Spectacular views of the ocean. An 8 acre front lawn. Chairs and tables outside for sitting. Free parking. A free continental breakfast. Free high-speed wireless. A gift shop. 1 mile form downtown Newport. Less then 2 miles to all the mansions. A 10 minute walk to the beach. Pets allowed in selected rooms only.

Great view, hot water, hard beds, dog hair and ciggarette butts

There is a ton of maintenance that needs to occur at this motel. Spider webs, dog hair, dirty carpets, and worn out mattresses. The staff were friendly enough and tried to help but the facility itself is in need of DEEP cleaning and paint. The flower boxes lacked vegitation but were full of butts, and the parking lot and walkways needed sweeping. If I wouldn't have already paid for 6 nights I would have left and gone somewhere else. The location is fantastic and the views loveley.

Adequate for one night as a last resort

The hotel has ocean views but is really basic. the rooms were fairly clean, but everything is very old and needs updating. However, with no other options to stay (everything else was booked), it was adequate to stay for one night. I stayed there years ago and it was nicer back then.
