Americas Best Value Inn

It was Horrible. I am a 27 year old woman and my fiancé didn't even feel comfortable with me being there. The pictures were Nothing like the hotel. I was followed by two men to my room, the tub wouldn't drain for my fiancé's shower and there were pubes floating in it, and after we got there I read some google reviews and they were not good. We returned our key after being in the hotel for less then an hour without a refund. They had also offered my fiancé hourly rates to stay before they knew he had a reservation. I will not being booking with them ever again.

There was hair in the bathroom and on our pillows. The breakfast was suppose to be open at 6am, but the doors were locked until 7am and we had to leave before that. But that was ok because it consisted of pastries and coffee, neither one do I eat or drink. The bathrooms in the front were not working. The employee working when we got there acted like we were bothering her. However, the gentlemen there when we left was very kind. The location is not good. It seemed pretty sketchy. I would never go there again or recommend it. Two thumbs down!

My son and I need it a place to stay for the Heartland Futsal League tournament during our stay. The price within the surrounding area and location are great. Parking area is very well lighted, and with surveillance cameras. The staff and management are doing their best with what they have. The hotel rooms are a bit rundown, faint smell of cigarettes, and work is needed on the bathtub for it to drain quicker; nevertheless, best shower pressure that I have encountered in Missouri. I recommend this hotel to stay one or two nights. The breakfast area needs that special something to bring you back, the hotel has a large dining area that it’s underutilized. It will be great deal if they can accommodate large parties so that they can maximize the usage of the facilities, and give a team rate.

This hotel was awful! The room was dirty, the towel bar was ripped off the wall, and there were no towels in the room. Behind the bed side table was a bunch of white powder that I didn't see at night but was definitely there in the morning. It was hard to sleep with all of the yelling. Do not book this hotel.

Great staff, and the rooms were big, clean and smelled nice.. pleantly of towels and pillows.

I did not know my way around Kansas City but this hotel is right at the Interstate 435 towards the city. I asked for a fridge and got one plus a microwave! Staff very friendly and helpful just don't leave valuables in the room. I liked the pool and if you want to be close to IHOP this is the place to be. It's just down the road! Also, Priceshoppers store 3 lights down, take a right, great saladbar. Even thought he room does not get cleaned every day and there is coffee and donuts for breakfast, nothing else I was satisfied. Can't beat it for the price!

Nice place, especially for the money, did not care much about the location, just wanted to get something cheap.

Pretty scrarey location.you know its bad when desk help is behind glass windows room had a real fowel smell stayed 2nights and never even came in and made beds or gave us clean towels

If you are in the Grandview area for an IHOP-KC activity this is the place to be, very near to the Prayer Room and the price is fantastic since you go to the hotel just to sleep. Other reviews said that only a few channels worked, that is not the case anymore. I was able to see many channels.
