awful attitude alone, I would tell anyone to steer clear of the Francis Marion Hotel.

Great Location

We had a great visit to Charleston. The location of this hotel was great, the room was a little small but very nice. I would ask for a room with a view, because it is a beatiful. We enjoyed being able to walk in the downtown area from the hotel and felt very safe.

old, but well maintained

the hotel is old, and the carpet needs to be changed. everytime we enter the room, the smell of old carpet just hit us. the heater/AC also didnt go lower than 74, so there's no way to eliminate the odor other than to just wait a while until your nose get used to it.other than that, the location is great, and the staff were superb. because of delays & missed plane connections, we couldnt make it to charleston for the first night of our vacation. i called from charlotte to tell them about this in the evening and asked if they would reimburse me for that night. they were very understanding about this. the next day i checked in and was told that i wasnt charged for the missed night. [...]all staff -- from receptionists to bellboys -- were helpful and friendly. not being charged for the missed night is definitely the most appreciated. i will return to this hotel, knowing they have such a great understanding of traveller's circumstances.

Francis Marion

Nicely located on King Street near everything. The hotel shows a few signs of lack of maintenance. But, overall, it was clean and well kept. Staff was always available and helpful. Surprisingly, the best dinner I had in Charleston was at the hotel restaurant and it was reasonably priced and the service was, again, excellent. I would definitely recommend the Francis Marion to anyone.
