We had a great time in Newport, the hotel was ok. Our room was a 1 queen bed room and the room was small and not completly clean. We noticed stains/dirt on the bathroom door and molding in the bedroom. It presented nice just small. Great location. The roof top hot tub was great but it was in the other building so it was inconvienient.

Hotel is a short drive to Thames St so if you want to be close to that street not the best place to stay. We did not mind the short drive.

Room was okay location great
location was great, the value for what I paid from Oribitz was great as well. My only complaints were that the King bed (they upgraded us from the queen with out asking) lacked a good foundation and dipped in the middle excessively and it was almost like sleeping on an air mattress. The room was pretty clean for the most part, decent size for one or two people. I'd stay there again for the money but if you are looking for somewhere that wow's you, it's not this hotel.

behind the 22 bowen on the docks there is a really cheap fresh fish place to buy before you head home or for your stay if you are cooking

Location and Staff- Especially Fantastic
This place was great. Super-friendly and helpful staff. RIGHT on the water and by the cliff walk. Starbucks coffee, yum. Granite and fancy furniture, nice nice. Convenient to shopping and restaurants (and right on the water:)). Bar and restaurant on the water side equals nice view. Comfy bed. Clean all around, but there was a lipgloss under our bed, the coffee machine hadn't been cleaned, and the comment card on the bed had already been filled out. But clean sheets, bathroom, floor, etc. Minor (albeit odd) oversights.

Relaxing getaway
The staff was great, they even upgraded us to a suite with an ocean view at no extra charge. The bed was very comfortable, bathroom was very spacious, had 2 tvs with good channels to choose from. The breakfast at the restaurant inside the hotel (we also had a beach view) was great as was the service. Loved the roof top jacuzzi and fire and being about to walk across the street to walk the beach!

During the fall season you do not need to put money in the downtown meters, but you do need to follow the time limit signs (usually 2-3 hrs), I was told they mark your tires, not sure how strict they are.

Excellent location, close to Salve Regina University and the city of Newport. Room was very small, difficult to get to the dresser and one side of the bed. Bed up against wall heater. Two chairs in room, but could not see the TV from them. TV had about 500 channels, most were not available and had to go thru them to find available stations. Parking very limited and no other parking available. Could not find a space upon returning to the hotel.

Exterior picture of hotel online is deceiving
The bed was comfortable and it's clean, but the room was tiny and our window looked right into another room's window (less than a yard inbetween). For the price we paid for our room, we just expected more. The bar / restaurant is nice, but the rooftop deck really just overlooks a swamp and it's pretty small. There is a chain hotel right next door for probably half the price with similar ammenities. The exterior picture of the hotel is heavily photoshopped. There are many buildings around the hotel and it's on a very busy road. Not as pictured. The beach is across the road. The parking lot for the beach is larger than the beach itself . There are lots of shells if you are looking to collect any though.

Good Overall
First off, I stayed at the Historic Building because the Suites were full for the 4th of July. The hotel is in a great spot (right across the street from Easton Beach which is a great beach). The check in process went well and they were nice enough to arrange an early check in when I called in advance. The room (a single Queen) was smaller like some people have said about the Historic Hotel, but it had a microwave and refrigerator. To me that made up for the size, althought the small space between the bed and TV/chest of drawers is fairly rediculous. The bathroom was nice and clean. It was remodeled, but you can tell that the work was pretty touch and go. The tub was not installed correctly and made noises under your feet all over. But it was clean so it did not really bother me. One additional thing, the pillows are wicked soft and really not luxurious at all. The bedding all could have used some upgrading. One thing to note about all of the Historic rooms (to my knowledge anyway), they all have small windows. Even if it says ocean view, it is not like looking out of patio door or french doors. They are standard house windows that are more for light then anything of a view. If you want a view I would suggest the Suites. The parking charge is nominal and seems fair. The lot had enough spaces that it was easy to get in and out. I had originally planned to watch the 4th of July fireworks from the Suites building roofdeck firepit and jacuzzi. Sadly, I quickly realized that the "roofdeck" is not really on the roof. It is set down from the roof on the side closest to Easton Pond. Watching the fireworks there was nearly impossibly because the actual roof of the suites building was in the line of sight. Not a huge deal, I went to FT Adams instead where they launch the Newport Harbor fireworks. Was probably the best place possible to watch the fireworks. Overall the hotel was nice and the staff was friendly. We did have an issue with the power going out for the tv, frig, and microwave, but it was not a big deal. I would recommend the hotel for a place close to the beach.

Fort Adams State Park is one of the true wonders of RI and a must see. The history there is amazing for any age. Views are spectacular and I found the place more interesting then any of the Newport Mansions. The Mansions are nice, but the Audio tours really takes something away from the history and personality.
