good clean room, although a little small with just a bed and no chairs. What makes this hotel is its location to downtown newport! Just a short walk to the waterfront and the great shops and restaurants there!

Great weekend!
I planned a trip to Newport, RI for my 2nd wedding anniversary and found this Inn and it seemed like a great value and a great location... it was! The building is very unique and the staff was fantastic! This place is only a few minutes walk down to America's Cup and Thames, you can't beat it. I highly recommend this place.

Dining tip:
Short drive from hotel
You MUST go to Flo's Clam Shack just a few minutes drive from the Inn. I grew up on Cape Cod and these fried clam's were the best I've ever had, hands down!

Overpriced
The room was clean and comfortable, but very small. The bathroom was really tiny, as well as the old CRT tv. For 169 $+taxes per night I would expect much more. Newport is VERY expensive, so this could explain part of the price. Anyway, in any other place outside Newport a similar room would cost 80-90 $, so it is hard to justify a factor of 2 in the price.

Great location, price and service!
The location of this inn was fantastic. Just a short walk down the street and you are in right in the heart of the Newport Harbor. The parking lot off the street was a huge plus. The staff was incredible and made every effort to make sure everything we needed was taken care of. The inn is beautiful. We did the Rhode Island Bay Cruise out of North Kingstown-just a 20 minute drive scenic drive. Only $25. a person and you get a two hour narrated cruise and get to see all the lighthouses, mansions and harbor. You get to see so much in one shot! There are other cruises advertised that are more commercial but this one is the best!

A relaxing, charming bed and breakfast
We had a very restful, enjoyable experience. The staff was so warm, friendly, and helpful. The only negative was the noise. We stayed across the hall from a family with a young child that would cry at early hours of the morning. The location was perfect to walk to many attractions and restaurants.

A delightful place to stay
There was free off the street parking and walking distance to shops, restaurants and sailing; not far from the Mansions and the staff was the best. They went out of the way to assist us and we enjoyed a nice breakfast as well as wine and cheese late day on the weekends.

Bed & Breakfast ?
Our room in the carriage house was poorly decorated. I'm 5'1 and I was able to easily touch the ceiling. The t.v. was the size of my husbands hand span. There were no hangers in the closet and the bathroom didn't even have bath mats on the floor. Now lets get to the breakfast part. We were offered Lenders bagels, cold hard boiled eggs and cold canadian bacon, HO oatmeal and boxes of cereal. At least go to Dunkin Donuts ! We served and cleared are own dishes. Sometimes we had to wait for a seat in the morning and hope the person cleared their plate. I must say the help was personable and on one rainy day they offered us an umbrella for the day!

A very nicy Inn
This facility was a very nice Inn,with the benefits of a older facility, with the charm that comes from such a place. There were not a lot of the normal hotel amenities, because it is an old Inn. The breakfast was very nice. There are no elevators, so a hike to the 3d floor would not be to everyone's liking. There was a very nice patio deck near the roof.
